Romance And Home Buying: Risk Or Relationship Elixir? Love, marriage, and homeownership no longer follow a predictable path. A recent SunTrust survey finds that nearly half of married or been married millennials say they and/or their partner owned a home before marrying. Buying together before marrying forces couples to face serious financial issues, notes Josh Harris, a certified financial planner and member of the Financial Therapy Association. “Not only do you have to prepare many financial documents,” he explains, “you have to think through options impacting the future, like the size of the home and location.” Buying is such a big, complicated process – and so is selling and dividing the proceeds equitably should the romance end – that “I wouldn’t recommend it before marriage,” says Ben Barzideh, CFP with Piershale Financial Group, Barrington, Ili. “Even when you are renting together, if you break up, it’s hard to untangle some of your finances, and the break-up is even more painful.” On the other hand, couples that set a home

buying goal and work toward it together also stand to strengthen their relationship, believes Megan McCoy, licensed marriage therapist and member of the FTA. “I do think it would let you understand your partner’s financial goals, needs and wants more.” Before granting a mortgage, a lender will require each partner to disclose their regularly recurring debts, like credit card minimums and student loan payments, as well as their savings history. “Many couples may never go through this process of reviewing and preparing financial documents unless they are preparing to buy a home,” says Harris. Seeing these tallies earlier rather than later helps eliminate future “’financial infidelity,’ or hiding money behaviors from one another.” Harris also thinks any couple – married or not – who navigate the difficult process of buying could be strengthened by the experience. “The process of sitting down together and envisioning what their future lives look like together” is the over-arching benefit, Harris says.

Credit Scores QUESTION:

We recently came into some money and paid off a car loan and the balance of our children’s student debts, a cost we have been paying. Our expectation was that we would then have lower monthly expenses and fewer debts outstanding. We thought our 800 credit scores would rise still higher and that we might then refinance our house. What actually happened was that our credit score went up 18 points on one website and down four points with another. How is this possible?

ANSWER:

There are a number of different credit scoring systems with different ways of calculating your credit score. As well, the credit scores you see online and the scores mortgage lenders use are likely to be different from the numbers shown online. You already had scores in the 800 range and that’s excellent. You don’t have much room to go up. But why would a score go down?

A credit score is based on several factors, things such as how much of your credit is utilized and your payment history. One of the five factors used in the FICO-brand credit scoring system is your mix of revolving and installment financing. The system favors a mix of financing options rather than just one predominant form of credit or no outstanding debts. Ethan Dornhelm, Vice President of Scores and Predictive Analytics at FICO, told us that “generally speaking, paying off debt should help the score, there are some nuanced scenarios where it could potentially drop the score by a modest amount. It’s worth noting that the consumer in the situation you describe is scoring very high – over 800. This ‘high scoring’ population is already hitting it out of the park on payment history and credit card debt, two key dimensions of the score. One of the other dimensions considered by the FICO score is ‘credit mix’, which makes up roughly 10% of the score calculation. “Our analysis of millions of consumer credit files

finds that those who show they can actively manage various types of debt are slightly better risk than those who have only one kind of loan or no active loans at all.
