Insurance Fire Question: We live in a hillside
neighborhood with homes on about one acre. The house is 20 years old and has a stucco exterior, tile roof, interior fire sprinklers, alarm system attached to a monitor and a fire hydrant about 300 feet away. Our insurance has been about $7,500 a year because we are six miles from a fire station. Our fire insurance has now been canceled. Our broker said a number of companies were pulling out of the state because of the recent fires in northern California. The best quote she could get was $27,000 a year. We must have insurance because our mortgage requires it. What can we do?
Answer: This is an enormously important
question because across the country there are more and more properties that face threats from fires, flooding, etc. In this case we contacted the
California Department of Insurance (CDI) and they responded with some interesting information that gives homeowners in all states some ideas regarding how best to handle an insurance cancellation. The CDI explained that “we are aware there has been an increase in non-renewals and understand that residential insurance is getting harder to find in any area that insurers identify as having a higher than average risk of wildfire. The CDI doesn’t have the legal authority to tell insurers what level of risk they must write or where they must write insurance, we can only monitor that they are consistent in their decisions and that their decisions are based on considerations of risk, not other biases.” The Department offered a series of recommendations that can be summarized as follows: First, “if you get a nonrenewal notice, contact your insurer and ask if there are any specific actions
