So, despite the massive dislocations that still echo from 2008 and before, does this mean you should not consider the purchase of real estate? Not at all. Interest rates are near record lows. Selling a Vacant Home? Try Virtual Staging. W
ith a flick of a magic wand, a magician can make objects quickly appear and disappear, to the delight of audiences. Sellers with an empty residence for sale can perform a similar trick by making furniture appear in their empty homes to try to please potential home shoppers. Virtual home staging uses software to easily transform photos of vacant living spaces into images digitally enhanced with handsomely furnished and decorated rooms that can be displayed in an online listing

to attract prospective buyers, the vast majority of whom begin their househunting on the Internet. Unlike traditional home staging – which involves either rearranging or enhancing existing furniture and décor within a living space, or temporarily substituting these elements with attractive and updated “borrowed” furnishings – virtual staging is much simpler and cheaper; virtually enhancing a room can be done for anywhere from $50 to $150 per photo and eliminates the need for bringing in/moving out furniture.
“Virtual staging allows someone to see the interior of a home online in a way that helps them understand the space by picturing it with furniture, which usually has an updated, contemporary feel and shows no clutter,” says Douglas Pinter, creator of a New York firm that provides prop furniture for home staging. “The intent is to encourage the viewer to see the property in person.” However, traditional home staging is often preferable to prevent shoppers from feeling deceived if they visit the home and don’t see the

furnishings shown in the virtually staged images, says Kinnaird Fox, associate broker with a real estate company in New York. “Real furniture helps define a space. Many people are unable to visualize how they would use a space when it’s empty,” says Fox. For sellers with a tight budget, Leigh Newport, owner of a staging business in Sterling, Virginia, suggests traditional staging on a few high-impact rooms – the main level and master bedroom and bathroom. THE INS AND OUTS OF SINGLE-FAMILY RENTAL HOMES TODAY, MORE AMERICANS ARE RENTING A HOME. HERE’S WHAT THEY SHOULD KNOW ABOUT A BIG LEASE.

illions of families have suffered emotionally wrenching home foreclosures since the start of the Great Recession, circa 2008. But these families haven’t necessarily lost the chance to live in a house in a well-regarded neighborhood. “The people who have lost homes to foreclosure are more likely to move to another house. And they often want to stay in the same geographic area,” says Julia Gordon, senior director of housing at the Center for American Progress, a nonprofit policy institute. In fact, it’s precisely because of the 8
foreclosure crisis that the market for single-family home rentals has expanded and altered somewhat. U.S. Census data shows 14.9 million single-family homes were rented in 2013, up 31 percent since 2006. Historically, singlefamily homes available for rent were owned by a fragmented group, usually individuals who owned a few properties or owners who, for one reason or another, decide to rent their home rather than sell. Since the housing crisis, large institutional investment companies have decided to enter the rental business, lured by
a supply of low-cost and foreclosed houses. “Institutional investors own and operate an estimated 200,000 single-family homes,” says Matthew Beck, spokesman for the National Rental Home Council, a recently formed trade group that advocates for the single-family home rental industry. Large-scale landlords may offer some advantages. For instance, many “maintain websites where potential renters can browse a company’s listings in a particular market,” says Beck. Yet, small investors dominate the market.
SINGLE-MINDED SHOPPING A 2014 report from John Burns Real Estate Consulting found that the typical single-family rental household consists of two adults with one or two children and pets, and that the household makes decisions about location primarily based on proximity to good schools. While buyers usually use a real estate agent to find them homes, renters in many markets may find an agent will help, but they will probably benefit from searching multiple sources on their own. Often, rental commissions are so low, most

real estate agents can’t justify spending time on a search, notes John Bolos, an agent in Columbia, South Carolina. However, that, too, depends on the market. “Our firm has a property management department that manages rentals of mostly single family homes. We have leasing agents who primarily show these properties,” says Bill Lublin of Philadelphia. And while institutional landlords often contain listings on their own sites, “many work with local Realtors, post yard signs, list properties through the MLS, and share listing details with websites listing

Potential single-family home renters should look for a lease providing “adequate notice” before a landlord can ask you to leave – “certainly 30 days, but preferably 60 or 90 days,” Gordon says.
