looking for borrowers with squeaky clean credit histories and a sizeable down payment. All these factors are taking a toll on would-be homebuyers, as the New York Fed report illustrates. Late last year, only 4 percent of 25- to 30-yearolds, who comprise a large portion of first-time homebuyers, qualified for a mortgage. In 2005, that number was nearly 9 percent. Another report from credit score company FICO, released earlier this year, found that the average credit score of new loans has decreased. In the short run, consumers with lower credit have borrowing options. But since they are less likely to be able to repay their loans quickly or on time, their credit scores stay low and it’s harder to find a home loan in the long run. Under such circumstances, managing student debt is a crucial step toward eventual homeownership. Take these tips from student loan expert Jarvis to be smart with debt: • Pay on time: Make sure you are regular with your payments. Underwriters look at the overall picture – your paying habits as well as financial situation. Being regular with payments shows that you

Even if there’s no way you can pay it all down, chip in a little more than the minimum payment each month to cut down debt. • Do your homework: Shop around for the loans and fully understand loans that fit your financial situation. Federal student loans such as Stafford are more flexible with payment plans and deferment than private loans. They also have lower interest rates, unlike the unpredictable variable private loan rates. • Maintain contact with loan servicers: Make sure you are up to date on any changes happening with your loan. Always check in with the loan officers and be vigilant about informing them about any changes happening in your life, such as a change of address. Jarvis says, “There are a lot of options that you can explore with your loan servicer if you address the problems early on.” • Be cautious with credit cards: If you already have student debt, don’t fall into the habit of piling on more consumer debt. Don’t live beyond your means.

Marriage and home buying seem to go hand in hand, as the National Association of Realtors recently reported the highest share of married couples and lowest share of single buyers in almost twelve years. Of all 2012 homebuyers, the NAR found that 65 percent were married and 16 percent were single. There are two important factors involved, says Michael Corbett, real estate expert and author of the best seller “Find it, Fix It, Flip It!” (Plume, 2006). “First, you’ve
got a lot of married couples who have been sitting on the side lines waiting to come into the market, and this has been a fantastic year to get back in,” he says, noting that low interest rates make it easier for buyers to purchase a home. Secondly, Corbett points to the tightening of mortgage qualifications. “Mortgages these days are based very much on incomes and debtto-income ratios,” he explains. “It’s a lot more challenging for a buyer with one income rather
than buyers with two [sources of income] to qualify for a loan.” Erin Baehr of Baehr Family Financial, Stroudsburg, Pa., says a poor job market may also contribute to these record numbers. “Post college, people are taking a lot longer to get settled,” she says. “Their incomes aren’t high, they’ve got student loan debt and they’re not finding fulltime jobs.” Even those with fulltime positions may be hesitant to purchase a home if they aren’t satisfied with their jobs.
She says, “If that’s the case, they may not be willing to put down a roof somewhere.” However, there’s hope yet for singles who want to buy a home. Jacquette Timmons, president and CEO of Sterling Investment Management, Inc., New York, describes two of her clients – friends – who went in on a home mortgage together. “This may not be possible depending on where you live,” she says. “But these days, people are getting creative.” — Melissa Kandel

“Any time you’re overspending, you’re forgoing an opportunity to save, and that definitely could impact [renter’s] ability to achieve their personal goals and to achieve their financial goals,” says Kari Taylor, director of renter insights at Rent. com. As reported by the survey, 18- to 24-year-olds in particular often overspend; 54 percent said that they exceed their monthly budget by up to $100. Taylor attributes this to many factors, including low employment and a bigger drop in earnings for that age group, as well as student debt and a lack of financial reserves. So where are renters spending their hard-earned money? Well, rent payments
were reportedly the biggest required monthly expense by 56 percent of renters. Additionally, 49 percent said the hardest part about saving money is that “costs just continue to increase.” Taylor says increased costs in the rental industry are due to greater rental demand, the result of slowly growing employment. “People who were doubling up before, or living with friends and family, have found themselves with new jobs, maybe moving across the country for jobs, and looking for places to live,” she adds. To prevent overspending, Taylor says it’s important for renters to make (and stick to) a budget that includes a savings plan, and plan for unexpected expenses.
