How to be among the mortgage free A new luxury car appears in your neighbor’s driveway. Or, he shares photos from his latest vacation. Getting to prompt you to wonder, ‘How does he manage to still pay the mortgage?’ Well, maybe your neighbor is among the 37 percent of mortgage-free households. Since 2007, there’s been a sizeable jump --5.5 percent-- in the number of homes owned clear and free, according to Jeff Tucker, economist at Zillow. Last decade’s housing crisis re-shaped American’s relationship with their homes in several ways, contributing to more mortgage burning parties, Tucker explains. For one, fewer young adults – the demographic that especially needs to borrow to buy – purchased homes. And, adds Adam DeSanctis, spokesperson for the Mortgage Bankers Association, people have stayed longer in their homes, allowing them time to pay-off their loan. Although stats aren’t available, the drop in mortgage rates to historic lows in the

years following the crisis also played a role, DeSanctis notes. Indeed, the reason 30-year mortgages have long been the popular choice is because monthly payments are smaller than 10 -year and 15 -year mortgages. Shorter term loans pack more principal into each monthly bill. But with low rates, the short term loans become more affordable. Justin Halverson, partner at Great Waters Financial says he’s seen many clients refinance into shorter term loans. “If we can reduce the duration of the loan and keep the payments similar, it is worth considering,” he notes. But, “You must always consider the costs (lender fees charged to refinance). Make sure the value [of refinancing] outweighs the costs.” With mortgage rates taking another plunge in 2019, the MBA reports that refinance applications rose 43 percent in the second quarter of this year from the same time in 2018. Fair Market Value QUESTION:
Our real estate broker has warned us that being aggressive buyers can result in a low-ball appraisal, an appraisal for less than our offer. In other words, if we offer $490,000 and the property appraises for $475,000 the lender will only offer financing on the appraised value. What can we do to get around the appraisal ceiling?
ANSWER:
In a sale transaction the sale price represents an agreement between a buyer and a seller. That price may be perfectly fine, a fair reflection of the property’s fair market value. Or, it may be that the parties have made and accepted offers which are not close to fair market value. At first this may not seem like a problem. After all, the transaction is between two private parties.

If a buyer wants to pay more than a property is “worth” according to all the usual measures that’s nobody’s business. Maybe the buyer is willing to pay a premium because the house is especially well located, attractive, in great condition, or represents a sentimental value. Or, maybe, the buyer got caught up in a bidding war. Or, to be polite, the buyer may not be aware of local property values. The hands-off nature of a real estate transaction changes when a lender enters the picture. Sentiment is out the window. Lenders must adhere to various laws and regulations. If they expect to sell the mortgage in the secondary market, as most do, they must warrant that the loan meets certain standards. The rule for lenders is that they will use either the sale price or the appraised value, whichever is less, to provide financing. If the appraised value is lower than the sale price than either the seller will have to
lower the price, the buyer will have to bring additional cash to closing, or both. Since the property is security for the loan the lender must be sure about it’s worth. To find out what the property is really worth there needs to be an independent valuation. In some cases you may not need an appraisal. Instead, there are situations where — if the borrower gives permission — the use of an Automated Valuation Model (AVM) can be substituted for an appraisal. If you’re worried about a low valuation, really want the property, and have the finances to comfortably make a larger bid you might make a contingent offer. You could say that if the appraisal is as much as $5,000 less than the sale price (or whatever number) you will pay the shortage in cash. Want to get married and buy a home in the same year? First comes love, then comes marriage, then comes a home you can live in together—not necessarily in that order. Although if the latter two happen in the close succession, prepare to do a lot of careful saving and planning, the pros agree. A new report by Redfin aimed to learn how much moolah couples from different areas of the country would require to get hitched and claim their first home in the same year. The study found that some markets are more affordable than others to accomplish both, based on a 20 percent down payment placed on the median list price. Turns out the five most affordable major metros, where the average combined tab for a down payment and a wedding is less than $65,000 (compared to the national average of more than $109,000) are Cleveland (total cost of $55,980), Detroit ($56,980), Pittsburgh ($64,980), Tampa ($73,198), and Orlando ($80,068). Daryl Fairweather, chief economist for Redfin, says one of the major takeaways from this study is that the cost of a wedding and the cost of a home seem to be correlated. “The more expensive a place is to live, the more expensive it was to have a wedding there,” he says. “That makes things all the more challenging for young couples hoping to start their lives together. And it makes the tradeoff between going all-out on a wedding or using that money toward a home a very tough decision.” Yawar Charlie can relate to this conundrum. The Beverly Hills-based celebrity once cohosted a Discovery Channel reality TV show pilot called “Marriage or Mortgage,”
which depicted young couples faced with the dilemma of either having a dream wedding or putting a down payment on their first home. Charlie chose the former. “We crunched the numbers and realized we could do one or the other. After a lot of back-and-forths, we decided it was important for us to have a special day where we celebrated our union with friends and family without skimping on any aspect of our wedding,” says Charlie. Today, Charlie and his spouse would likely be in the minority. “Younger generations are increasingly prioritizing homeownership goals,” says Kathy Cummings, senior vice president with Bank of America in Charlotte, North Carolina. “Bank of America’s Homebuyer Insights Report found that. when Gen Z was asked what
