New data suggests many homeowners overestimate their property’s worth. Here’s what to know.

hink you have a good idea of the price your home can fetch today? It’s likely you could be putting a higher value on your residence than the market will bear, according to a new data. On average, homeowners overestimate the value of their properties by approximately 8 percent, according to a study recently published in the Journal of Housing Economics. Researchers involved indicate that this phenomenon is probably due to incorrect estimations by owners of the potential capital gains they’ve amassed in the property. Lending weight to this evidence of overvaluation 8

are the results of a separate survey conducted by Quicken Loans. Its most recent monthly survey revealed a growing gap nationally, on average, between appraiser valuations and what owners believe their homes are worth. Currently, homeowners are overestimating the worth of their homes by 0.69 percent (up from 0.40 percent a month earlier). If you’re preparing to sell your house, setting the right price can quickly make or break a sale. But even if you don’t plan to sell your digs anytime soon, it’s important to accurately gauge its worth. “This is especially true if you’re consider-

ing a refinance or home equity loan. Going into the process with an accurate understanding of your home’s value will help you understand how much money you qualify for,” says Christine Lutz, director of residential brokerage in Chicago. Additionally, it’s smart to determine correct value to keep pace with your local market. “Maybe the neighborhood is changing or improving and you need to keep with the times by renovating or improving your landscaping, as the neighbors might have done, to increase your value even more if it’s going up,” says Bill Mulholland, broker/owner

in Fairfax, Virginia. “But if your value is going down, maybe it’s due to dated features or neglect in your neighborhood.” In the latter scenario, it’s a good idea to know what renovation projects will provide a better return on your investment, based on what your home’s current value and nearby home values. Several free online resources can help you ascertain residential worth, such as Realtor.com, Redfin and Zillow. Additionally, you can search area newspapers for published lists of recently sold properties and browse through local county records for comparable homes that have recently sold.

However, many experts recommend enlisting the help of a professional to obtain a truer valuation for your local market. “Online tools are great, but the algorithms that these home calculators use do not and cannot account for the home’s interior and other important factors that affect value,” Mulholland says. “[An agent] can tour your home, consider all the factors and provide a written comparative market analysis report that indicates an accurate value. Most [agents] will do this at no cost to earn your future business.” You also may want to consider hiring a local appraiser, who can provide

a professional estimate of your home’s worth – although this can cost $300 or more. Whatever method you employ, be sure to put the results in proper context, as many factors can affect a home’s value. “Value can quickly increase if supply becomes tight in your market, a major job creator moves into the area, or new retail or service amenities open nearby,” says Lutz. “Values can be negatively affected if nearby retail becomes vacant for a long time, if a large employer closes or moves, or if zoning changes affect your property.” August 7, 2015

hirty years ago, “Back to the Future” predicted that in 2015 we wouldn’t need roads. While roads obviously remain a necessity in 2015, for millennials, a roadless society would be most welcome – even without the flying DeLoreans. Millennials — the young demographic of 18to 34-year-olds – prefer walking as a mode of transportation over driving by 12 percentage points, according to the 2015 National Community and Transportation Preference Survey conducted by the National Association of Realtors and the Transportation Research Center at Portland State University. Further, they show a preference for attached housing, walkable communities August 7, 2015

My wife and I are both retired and we’ve been thinking about a reverse mortgage. Home values are said to be going up, but in our area values have risen very slowly. The present value of our home is $180,000, but our mortgage balance is $165,000. Should we be looking at a reverse mortgage? and short commutes, and they are the group most likely to use public transportation. The transportation survey showed millennials have a stronger preference over other generational groups when it comes to expanding public transportation and providing transportation alternatives to driving, such as biking and walking. Overall, the survey found Americans are increasingly showing a preference for walkable communities, where they do not need to drive long distances to go to work or shop. Nearly half (48 percent) of the survey respondents say they would prefer to live in communities with houses with small yards but within close walking distance of local amenities versus

larger-yarded areas where amenities have to be driven to. More than half (60 percent) of those surveyed said they currently live in detached, single-family homes, but a quarter of the respondents said they would rather live in an attached home and have greater walkability within their neighborhood. Among another walkfriendly preferences in the survey: • 85 percent of participants said sidewalks are a positive factor when purchasing a home. • 79 percent place importance on being within easy walking distance of places. • Women in particular – 61 percent – indicate having sidewalks and nearby stores and restaurants are very important.

Answer: Home values have risen substantially in the past few years, but they have not risen everywhere. The National Association of Realtors reports that in the first quarter home values rose in 148 metro areas when compared with a year earlier – but also fell in 25 areas during the same period. The Federal Housing Finance Agency reports that as of February, the latest month available, home values were up 5.4 percent when compared with February 2014. However – and this is a very big deal – home prices nationwide remained 2.9 percent below their 2007 peak. The Department of Housing and Urban Development says that to qualify for an Federal Housing Administration-backed reverse mortgage, “the FHA requires that you be a homeowner 62 years of age or older, own your home outright,

or have a low mortgage balance that can be paid off at closing with proceeds from the reverse loan, have the financial resources to pay ongoing property charges including taxes and insurance, and you must live in the home.” One idea with reverse mortgage financing is to pay off a small existing loan with a reverse mortgage. If you can do this then you can go from having monthly payments for principal and interest to no required payments for such costs. You still remain responsible for such expenses as property taxes and insurance. In your situation you have a property worth $180,000 with $165,000 in current financing. In the best case this means you have $15,000 in equity, not nearly enough to benefit from an FHA-insured reverse mortgage, according to the online calculator provided by the National Reverse Mortgage Lenders Association. However, you might still be able to refinance if you’re looking for a lower rate. The government’s Home Affordable Refinance Program may enable you to refinance to a lower rate if, among other requirements, you have a good payment history during the past year, your loan was originated prior to May 31, 2009, and it’s now owned or guaranteed by Fannie Mae or Freddie Mac. With HARP, qualified borrowers can refinance even if their property has no equity. For specifics, speak with local lenders.
