Project Nation Death, taxes... and remodeling projects? Through the ups and downs of the economy, homeowners remain interested in remodels Willingness to undertake a home remodeling project might depend heavily upon where you live – because where you live plays a major role in how much that remodel might cost. The average amount spent on a remodeling project per household nationwide is $1,907, according to the National Association of Home Builders. Though, some areas blow that figure out of the water. In the Northeast, Nantucket County, Mass., spends an average of $8,520 per remodel, the highest in the count. The top county in the West, Marin County, Calif., spends an average of $7,782 per remodel. Falls Church City, Va., averages $6,099, the highest in the South, and Cook County, Ill., at $3,466, is the highest average in the Midwest. Nationwide, the average per-county total for remodeling expenditures is $66 million, with, again, the top areas vastly outpacing the national average. In Los Angeles County, Calif., the total remodeling expenditure is $8.4 billion, tops in the West and the nation overall. Cook County, Ill., at $4 billion, is the highest in the Midwest. In the Northeast, Nassau County, N.Y., the total is $1.9 billion, just ahead of Miami-Dade County, Fla., at $1.7 billion. In the first quarter of 2012, the NAHB’s Remodeling Housing Index, which combines ratings of current remodeling activity with indicators of future activity, fell one point to 47 from the upwardly revised 48 in the previous quarter. An RMI below 50 indicates that more remodelers report that market activity is lower (compared to the previous quarter) than report it is higher. According to NAHB’s chief economist David Crowe, remodelers report that homeowners are showing an increased in remodeling, but they are hesitant to act due to the spotty nature of the economic recovery, which has yet to hit some of the larger markets in the country.

Modernize your bathroom with a frameless glass shower enclosure More homeowners are looking to transform their bathrooms into luxurious, relaxing retreats that feature the looks and amenities of an upscale spa. One way to upgrade the appearance of a bath -- and to lessen the burden of maintaining it -- is to install a frameless shower enclosure. There are numerous advantages associated with frameless shower enclosures, ranging from practical to fashionable, and if they’re done right, they can add to the overall value to your home, too. Here are a few reasons to consider a frameless shower for your new or remodeled bath. • They’re fashionable. Frameless shower enclosures open up a world of possibilities because they provide a perfect complement to durable, high-style surfaces commonly used in the bath, such as tile, marble and granite. They also provide a great way to show off the trendy shower heads, faucets and fixtures that have become so popular in contemporary bath design. Finally, because of their openness and transparency, frameless shower enclosures can make your bath feel bigger than it really is. • They’re versatile. Frameless doors can be designed to fit any space, making them ideal for bathrooms, large and small. And they don’t have to be boxy, either. Frameless shower enclosures can be circular, oval or triangular in shape. Even standard square or rectangular enclosures can be dressed up with an artfully bowed, patterned or etched glass door. • They’re durable. Frameless shower enclosures look elegant, but one of their most redeeming qualities is toughness. Standard shower glasses can range in thicknesses from 3/8 to 1/2-inch, which makes them sturdy, structurally sound and safe. Watertight seals prevent leakage and, since there is little to no metal used in the construction of frameless enclosures,

homeowners never have to worry about replacing corroded parts. • They’re easy to live with. Let’s face it. We all want to live in our homes for as long as we can. Frameless shower enclosures are a great way to let your home age with you because the entry can be leveled with the floor to create easy access as we become older and less mobile. And here’s the best part: you don’t have to sacrifice looks or fashionability. Frameless glass shower enclosures are a great way to meld timeless style with ageless accommodation. • They’re easy to clean. With frameless shower enclosures, there are fewer nooks and crannies for dirt and grime to enter and accumulate. That makes them easier to clean. Simply wipe the wet glass down every few days with a dry towel or squeegee, and your shower enclosure can look as new as the first day you had it installed.

Go Green with Real Wood So many decking materials in stores today ... which one to choose? If a beautiful, usable, longlasting deck is your goal -- and you’d like to do your part to protect the environment -- then the choice is obvious: real, natural, authentic wood. Wood has been a part of outdoor living for centuries: the first pine sawmill was at Jamestown about 400 years ago. Look around: so many historic homes and sites feature wood -- because it’s always been one of the best building products on the market. Wood is ever-present by the seashore (docks, marsh walkways, fishing piers, boardwalks), in the mountains (decks, arbors) and in backyards across the country (decks, gazebos, fences, trellises). Wood plays a starring role in high-traffic places, such as the Santa Monica Pier, the Destin boardwalk in Florida and the Ocean City boardwalk in Maryland. Look all around you at the beauty of wood -- then bring that natural beauty home to your backyard. A recent Life Cycle Assessment (cradle-tograve study comparing pressure-treated wood with alternative wood/plastic composite decking) found that wood was, by far, the better product for the environment. A few findings from this study:

• Wood releases less greenhouse gases during production; • Wood uses 14 times less fossil fuel than wood/plastic composite decking; and • Wood decking production causes significantly less acid rain, smog and overall ecological impact than wood/plastic composite decking. Additionally, pressure-treated wood comes from sustainable, well-managed forests -- meaning the industry plants more trees each year than are harvested. Fact is, U.S. forests are healthier and more numerous than they were 100 years ago. Pressure-treated wood is rot- and insect-resistant and readily available in both big-box stores and independent lumber dealers around the U.S. Current tested and approved preservatives are safe for use around children and pets --even veggies in your raised garden beds. For more information on using real wood in your backyard, the complete LCA study, free downloadable deck plans, inspirational pictures and easy DIY videos, please visit www.realoutdoorliving. com, on Facebook at “Wood” and on YouTube at www.youtube.com/wooditsreal.

Plywood and MDF: What’s the difference? For decades plywood was the go-to inexpensive wood of choice for many home-repair projects. In fact, it was actually the first manufactured wood product available. Then the term MDF, or medium-density fiberboard, started making its way onto home-improvement shows and among do-it-yourselfers, making it a popular material in recent years. Still, many people do not know the differences between these types of wood products. Plywood is constructed by gluing several layers of thin wood veneers between two pieces of wood to create a solid sheet. Experts say there is an odd number of veneer layers, and each one is attached at a right angle to the one below to add strength to the plywood. There may be knots or irregularities in the plywood because it is made of actual slices of wood. It comes in a variety of strengths, depending on the thickness of the plywood. Thickness can vary by sheet depending on the manufacturer, so each sheet may not be consistent. MDF is formed with wood fibers or shavings mixed with glue or resin. Under heat or pressure, the MDF is made into a solid material. Because MDF is not made from slices of wood to form veneers, it will not have the traditional graining or knots associated with wood. This can be an advantage or disadvantage depending on how it is ultimately used. MDF is often easy to cut, drill and manipulate because users will not have to work around grain or knots. But users should be careful to drill pilot holes before attaching MDF because it can split. Due to machine creation, MDF is generally uniform in thickness, which makes it consistent for many uses. It is important to note that sanding and cutting of MDF can cause the release of formaldehyde. Safety goggles and a mask are a must when using this product. Plywood is more readily used for walls, ceilings and subfloors because of its strength. MDF is widely relied on for building cabinets, crafts, shelving and trimwork.

How to Water Your Lawn From yard work and pest control to cleaning and taking care of home systems, there’s a lot that goes into maintaining a house. Here are some practical tips and expert know-how to help anyone take good care of their home.

Watering the grass is a critical part of maintaining a healthy lawn. Watering too little can cause the grass to turn brown and thin out, creating room for weeds. Watering too much can lead to turf disease and shallow root systems, which means your grass is weaker and less able to stand up to drought, lawn-feeding pests and other problems. TruGreen, the nation’s largest professional lawn care service and part of the ServiceMaster family of brands, regularly monitors U.S. weather data to enable the company’s trained lawn care specialists to effectively address local agronomic conditions while promoting responsible water conservation. The lawn experts at TruGreen have some tips to help you water your lawn the right way.

How to Tell When Your Lawn Needs Water

Turfgrass plants are 70 to 75 percent water, so giving them enough water is vital. Symptoms of inadequate water are easily seen: • Grass slowly loses its bright green color and starts to fade to yellow. • You may notice wilting, which causes grass blades to roll or fold. • If you walk across your lawn and your footprints remain in the grass, or lawn mower tracks remain visible, your lawn needs water.

8

August 17, 2012

• If grass loses its green color altogether and turns yellow and then tan, that signals drought dormancy. That means grass has stopped growing. Once your lawn has turned brown and lost all color during drought dormancy, it could take several weeks of steady watering to spur regrowth. The most accurate way to determine whether your lawn needs water is to use a knife to cut a wedge of soil (through the turf) about four inches deep and feel the soil. Ideally, it should be moist, not powder dry nor soggy and wet. “Signs of typical wear and tear on yards this time of year are amplified when lawns are stressed,” said Ben Hamza, Ph.D., director of technical operations at TruGreen. “Brown spots on lawns may not always be from lack of water or nutrients, but instead from lawn-feeding insects that can mimic drought damage on select grass types. Homeowners need to have a clear understanding of the source of the yard problem to effectively resolve.”

How to Water Your Lawn

• Established lawns should be watered deeply, but infrequently. Deep watering once a week encourages deeper root growth, while frequent, shallow watering produces a limited root system.

• When watering, make sure you moisten the top three to four inches of soil, which covers the root zone. • Although watering frequency depends on the type of grass, your soil, and the weather, most grasses require about one inch of water each week for healthy growth. Let Mother Nature do as much of the watering for you as possible. • The best time to water is in the morning and in non-windy conditions. This conserves water and allows grass to dry before evening. Grass that remains wet for long periods of time is more susceptible to disease development. Watering in the afternoon is the worst for water conservation. Up to half the water can evaporate in the air or on the ground during the hot part of the day. • If you’re using a movable sprinkler, let it run in one spot just until the water begins to run off the surface, then move to a different area of the lawn. • Monitor your underground irrigation or sprinkler system to be sure that you moisten the lawn’s entire root zone without over-watering any sections. • To help ensure uniformity, place a one-inch deep, empty food can in the middle of lawn area to measure depth of water collected after each watering cycle. • Make sure you are familiar with and follow any local watering restrictions.

get your just desserts QUESTION: Our home was foreclosed upon while we were in the middle of a loan modification. Is it true we can get more than $100,000 from the lender because we were mistreated?

ANSWER: The Federal Reserve and the Office of the Comptroller of the Currency have set up an independent foreclosure review process to address wrongful foreclosure “actions” that took place between January 1, 2009 and December 31, 2010. Only claims involving a primary residence can be made; investment properties are not covered. There is no cost to file a claim, but you must do so before September 30, 2012.

Q&A

For details, go to the website, IndependentForeclosureReview. com. This is a big program. The government has sent out more than 4.4 million letters to potential claimants. By the end of May, more than 190,000 review requests had been filed. In addition, about 145,000 cases will be reviewed as a result of sampling. Awards can range from $500 to as much as $125,000 plus lost equity, however, the review process will have to examine each case individually and getting a check is not guaranteed. Claims not meeting award guidelines will be rejected. So what are the standards? Awards can arise from such situations as: • Foreclosing on a borrower in violation of the Servicemembers Civil Relief Act, • Foreclosing on a borrower who was not in default on the mortgage,

• Failing to convert a qualified borrower to a permanent modification after successful completion of a written modified payment plan that was supposed to lead to permanent modification, and • Committing errors that did not result in foreclosure, but resulted in other financial injury. Individuals who have faced foreclosure should visit the independent review website to read the full list of possible claims and to see whether or not your servicer is participating in the program. If you do make a claim, be prepared to supply supporting paperwork to reviewers.
