Lender Rates Question:

We have spoken with our lender and were offered a good rate. As part of the deal, it is locked in for 45 days without charge. We know rates are generally rising but what happens if we get lucky and rates decline during the next few weeks? Can we get a better rate?

Answer:

Mortgage rates change and it follows that everybody wants the lowest one. On a day-today basis, the difference in rates seems small. If it goes from 4.78% to 4.81% the difference is .03%. On a fixed-rate $250,000 mortgage, that means the monthly cost for principal and interest will increase from $1,308.64 to $1,313.17—a difference of $4.53. Is such a small difference important? It doesn’t

seem like much but it’s an additional cost of $54.36 per year. Over 10 years we’re talking about $543.60. The lesson here is that little changes involving big amounts of money can represent significant savings—or costs —over time. Searching and allowing lenders to compete for your business makes sense. When you “lock” the mortgage, your lender agrees to provide financing at a specific rate provided you qualify and close within a certain timeframe. If rates go lower, some lenders have a one-time “float down” option allowing you to snag a lower rate if it becomes available. Often, this is at no additional cost as a way to attract your business. Be sure to inquire. Several lock options are available when applying for your mortgage. First, you can lock or not lock. If you don’t lock the rate will “float” and you’ll get the financing available at closing. If rates are stable or declining, this is a great choice. Second, you can lock in a known interest rate for a given period, say 30 or 45 days. Longer locks often incur a cost.

Third, you can lock in with the one-time float down option mentioned earlier. Fourth, you can apply with another lender in hopes of securing a lower rate but this option can be expensive. Everyone’s risk-and-reward preferences are different. The most popular choice is #3—but only if you shop lenders. Still, there’s always a risk because you never know where rates are headed. Important news events can impact them and there’s no economic model for prediction. Locking in allows you to limit upside risk. This is important because in a purchase situation failing to secure financing can lead to problems— delayed settlements, no settlements, angry sellers, etc. At some point, you have to accept that the rate you have is the best and go with it.

A

common conception involving home purchases is that women focus on creative matters as they flock to open houses and develop design ideas while men handle the finances from securing a mortgage to signing on the dotted line. But at least in cases involving single men and women, there’s been a swing toward the multitasking gender who “can take out the bacon, fry it up in a pan” and then squeeze in a full day’s work. A window company in a recent online promotion notes that unattached women acquire twice as many homes as their male counterparts, citing the National Association of Realtors’ 2018 Profile of Home Buyers and Sellers. Bachelorettes, divorcees and widows are credited with 18 percent of all home purchases, compared with 9 percent by single men. Married couples are the top buying group at 63 percent. “The report shows this is the second year in a row that single women are holding strong as home buyers,” says Roger Murphy, president of Hy-Lite, a U.S. Block Windows company. According to Martin, older women account for the bulk of real estate investing by singles. The largest share is in the 72 and older age group, she says, referring to Realtors association figures. At least one of the reasons that single females are buying real estate revolves around marital changes: they may have lost a spouse or parted ways with one, Martin says. “They’re either divorced or their husbands have died, and they have the money and they’re buying,” Jane Fairweather, a real estate agent in Bethesda, Maryland, told CNBC Real Estate reporter Diana Olick. “They want stability. They want to have control over their monthly expenses. They’re going to be where their children or friends are.” Rising rental prices likewise are nudging younger women toward home ownership, Martin wrote. Research firm Builders Digital Experience, as cited by The Washington Post, discovered that 23 percent of single women considered higher rents as a practical reason to buy a home instead of lease an apartment.

Women face a pay gap but their salaries are climbing, she says. The midpoint annual wage for women was $30,675 in 1980; it was about 30 percent higher at $40,742 three years ago, Department of Labor figures note. Murphy, of Pensacola, Florida-based Hy-Lite (www.hy-lite.com), believes that bachelorettes, divorcees and widows buy homes for many of the same reasons as bachelors, and husbands and wives, do. “Like most married couples, single women are looking for their perfect space to put down roots near family and friends,” he says. “However, with single women, we also believe that the feelings of safety come into play in a strong way. Everything from security systems to privacy windows in a home strengthens the likelihood that a single woman will gravitate to a particular property,” he says. The company president foresees added business for the decorative window trade from unattached women. “The single female home buyer is a category that we believe will continue to rise in the future,” Murphy says. “Smart builders will consider accommodating their needs for privacy by including privacy windows in multiple areas of the home.”
