You can sometimes come across individuals and firms that suggest the best way to better your financial standing is to obtain a new credit identity. Second, establish a budget. How much do you spend each week and how much do you take in? If you are not paying down bills and saving every month you will always have credit difficulties. This likely means significant lifestyle changes. Third, you have to stem the tide of rising credit balances. This means every bill must be paid on time and in full. At some point, nearly every adult child is faced with a tough reality: They have to list their parents’ home for sale because mom or dad has passed on or moved to a senior care residence. While it can be challenging to prep and part with the home you likely grew up in or remember fondly, the truth is that, if you’ve decided to sell, you need to make it as marketready and buyer-friendly as possible. And that will require careful planning, the experts agree. “This can be an emotional time. But it’s important to remain focused and in a good state of mind,” Jennifer Okhovat, Realtor with Los Angeles-based Compass Real Estate, says. “Keep in mind that this is a pretty common occurrence. I can say that roughly 30 percent of my business comes from adult children selling their parents’ home.” The first step is to get February 22, 2019
Tips to sell your parents’ home after they’ve moved on professional help – in the form of a real estate agent, attorney, and tax planner you can trust. “Choose an agent with a proven track record of selling for more than local market averages and who has experience marketing homes like yours,” recommends Aaron Hendon, an agent with Christine & Company Keller Williams in Seattle. “A good agent will guide you on how to best prepare and price your property.” Concurrently, select an estate/probate attorney to verify that all legal aspects are in order prior to listing your home, including confirmation that you have power of attorney rights to sign a contract to sell your parents’ abode. “This person can also help you determine if the property is encumbered in any way and if there any
liens on the property. They can pull a title report or conduct a title search,” explains Kelly Parks, broker/ owner of Paris Gibson Realty in Great Falls, Montana. Meanwhile, an experienced tax professional can help you navigate IRS issues that will likely arise. “When you inherit real property, tax issues like capital gains must be considered. A tax expert can help you determine and minimize the amount you may owe the government, such as by suggesting improvements to the property you can deduct,” says Damon Laser, a Houston-based agent who notes that the time of death appraisal will serve as the base for which capital gains is calculated. Additionally, “if your parent is in a nursing or assisted living facility, confirm that the proceeds
of any sale don’t go directly to the government-paid costs of their care,” Parks cautions. One scary surprise you should be prepared? The amount due on the home may exceed its appraised value. In this case, you can pursue a short sale (in which the lender accepts less than the total amount owed) if you qualify and the lender approves it, Parks notes. When it comes to readying the home prior to listing, all the commonsense steps you’d expect apply. At very least, take the time required to empty all contents and furniture from the home (under your agent’s guidance), clean thoroughly, repaint areas that need it, and stage rooms and furniture for maximum appeal. “Beware of smells. Get a dehumidifier going in the basement, and make sure no lingering odors, particularly from pets or

smoking, remain,” suggests Sophie Kaemmerle, home improvement expert with NeighborWho.com in New York City. Additionally, “prepare to make necessary repairs and renovations that provide a good return on investment, including a new roof if it’s old, upgraded flooring, windows and landscaping, and a revamped kitchen if it’s outdated,” Kaemmerle adds. Above all, “resist the urge to pay others to do everything and then sell quickly at a low price. Take the time to physically do what you can, source great real estate talent, get three estimates for every job, and make any improvements within your budget that will create a high return on investment,” advises Laser. “Cut rate selling out of convenience can be disrespectful to your parents and their wishes of passing down equity to you.”
