Renting…For Now While more people are opting to rent instead of own, they still plan to buy eventually. Here’s how to prepare for that day to five years from now say they hope to buy a home then. It’s fortunate that buying is still favored over renting, since middle class households have traditionally accumulated most of their wealth by building home equity, Zigas says. That equity wealth is created when owners diligently pay down their mortgages while watching the value of their homes rise. This strategy will still work in years ahead, says Barbara Butrica of The Urban Institute, a nonpartisan research group. Butrica warns that homeowners shouldn’t expect home prices to make great leaps, but they will keep pace with inflation. In fact, diligence and patience are what many renters need if they are ever to become homeowners. Here, a look at what renters can do to prepare for buying later:

ince the housing downturn, the ranks of renters have swelled. Now, slightly more than half of Americans who plan to move in the next two years say they intend to rent, according to a study by the Demand Institute, a nonprofit consumer research organization. Some are renting because it is the smart thing to do. “If you’re uncertain about your job security, it’s better to rent,” says Barry Zigas, housing expert with the Consumer Federation of America, a consumerinterest group. Other renters can’t qualify for financing to buy a home, according to the Demand Institute report. But the renting revival looks to be temporary, since some 70 percent of those surveyed who plan to move three

CoNCENtratE oN CrEdit The Demand Institute study predicts that today’s stringent lending standards will relax somewhat by 2015. Right now, most borrowers need at least 10 percent of the purchase price as a down payment to get a conventional mortgage, and a FICO credit score above 700, says Keith Gumbinger of HSH Associates, a mortgage research firm. If standards relax – and Gumbinger isn’t sure they will by 2015 – borrowers may be able to make just a 5 percent down payment, but unless they have a credit score over 700, they probably won’t qualify for a competitive rate offer. Today, 47 percent of the population has a FICO score under 700, says John Ulzheimer, president of Real estate Weekly
aNaLYzE thE offErs Contracts known as “lease to own” or “rent with option to buy” are gaining popularity, given the number of renters with buying aspirations, notes Chris Kukla, senior counsel for government affairs at the nonprofit Center For Responsible Lending. He strongly advises renters to take these contracts to an attorney, since some contain significant problems. For instance, these contracts may require the renter to pay a higher monthly rent, with the extra money going into a fund towards a later purchase. Among potential pitfalls, the home to be purchased may not have clear title or the renter doesn’t have a realistic chance of getting a mortgage at the end of the option period.

ThE Olympic EffEcT A look back at previous Olympic host cities shows that real estate values don’t necessarily increase after the games.
E
ver dream of your city hosting the Olympics? Be careful what you wish for: That dream could turn into a nightmare for homeowners, based on the results of a recent study published by the New York University Schack Institute of Real Estate. The study disproves the long-held belief that the Olympics are a catalyst for guaranteed urban transformation that results in a positive economic legacy – including a bump in housing values. Host cities typically experience a bump in construction from infrastructure improvements, Olympic venues and new housing developments. Those changes are expected to push existing housing prices up, but more often than not, the opposite was true in recent years, the NYU study shows. Three of six Olympic cities (Los Angeles; Calgary, Canada; and Atlanta) experienced a negative impact on residential real estate values following the Olympics. Sydney and Barcelona, Spain, experienced significant positive impacts, while no statistically significant impact was found for Seoul, South
Korea. “Very little changed in Atlanta after the games,” says Frank Duffy, owner, Duffy Realty of Atlanta, who recalls the 1996 Olympics in his home city. “Much of the housing in and around Turner Field [the Olympic stadium in 1996] and in other downtown venues and near Centennial Park is today way below Olympic build-up pricing, and it is not all due to the recent economic downturn and housing bust. “Those inner city areas never gained momentum from the [Olympic] games as expected and could not sustain the growth and continued development after the conclusion of the games,” he says. Duffy says that in some Olympics, tax revenue is required to support and fund the games, which results in property tax hikes or special assessments levied against people who own property in the Olympic footprint to cover the cost of infrastructure. That becomes a
direct burden to properties, especially those adjacent to the venues. If your city is ever in the running as a future Olympic games host, Duffy recommends to take it in stride. “The individual homeowner, unless concerned and banded together with likeminded property owners during referendum elections, has very little control over whether his city will seek, covet and hold an Olympic games,” he says. – Erik J. ANSWER: the mortgage meltdown really has had three phases. During the period from 2000 to 2007, the country originated millions of “nontraditional” mortgages, such as option adjustable rate mortgages, interest-only loans and mortgages with no-doc loan applications. the second phase took place from roughly 2007 until now. While we’re no longer originating

toxic mortgages, we’re paying the price for the inappropriate lending practices seen in the first phase. Now we have the potential for a new phase in the mortgage crisis. Mortgage rates are near historic lows, home prices are down more than 19 percent since 2007 and we have a growing population with relatively little new home construction. this ought to be a great formula for rising home prices, but that’s not the case. the problem is that we have millions of homes that face foreclosure and huge numbers of lenderowned properties from recent foreclosures. this “shadow” inventory of distressed and discounted homes is the major factor that prevents increasing home values in most markets. Until these properties are sold off, rented or in some cases bulldozed, there will be too much supply in the marketplace and therefore little incentive to push up prices. local markets now reflect these realities. reports that in the fourth quarter of 2012, existing home values increased in 29 major markets – but fell in 118 metro areas. Price figures would likely be even lower if we had more foreclosures, however, foreclosure filings have slowed since late 2010 when the robo-signing scandal became public. It’s not that there are fewer foreclosures today because the economy is vastly better, but rather, we have fewer foreclosures because the system has stalled in many states. Once the foreclosure system opens up again, the number of foreclosures will increase as lenders process a backlog of distressed properties. then – only after the shadow inventory has been seriously reduced – can we begin to consider the possibility of higher home prices nationwide.

Timing is everything when bargain hunting, and with a little patience, most people can find deep discounts on items that might have broken the bank just a few weeks prior. Shopping with coupons often requires clipping the coupon and then trying to match it up with a discounted price being offered by the store to maximize your savings. All of this has to be done prior to the coupon’s expiration date. Many veteran bargain hunters prefer to shop seasonally, instead. This means waiting until stores put items on clearance or run large sales. Knowing the best times to buy certain products can save consumers hundreds or even thousands of dollars over the course of a year. The following is a list of items and the seasons during which those types of items are most likely to be sold at a discount. appLiaNCEs The new models for most appliances arrive in the autumn. Therefore, most retailers are looking to clear out older inventory over the winter. Between October and January, expect to find deep discounts on major appliances.
