Big profits from home sharing Financial perks, like inching toward ownership with each mortgage payment, has long been a lure to buying rather than renting.
Now, many homeowners are seeing more immediate financial benefits, through renting all or part of their home on a short-term
basis, through platforms like Airbnb or Vrbo.com. In fact, the rental income from turning a home into a part-time hotel is so
substantial that lenders, builders, and other real estate players are studying the trend, and adapting their offerings in response:
Homes with appeal. IPX1031, a firm that provides exchange services, recently surveyed 2,000 consumers to ask about
what they look for when they rent through Airbnb. The top features are WiFi, kitchen facilities, a private bath, air conditioning, free parking. Turn-offs include no or slow WiFi, unsafe neighborhood, and old appliances. Bank on it. Priceonomics.com analyzed loan application from 2018, and found that the average Airbnb host makes $924 monthly. But prior to a pilot program that Fannie Mae, which makes mortgage rules, recently launched, “banks and financial institutions had trouble fully recognizing homesharing income” notes continued on page 6

15 vs. 30 Years QUESTION:
The home selling season has heated up and we’re interested in buying an existing house. It has been suggested that we should borrow with 15-year financing rather than a 30-year mortgage. We would save 15 years of monthly payments. What are the pros and cons of 15-year mortgages?
ANSWER:
A 30-year mortgage is the standard financing option for most borrowers and with good reason. Such mortgages are so long that monthly payments for principal and interest are small enough to be affordable. As well, under federal lender rules, a “qualified mortgage” (or QM) cannot be longer than 30 years. If you get a non-qualified mortgage (a non-QM) then a longer term is possible but few lenders offer such loans. If you borrow $200,000 at 4.25% over 30-years the

monthly cost for principal and interest is $983.88. Taxes and insurance are extra. If the loan is outstanding 30 years the total interest cost will be $154,197. In reality such financing is unlikely to last 30 years. Borrowers in virtually all cases will never pay $154,200 in interest or anything close. Why? Because according to the National Association of Realtors the typical home is sold in nine years. In comparison, $200,000 borrowed for 15 years will show different numbers. Because the loan term is less than 30 years the mortgage rate will likely be smaller, perhaps a half percent lower, say 3.75% in this example. The monthly payment will be $1,454.44 for principal and interest. If the rate is lower then why are the monthly payments higher than with 30-year financing? Because with a 15year mortgage there is less time to repay the debt. The difference in monthly costs between the 30-year
financing and a 15-year mortgage is $470.56 in this example. That’s about the cost of monthly payments for a new car in many households. The monthly cost differential is crucially important in the mortgage application process. In many cases, a mortgage applicant who can qualify for financing with a 30-year mortgage may not qualify with 15year financing. The reason is that the additional cost increases monthly expenses so much that the borrower’s debt-to-income (DTI) ratio no longer meets loan requirements. If your finances allow for larger monthly mortgage payments then it can make sense to get a mortgage with a shorter term. In fact, a number of people do. Research provided to us by Ellie Mae, a cloud-based service that helps lenders originate mortgages, shows that 30-year mortgages represented approximately 86% of all originations in 2018.

Tenants like home improvement, too Worthy DIY projects H omeowners aren’t the only ones who like to make home improvements themselves. Turns out renters enjoy do-it-yourself projects, too, as the results of a recent study by Porch indicate. A Porch survey of owners and renters reveals that the former try their hands at approximately five DIY projects annually, spending, on average, more than $400 on each. But leaseholders weren’t far behind: They tackled roughly four DIY projects per year at a cost of $275 each, on average. Which begs the question: Why are renters so interested in upgrading their abodes, considering that doing so is risky? After all, any unit improvements they make will be left behind once the lease ends; and projects that violate their rental contract or incur their
