Small Mortgage Question: We want to buy a small house.
The price is around $65,000. Can we get financing?
Answer: Small mortgages are hard to come
by because it’s difficult for lenders to make a profit with a small loan. Plus, not all properties requiring them are actually real estate, and borrowers who need them tend to have weak credit. But are these reasons true? First, the typical mortgage profit was $367 in 2018 according to the Mortgage Bankers Association. That’s not much given the work involved and it’s a lot less than the $711 earned per mortgage in 2017. Steep fixed costs are a major reason for slim profits. Lenders have big built-in expenses so they do better with larger loans. And — in those cases where they do originate small loans — they have to

collect bigger fees and charges to make financing pay off. Second, a lot of small loans are associated with properties that aren’t real estate. If it has wheels it’s a mobile home. If a tiny house has wheels it can’t be mortgaged. If it’s a timeshare it might be a vacation lease. In each case the issue is that a mortgage is a form of debt secured by real estate, a fixed bit of property with a title that can be found in local records. Third, some believe borrowers who want small loans have bad credit or they would get bigger ones. This one, says the Urban Institute (UI) in a new study, is untrue. “Although fewer small-dollar mortgages are originated each year,” explains UI, “those who have been able to get them have comparable credit profiles to those who obtain midsize mortgages across the governent, portfolio, governmentsponsored enterprise (GSE), and private-label
security (PLS) channels. Within the GSE and government-insured loan channels, for example, the FICO scores of small and mid-sized loan borrowers have consistently been within 10 points of each other for the past 17 years.” “The loan-to-value (LTV) ratios are comparable as well, and debt-to-income (DTI) ratios are about 3 to 4 percentage points lower for small-dollar mortgage borrowers across all channels, likely because of lower monthly payments from lower loan balances.” Does the new research mean we’ll start seeing more small mortgages? Maybe. While profits and security for the debt are a concern, the Urban Institute says some 600,000 homes are sold each year for less than $70,000. That’s a big market and only about 25% of them are financed with a mortgage. Still, there are lenders who do small mortgages. Shop around for the best deals if you need one for a property with a recorded title and no wheels.

It’s show time! Forty percent of agents say that when a home is “staged,” or altered in some way to hold more appeal, purchasers are more positively inclined towards the property, according to a new survey from the National Association of Realtors. Ideally, staging is invisible to buyers, who see only an attractive home they could live in. With a wide range in cost and complexity, the mechanics of staging aren’t clear to many sellers, either. Here, experts explain survey findings: 1. The median spent on staging is $400. Median means mid-point, with half of staging expenditures above and half below. “The more expensive the home, the more expensive the staging,” says Michelle Minch, Moving Mountains Design, Pasadena, CA. High-end staging runs well into five figures, and often includes moving out the owner’s furniture, and putting in rented pieces. The $400 price could include a two- hour consultation with a stager, and perhaps a package

of home accessories to place strategically, notes Tori Toth, who runs Stage2SellStrategy.com. Twenty-eight percent of agents personally stage their clients’ homes, and 17 percent pay for a professional staging service. 2. The living room, followed by master bedroom and kitchen are most frequently staged. It’s “usually the first room that a potential buyer sees when entering,” giving the living room priority,” says Maureen Bray of Room Solutions Staging, Portland. By moving out or replacing furniture in both the master bedroom and living room, buyers can garner a better idea of how their own pieces will fit, Bray adds. 3. Stagers should consider how sellers can live in their new surroundings. Families with kids especially might be asked to put lots of possessions in storage, maintaining a few hidden bins of necessities. Evidence of pets should also be concealed, says Bray. If a seller happens to fall in love with a piece the stager brings in, “in most cases,” says Toth, he can purchase it. June 7, 2019

Only instead of inviting close comrades to a backyard soiree or kith and kin to an indoor shindig, your best bet is to open your doors to complete strangers and host a different kind of celebration: an open house that shows off the best your home has to offer to prospective buyers. But that’s easier said than done. Because poor prep, bad timing and marketing mistakes can turn any open house into a closed case of missed opportunities that could cause your home to languish on the MLS and force you to lower your asking price. To ensure against these outcomes, it’s essential first to recognize the importance of the open house in your home-selling mission. “Open houses are imperative for the selling process. you can control,” says Jennifer Bell, managing broker with Gramercy Group in Chicago. Unlike a private showing, an open house helps expose your home for sale to a wider crowd of wouldbe purchasers. And, if done right, it serves as an event that should command urgent attention from serious shoppers who realize that — if the home represents a good value — they may have to act fast to beat out other buyer competitors. But even if your home is the best on the block, the open house can be botched without the right planning. To avoid such regrets, try these tips: Get your home in showready shape. “That means thoroughly cleaning, decluttering, and putting valuables and personal items like
photographs away before the event,” says Amanda Graham, Realtor with Washington, DC-headquartered TTR Sotheby’s International Realty. Also, “work hard to remove any odors like cigarettes or pets. I’ve had buyers walk out abruptly on open houses because they couldn’t take the smell,” cautions Johnna Ithier, agent with Century 21 Advantage Gold in Cherry Hill, New Jersey. Think smart scheduling. “Host your open house on the first weekend the listing is on the market,” says Bell, who adds that the best days and times are Saturdays and Sundays between noon and 4 p.m. “But if you live in a huge sports town, be mindful of weekend sports events and the time frame they’re playing. Also, be sure your open house is listed in the MLS no
later than the Tuesday before the weekend it’s scheduled to ensure that real estate websites have enough time to announce it.” Lou Brown, founder of Atlanta-based Certified Affordable Housing Provider, notes that weekday open houses, if necessary, are best slated for 5 to 7 p.m. “when people are coming home from work.” Summon the neighbors. “Invite all the neighbors on your block for a private preview an hour prior to the regular open house,” says Bell, who notes that, even if a fellow owner on the block isn’t interested in buying your home, they can spread the word to their networks and speak kindly of you and your home to a prospective buyer. Make it a dual event. Promote your date as an open house as well as a charity event to raise funds for a worthy cause in the neighborhood.
