Once the property is foreclosed you may still not get it back because of squatters. It may be necessary to have a sheriff remove the current occupants, and that can take a considerable amount of time. Lastly, when you do get the property back will it be in pristine condition? It could cost large sums of money to make the property salable or rentable again. It’s argued that a seller take-back might be useful for a buyer who has not declared all of their income to the IRS, but if someone is willing to cheat the IRS why would they not be willing to cheat you? In today’s marketplace mortgages are remarkably cheap. If a buyer wants your property that’s great: let them get financing from a lender, give you a check at closing, and let the lender worry about whether the buyer pays or doesn’t pay.

By scanning the landscape, you may discover ways to save, by sacrificing some amenities you can live without, or being

open to other options. “The more open you are on terms, the more likely you are to find a great deal,” notes Diana Pittro of a management company in Chicago. “If you ideally want a onebedroom, but there are lots of two-bedrooms on the market, you may find a better price [with more space],” she illustrates. Any landlord might offer a financial incentive if a renter takes a lease that’s longer – or shorter – than the traditional 12 months, allowing the landlord to synch leaseendings vacancies with peak demand cycles, says Joe Greenblatt, of a management company in San Diego. A lease start date in mid-month may also provide a discount, adds Culkin. STAY REALISTIC “Apartment shopping can be an arduous process,” warns Greenblatt. “You have to be disciplined.” When relocating, study the market online for at least a couple of weeks, before you visit, he suggests. When you’ve found possibilities, visit them and stick to your budget plan. “You might think, ‘Well that is pretty, I’m going to get it,’” Greenblatt says, “[It’s] not in your interest – or the landlord’s – if you don’t make the rent.” Conversely, if you encounter a discounted space that requires a compromise you know may prove difficult – whether it’s a steep walk-up or a cramped space – it’d be wise to keep looking, concludes Greenblatt. A roommate is great for costs savings, but first you have to make sure you’re a good fit

For example, rental site HotPads looked at the costs of renting within particular neighborhoods in 13 major U.S. cities. The analysis found that “co-habitating in a one bedroom apartment versus living alone in a studio or co-habitating in a two bedroom apartment versus living alone in a one bedroom apartment” could reduce rental costs 28 to 48 percent, explains John Doherty, marketing manager for the site. But often, roommates are more of an economic choice, especially when someone relocates to a new, pricey metro area, they’ll likely to need to

find someone to live with, notes Doherty. Taking up residence with another person is a big step, one fraught with extra pitfalls when a roommate is a stranger, stress experts. New arrivals to an area often look for a short-term lease, perhaps stepping in to take the place of a previous roommate who’s had to move, notes Doherty. A “sublet,” whereby a lease-holder is arranging for someone to take his place for a period of time “may not be legal,” warns Joseph Greenblatt, of a management company in San Diego, and the renter coming in might not be able to bring any problems to management’s attention. Look for a separate lease agree-

ment, or make sure the sublet is allowed. Leases can be examined, but how to read a potential roommate to see if you’ll be compatible or combative? Don’t just rely on one interview, suggests relationship expert Toni Coleman of Consum-mate.com. Arrange a second meeting, ideally with both parties bringing a friend or significant other, for more impressions on how you’ll interact. A great, simple question to ask a potential roommate is, ‘What do you do in a typical week?,’ suggests Lesli Doares, A marriage consultant. “This question will get at work hours, hobbies, sleep schedule, relationship status and habits,” she says. 9
