THE RIGHT WAY TO FIND YOUR FIRST HOME Don’t fall in love with the first home you see. Follow this advice for shopping smart.

hen it comes to buying a home for the first time, buyers respond with their hearts. Much like with puppy love, they see only the good in the homes that they fall for. “Too often they fall in love with the exterior, and they’re not seeing the defects that are below the surface,” says Egypt Sherrod, an Atlanta Realtor and host of HGTV’s Property Virgins. That’s why would-be first-time homeowners must take extra care to think through every decision, and avoid common pitfalls that novice buyers experience. Sherrod, also author of the recently published book “Keep Calm . . . It’s Just Real Estate: Your No-Stress Guide to Buying a Home” 4
(Running Press, 2015), says everything becomes simpler when you understand it. “The purchase of a house is probably one of the biggest and most important decisions you will make, especially with a partner. Go into it with a clear mind and both feet firmly planted,” she says. Also, know whom to trust. Not everyone is qualified to give real estate advice, particularly well-meaning loved ones. Market conditions are constantly fluctuating. Additionally, the housing climate can vary from state to state. So you may be getting outdated or jaded advice. homes can have a few construction defects. In older home, any deficiencies found during a home inspection can be used when negotiating the deal between the buyer and the seller. Don’t Accept the First Counter-Offer A lot of first-time homebuyers are anxious to move. Tim Frie, licensed real estate sales associate in Tampa, Florida, said that once they start negotiating on a house they really want, it’s easy to act on impulse and immediately come up to the seller’s terms. A good real estate agent will be able to keep first-timers objective and extract the emotion from the transaction. That way the buyer doesn’t end up overpaying or agreeing to onerous terms. Housing affordability declines: The decline in affordability could be offset by an increase in salaries for many households. 5. New-home sales rebound: Sales of new homes are expected to rise 25 percent as single-family construction picks up traction in 2015. 6. Foreclosures recede to pre-recession levels. 7. Rent rises to outpace home-value growth: Rents likely will continue to rise and an increase in rental costs in 2015 could outpace annual home-price gains. 8. Stronger economy leads to greater confidence: A stronger economy will likely lead to more demand for housing in 2015.

Retirement: THE BEST AND WORST PLACES TO RETIRE Surprise! It’s not a warm-weather spot like Hawaii or Florida

hen you think about the best place to retire, you might think Big Island, as in Hawaii. Really, though, maybe you should think Big Sky, as in Wyoming. According to new research from Bankrate.com, Wyoming is the best state for retirees, while Arkansas was named the worst state to spend your golden years. Bankrate ranked all 50 states according to several factors, including local weather, cost of living, crime rate, health care quality, tax burden and senior well-being. Each factor was weighted according to a national survey on what people value in retirement. Wyoming’s low cost of living, low crime rate and low tax burden made it the top spot to retire. Colorado, Utah, Idaho, Virginia, Iowa,

Montana, South Dakota, Arizona and Nebraska also made the Top 10 best states for retirement. In contrast, the belowaverage marks for weather, crime, health care, taxes and well-being make Arkansas the worst state for retirees despite a low cost of living and a lot of outdoor recreation. New York, Alaska, West Virginia, Louisiana, New Jersey, Hawaii, Kentucky, Missouri and Oregon also ranked at the bottom. “This list is meant to help inform, rather than choose a state for you,” Chris Kahn, Bankrate research and statistics analyst said in a statement.” “For example, if you want to retire on the beach and need top-notch health care, this can help narrow down your choices.”
Other findings from the Bankrate ranking include: • Sixty percent of Americans want to move to another city or state in their golden years, but the desire decreases with age. • Nearly a quarter of respondents think proximity to family is the most important factor when choosing where to retire. • Women value a low cost of living more highly than men. • Forty percent of Americans say locales with easy access to mountains, rivers and other outdoor would be most appealing, while a quarter of Americans prefer living near a beach. 9
