Which Buzz Works Best? A new study reveals a shift in buzzwords for real estate listings
Apart from geographic location, brand names seem to matter a lot to homebuyers. Based on the brands touted in luxury home listings, Baiceanu says Sub-Zero refrigerators were considered the hottest and highest in demand. Viking and Miele appliances, Bosch dishwashers and Whirlpool tubs were also highly valued by buyers. The survey was based on 300,000 listings by thousands of U.S. agents and brokers in 2012.

Real estate agents know that key words in home listings like “beautiful,” “dream home” and “must-see” are commonly used to target homebuyers. However, a new study reveals homebuyers prefer listings that include descriptive terms and factual information rather than subjective descriptors. A study conducted by Point2Homes, a real estate listing website based in Canada, shows that homebuyers are interested in particular features and amenities, rather than previously common buzzwords that evoke a feeling rather than list facts. “It is interesting to see the shift from buzzwords such as beautiful and spacious to a greater interest in home attributes like ‘hardwood floors’ and ‘stainless steel’ appliances,” says Roxana Baiceanu, communications specialist and writer at Point2Homes. “Soaking tub” is another newly popular feature. Furthermore, this survey shows a distinction between the tastes of homebuyers based on the geographical location. East Coast buyers are interested in “space” and “lighting,” while homebuyers on the West Coast are more inclined toward “beautiful homes” with “mountain or ocean views.” Those in the Midwest are looking for “ranch style” and “spacious living rooms.” “If you are looking at these top words for geographically sensitive homes, you can put together a profile of a homebuyer and what they are thinking,” Baiceanu says.

pledge your real estate QUESTION: Several years ago I was the beneficiary of an estate that left a house and some money. The home currently has a mortgage balance of $425,000 and a 5.625 interest rate. I would like to refinance to a lower rate, but lenders refuse, because I have not worked in five years. What can I do?
ANSWER: There are two issues here. First, is the property now worth more than $425,000, or is equity also a concern? Second, you may not need a “mortgage” in the traditional sense. Let’s say the property
is worth $425,000. Add 25 percent to that amount ($106,250) and you get a total of $531,250. Now go to a lender who works with the rich and tell them you want a “pledged asset mortgage.” To create a $425,000 PAM at today’s rates, you pledge the property and an account held by the lender with stocks, bonds or cash. In this case, you are willing to put up assets worth $531,250. As it happens, 80 percent of this sum is $425,000. The stocks and bonds in the account continue to yield dividends and interest that go to you, and hopefully such assets increase in value. Meanwhile, the rate on your mortgage drops from 5.625 percent to, say, 3.5 percent by refinancing. If we compare costs for principal and interest the monthly expense of

a $425,000 loan at 5.625 percent is $2,447. At 3.5 percent the cost of the same loan is reduced to $1,908. You save about $540 a month or almost $6,500 per year. Not every lender provides PAM financing, but those who work with wealthy individuals often do. Speak with lenders for specifics, restrictions and charges, and with a tax professional to assure that the portion of the debt represented by the property remains tax deductible. Also, ask a fee-only financial planner to review PAM loan offers to determine the best option.

So-called “lemons” are consumer goods that fail quality and performance standards soon after purchased. Lemon laws (or warranties) protect consumers who buy defective products by offering a replacement or refund – but real estate is a different matter. In a market with many foreclosed, shortsale and unoccupied properties, buyers risk choosing a “lemon” in their search for the perfect home. From mold to meth lab contamination, termites to title defects, and lead-based paint to latent sinkholes, defects and damage can be hard to identify prior to purchase. But shoppers who do their homework and enlist the right resources can prevent falling into a money pit and suffering buyer’s remorse, the experts say. The good news is that stricter seller disclosure rules, home inspection regulations and government disclosures for hazardous properties provide more protection to buyers today than in the past, says Sam DeBord, managing broker with Coldwell Banker Danforth in Seattle. The bad news is that, with more distressed and short sale properties on the market today, home hunters face a greater risk of claiming a lemon. “Any investment has inherent risk. Homebuyers should exercise as much research and caution as possible when purchasing a home so they feel comfortable at the close of their transaction,” DeBord says. For starters, enlist a knowledgeable real estate agent who is familiar with the neighborhood, says Bruce Ailion, real estate agent with Remax Greater Atlanta in Marietta, Ga. “An inexperienced [agent] might not know why the home is discounted,” he says. Next, don’t rely solely on the appraisal report, title search or agent’s comparative market analysis to uncover any serious defects. Hire a licensed and experienced home inspector. According to the American Society of Home Inspectors, a typical inspector’s report will cover the condition of the home’s heating and air conditioning systems, interior plumbing and electrical systems, roof, attic and visible insulation, walls, ceilings, floors, windows and doors, foundation, basement

and structural components. If the inspector discovers any problems, your agent will help you negotiate with the seller as to how they can be resolved. Sometimes the seller will pay for and complete the repairs before closing, or a repair “allowance” may be added to the contract to help the buyer pay for the repair. You may also want to contact a contractor or remediation specialist to get accurate estimates of repair costs. Additionally, consider separate termite, mold and radon gas inspections. Be aware, however, that “an inspector can miss things, and generally their contract limits their responsibility and liability and may limit their exposure to the cost of the inspection,” Ailion says. For greater peace of mind, be prepared to conduct your own research. This includes talking to neighbors, using an Internet search to find news and records on the property, visiting the neighborhood at different times of the day and investigating the original builder. Also, consider opting for a homeowner’s warranty with maximum coverage amounts you can afford. Remember that sellers are required to disclose all known home defects. If you discover an undisclosed defect after buying the property, the seller could be liable for damages if there is proof that the seller knew about it. However, pursuing legal action can be expensive, and many jurisdictions favor the “buyer beware” principle, meaning the buyer cannot recover damages from the seller for property flaws. “Proving a seller had knowledge of a defect usually is not an easy process,” says Jim Hood, agent with Remax Elite, Mason, Ohio. “Consulting an attorney is the first and best route.” Lastly, be especially careful before signing any “hold harmless” agreement or committing to purchase a home “as is,” which can be conditions required by sellers of distressed properties. Consult carefully with your agent and property attorney under these circumstances, and be sure to have the home thoroughly inspected by professionals.
