Bye-bye, beige! Gray is the hot neutral of the moment.
I
t’s a time-honored real estate maxim: The best way to excite buyers is with the low-key, neutral approach. “One red wall could stop [buyers] from looking any further if that isn’t their thing,” notes Nicole Sassaman, author of “100 Sassy Tips: Renovations” (Design Life, 2013). Home sellers who don’t keep up with interior design trends probably think that painting walls a tan or beige is the way to go neutral and not offend

anyone’s color sensibilities But, “Many people may not be aware that there are great neutrals in certain shades of green, blue, gray, brown, and yellow,” notes Maureen Bray, president of a real estate staging association. Right now, gray is the fashionable neutral, agree experts. “It has become the neutral of choice,” says Leslie Harrington, executive director of a color association. Michelle Minch of a

s new college graduates set out into the world, many find themselves searching for an apartment for the first time. From initial budgeting to the rental application process, there is a lot to know. Here are a few tips for young people searching for their first apartment. Find Out What – And Where – You Can Afford For most new graduates, a job will dictate the city in which they live. However, housing costs vary by not just by city, but also by neighborhood. Rental site HotPads recently put together an interactive mapping tool that estimates what percentage of gross income new graduates can expect to spend on rent in 11 major metro areas. The company took into account the median rent in select neighborhoods for studios, one-, two- and three-bedroom units to find a median perperson monthly rent estimate; census data was then used to find gross salary figures of full-time workers aged 22 to 30 holding college degrees. The resulting maps give new graduates an idea of

how much and where they can afford to rent based on their job. For example, an accountant in Chicago could expect to put 40 percent of their salary toward rent in the River North neighborhood versus just a quarter in Lincoln Park. In Washington, D.C., however, a market research analyst would pay about the same renting in Dupont Circle (37 percent) versus in nearby Arlington, Virginia (33 percent). According to Mark Uh, a HotPads data scientist, Atlanta and Chicago are some of the more affordable American cities for new graduates. However, he points out that determining average rental cost by city isn’t as helpful as determining it by neighborhood. “In terms of median rent, we did the study with neighborhood-level granularity,” says Uh. “Certain neighborhoods in each city, the rents can be massively different.” Get the Lay of the Land Lifestyle preferences matter, too. Research different neighborhoods, and visit in advance if possible. Look for desirable features such as nearby
grocery stores, gyms and proximity to work. If your ideal neighborhood is too pricey, consider sharing the cost. “If you wanted to live in city center or close to downtown, you’re probably going to spend more than one-third of your takehome to housing costs,” Uh says. “If you really wanted to save money, you might want to find roommates.” Get Your Finances in Order Monthly expenses are separate from initial movein costs. Many apartments require a security deposit and first month’s rent up front, and that is in addition to any application or credit check fees. Be aware of your credit score in advance. If you have little or no credit, or bad credit, you may eventually need to find someone to co-sign on the lease. “First impressions matter,” says Martin Kerpel, a managing broker in Chicago. “If you don’t have established credit, you want to make up for that with how you present yourself. Confirm your appointment, look presentable, and show up on time.”

Ask the Right Questions Just as finding the right neighborhood is important, so is finding the right unit. Treat each apartment viewing like an inspection, ask questions and review the lease carefully before signing. Kerpel advises finding out if the apartment is going to be painted and/ or cleaned before move-in, in addition to asking about any significant maintenance issues that need to be addressed. “Anything major should be put into the lease in writing,” says Kerpel “In particular if you’re dealing with a leasing agent, you want to make sure the landlord understands and addresses in writing any concerns the tenant may have.” Have Documentation Always bring an ID and checkbook to apartment showings. If the market is competitive, you may want to fill out an application on-site, and landlords don’t often take credit cards. The process will generally include paying an application fee and offering proof of employment. 9
