On the Flip Side By Lisa Iannucci CTW FEATURES The fifth season of Bravo’s docu-series Flipping Out just ended and, interestingly, this season focused on frenetic house flipper Jeff Lewis converting his floundering flipping business into a successful interior design company. But why change what has made him a successful reality star? After all, he was discovered when Bravo was reviewing his assistant’s audition tape, and within 48 hours Lewis had a show of his own. But while he’s known for his brashness and over-the-top personality while hiring and firing friends along the way, his flipping business was no match for the country’s suffering economy. It was four years ago when market turned for Lewis and he faced the worst financial year of his life. “In 2008, everything turned and turned fast, and I was stuck holding several multi-million dollar homes. Fortunately, I was able to sell them and pay off my debts, but I did lose a lot of money,” he says. “I felt lucky, though, because some people lost everything. I wish I would have acted a little faster, but I was paralyzed for a couple of months because I just didn’t know what to do and I had to form a game plan.” Having a national reality show once helped Lewis to promote his flipping business, so he realized that he also could use it to launch

a new business. “There’s this notion out there that you don’t make money doing reality shows, and that’s not true,” he says. “As a businessman, I never would have done this if I wasn’t paid well. So for me, I looked at it as a nice income supplement for running my business and having them just watch.” Even with a national platform and a new game plan, Lewis still faced an uncertain future. “People were holding onto their money, because they didn’t know what was going to happen with the economy and they were reluctant to spend,” he says. “Everybody was scared, even truly wealthy people.” Lewis noticed that remodeling jobs were being done more out of necessity than pure want. For example, a homeowner needed to convert a garage to a home office because the home office needed to be a nursery. Another homeowner remodeled because of a fire. In 2009, Lewis says that pockets loosened up a bit and his customers felt that most of the damage was done.” “All of a sudden I was trying to reinvent myself with a brand-new design business in a bad economy, and the show was a multimillion dollar marketing campaign for my business,” he explains. “When the season started, within two hours I had 18 legitimate business inquiries, so the design business has definitely loosened up.” If the market improves even more, Lewis says he may start to flip (cont. on pg. 6)

Protect Your Deck Now So You Can Enjoy It Later

Colder temperatures, snow, and ice can do some damage on the exterior of your home, especially to wooden decks. Harsh winter weather can deteriorate the wood, ruin the look, and depreciate the value of your deck. Take extra care of it now so that your deck is in tip-top shape for backyard BBQs in the spring. There are three steps to winterizing your deck: First, you should give your deck a good wash. There are a number of substances that can get on your deck during the summer that could cause problems during the winter. For example, mold and mildew can cause erosion on various types of wood. Cleaning the deck can also prevent dry rot, which is wood decay caused by fungi. Start by removing furniture and planters for storage. Moisture caught between the deck and planters or furniture can seep into the wood during the winter and stain the surface. Sweep off dirt and debris while making sure to clear the space between the planks for ventilation. A leaf blower can help you clear the surface quickly. Then wash your deck with deck soap - you can find specific formulas for each type of wood. After washing, give it a good rinse with the hose.

The next thing you want to do is restore the deck by stripping and refinishing the wood. It is important to strip and refinish the deck before staining to ensure sealants adhere to the wood and cover evenly. Power washing the deck is recommended to remove old paint and stains. Make sure to maintain a consistent distance from the surface of the deck at all times to produce a smooth surface. The last and most important step is protecting the deck with water repellant stain. Stains or sealants prevent water, snow, etc., from penetrating the wood and causing decay. Ask your hardware or home improvement store about the best high-quality stain for your type of deck. Using a paint sprayer can make staining faster and provide a professional finish. A paint sprayer can also help you cover those hard to reach areas like railings, posts and underneath the deck. Spray on a non-windy day to prevent overspray, keep a consistent distance away from the surface, and maintain a steady speed while spraying. The deck is one of your home’s greatest assets. Prolong the life of your investment by winterizing it each year.

houses again. “Being in the design business is a different kind of stress,” he says. “Flipping is like gambling. I probably wouldn’t do it to the extent I was doing it before - maybe just one or two at a time. There was a point where I was doing six homes at a time

and had $12 million in property out there. That was very, very scary.” With the show’s income, endorsements, speaking engagements, appearances and more, he says he’s making more money now than he was when he was flipping homes, but without all of the risk. “It’s spread out in several different streams of income, so it’s a little bit more recession-proof that way. I had all my eggs in one basket, and now I have my eggs in different baskets, and that’s important because I can never be in that situation again.” This year, Lewis signed an endorsement with Cornerstone, a quartz surface supplier, and with Johnson & Johnson. Bravo has also signed Lewis to a second series called “Interior Therapy.”

Are Penalties Allowed?

QUESTION:

What’s the story with prepayment penalties? Are they allowed or not?

ANSWER:

Most mortgages come through federally regulated lenders, and federal rules have long allowed prepayment penalties except for FHA and VA loans. Now the situation has changed with passage of Dodd-Frank Wall Street Reform and Consumer Protection Act. Under the law, prepayment penalties are allowed for “qualified residential mortgages.” QRMs generally include FHA, VA and conventional mortgages, in addition to loans lenders hold in portfolio - in total about 80 percent of all mortgages. Prepayment penalties are not allowed for loans that are not qualified residential mortgages. Effectively then, prepayment penalties are allowed for conventional and portfolio loans, while such fees remain banned for FHA and VA financing. Under Dodd-Frank, prepayment penalties are limited to three percent of the loan amount in the first year of the mortgage, two percent in year two and one percent in year three.

QUESTION:

Given the robo-signing scandal how do I know if my title has been correctly recorded?

ANSWER:

The robo-signing scandal involves improperly foreclosed homes, properties where the paperwork is questionable, unclear or simply wrong. So, if your property has not been foreclosed in the past five or six years the odds are overwhelming that your title is fine. That said, when you bought did you get title insurance - both lender’s and owner’s coverage? Title insurance companies are plainly worried about claims regarding foreclosed properties. If there was an improper foreclosure, if the title is clouded, then who will pay? The title insurance company? The lender who foreclosed? The loan servicer? The attorneys who handled the foreclosure? The bigger problem may be in the future. Will title companies want to offer coverage for the purchase of foreclosed homes? If not, how can such homes be sold? A possible answer is that lenders will offer loans for foreclosed properties - but only with steeper interest rates and bigger down payments. For specifics, speak with a real estate attorney in your community.

How It Works

The temperature of the earth below the surface - from a few feet to hundreds of feet down - is moderate and fairly constant. In

many places it stays in the mid- to upper-50s all year. Instead of burning fossil fuels, a geothermal heat pump absorbs the energy stored in the earth to heat a home in the winter. In the summertime a heat pump rejects the heat from the space and transfers it back into the earth - making it extremely efficient and costeffective. To make it work, you need three basic elements: an underground loop system, a geothermal heat pump, and an air-delivery system. • Loop System: This is a system of high-density polyethylene plastic pipes buried in the ground. They are filled with fluid, a mixture of water and antifreeze, that circulates throughout the pipes. Open-loop systems circulate water drawn from a well. • Geothermal Heat Pump: The geothermal heat pump extracts heat from the fluid within the loop using a vapor-compression
