What market is it? QUESTION:
We live in a community where the typical house sells for $500,000. There’s a lot of real estate demand here but it’s very uneven. Most affordable homes are quickly snapped up, sometimes within hours. But houses that cost more than the average often linger unsold for weeks and months. Is this a buyer’s market or a seller’s market?
ANSWER:
You sometimes hear the term “buyer’s market” or “seller’s market” to describe general real estate activity in a given area. These are handy expressions but they mask the reality that markets are complex and generalizations can result in missed opportunities. A seller’s market is defined by one or more trends such as: A large number of quick sales. A large number of multiple offers.

Sales which involve a number of contingencies. The problem with these definitions is that they’re often widely applied. Sales in a metro core are strong this year so we might hear that it’s a seller’s market. But within a metro area, ZIP code, or city boundary there may well be locations and price ranges where sales are slower. Some price ranges may do better than others. The Smiths can afford a $500,000 property. They can buy a less expensive home and not stretch their budget. However, going up in price may be uncomfortable or not possible financially. The result is that we see a lot of competition for entry-level homes. Zillow reported last year that “owners of the country’s most affordable homes are gaining equity the fastest, because demand for entry-level homes continues to grow faster than supply.”
A large number of cash sales. Battalions of buyers at open houses. Many “coming soon” sales which sell just as they are listed on MLS systems. A large number of sales which involve premiums above list prices. A large number of sales with a few contingencies or even no contingencies. Prices which have visibly risen during the past six months or a year. With a buyer’s market we will likely see: Unit sales lower than a year ago. Large numbers of homes lingering on the market. Little traffic at open houses. A large number of sale prices which are below asking prices. Transactions which involve significant “seller contributions” that effectively discount the purchase price.

Playing “The Price Is Right” How sharp are your real estate instincts? Try this multiple-choice question for a clue: If you list your home, but don’t receive any offers, when would you opt for a price reduction? Three months? One month? Five months? None of the above? When1,000 consumers were surveyed by ShelterZoom, three months was the most popular choice. In truth, it’s none of the above. Unfortunately, there is no guiding rule of thumb. “Value change on a specific property must be determined on an individualized basis,” says Stephen Wagner, president of the Appraisal Institute. Here, Wagner and real estate agents describe considerations that they weigh when a listing doesn’t elicit offers: Expect a wait for pricy, unique homes. If your home has a wine cellar, home theater, or other feature that’s unusual among homes in your area, “it may not draw the same level of demand,” says Wagner. Selling A Home Is Stressful Here’s how to make it simpler Planning a wedding can be taxing. Job hunting and interviewing with a potential employer can make you sweat. But there’s no task quite as worrisome as selling a home, new research shows. Over three out of four Americans who have sold a residence in the past three years reveal it was a stressful experience--not far behind a relationship breakup--per the results of a recent Zillow survey. In fact, 36 percent said the selling process brought them to tears (one-fifth cried five times or more), particularly parents and millennials. Seven in 10 fretted about sales price uncertainty or that their home would sit on the market longer than expected, while two-thirds feared an offer would collapse or felt stressed about making necessary home improvements. The poll also found that around 70 percent of sellers miscalculated how long the process would take, with over one in three admitting their home sale took longer than anticipated. is one of the most stressful experiences in modern life. “Hosting open houses and hoping the timing lines up are all things that distract you from what often really matters most--finding your next home,” she says. “So many factors are out of your control, including sale price. Many sellers have a price in their mind, and a lot of stress comes from worrying if they’ll get as much as they want or need. Another stressor is timing. Over 60 percent of sellers are also buying a new house, which adds a ton of financial complexity.” Rose Sklar, agent with Coldwell Banker Real Estate Global Luxury Specialist in Broward County, Florida, says sellers also feel pressure trying to compete with popular home improvement shows and meet the demands of buyers who are better informed and prepared today. “Additionally, it’s natural for sellers who set their expectations too high to feel pressure,” Sklar notes. “Sellers need to step back and accept that things don’t always go exactly the way they want or plan.”
To tamp down the tension and sleep better during the selling process, try these tips: Be strategic. “List your home at a time that can positively impact your sales price, if you can. Zillow research shows it’s best to sell your home in spring--specifically the first half of May,” says Lee. Alternatively, consider listing when inventory is lower, like late summer or late fall. Prep properly. “Before putting your home on the market, declutter and depersonalize the home as much as possible. Consider using a professional home stager, and be sure to use a professional photographer to market and present your home in the best way possible,” suggests Nadia Anac, Realtor with Keller Williams Tampa Central in Tampa, Florida. Home inspection. Have the home inspected before putting it on the market. “This way, you can address any issues beforehand, so there won’t be any costly surprises during the buyer’s home inspection,” Anac says.
