Credit Visibility QUESTION:
Our son met with a mortgage lender to see if he could qualify for a home loan. He lives with us and does not use credit cards. He is employed and pays for everything in cash or by check. The result is that he has savings, no late fees and no interest payments. He owes nothing to anyone. The lender said since he was “credit invisible” he would be impossible to finance. Why would a lender reject a borrower without debts?
ANSWER:
In 2015 the Consumer Financial Protection Bureau issued a report explaining that the nation has millions of “credit invisibles” and “unscorables.” These are individuals with few if any credit entries in the records created by the three nationwide credit reporting agencies — Equifax, Experian, and

Credit invisibles” have no records with the big credit reporting agencies. “Unscorables” have records but contain so few entries that it’s not possible to generate a credit score from so-called “thin” files. “As of 2010,” said the 2015 CFPB report, “26 million consumers in the United States were credit invisible, representing about 11 percent of the adult population. An additional 19 million consumers, or 8.3 percent of the adult population, had credit records that were treated as unscorable by a commercially-available credit scoring model.” Your son should participate in the credit system, not to go into debt but to establish a credit presence. First, he can get free copies of his credit reports for each of the three big credit reporting agencies at AnnualCreditReport.com (https://www. annualcreditreport.com/index.action). Check to see
if the reports contain any factual errors or out-ofdate items, generally bills which are at least seven years old. Contact the credit reporting agency if you find problems because they can lower a credit score when one is finally issued. Second, there are lenders who will make loans on the basis of such things as rental payments and utility bills. However, your son may not have enough transactions to work with such lenders. The alternative is to build up his credit presence. He might want to consider getting credit cards. He can pay off any balances each month and not pay any interest. After a few months he can then get a general credit card. Third, there are new programs from credit scoring systems which — with permission — track bank spending. For some borrowers the result can be higher credit scores.
Easy kitchen updates that buyers love The latest kitchen trends offer lots for sellers to love. Long a route to buyers’ hearts, the kitchen can make or break first impressions. But, a new study from Metrostudy and Meyers Research provides insight into what consumers want now, and some of the trends can be relatively easy and inexpensive to adopt. Here, professional home stagers Helen Bartlett of Kansas City Refined Interior Staging Solutions and Tori Toth, owner of Stage2Sell Strategy, New York: The clean look of white cabinetry is still in, but with some color pops. “Use a black or dark blue hue on the island to make it stand out as a unique space,” says Toth. Leaving upper cabinets white, with a different color on the bottom is another popular color pop, says Bartlett. “After years of neutral grays,” says Bartlett, consumers are now excited by color, especially navy blue and emerald green. Small appliances are increasingly available in eye-popping colors like 6

teal, Bartlett ads. Open up to let light in. Take off window treatments, especially heavy curtains that darken the room. Replace a few wood doors, especially on ceiling high cabinetry with glass doors, Toth suggests. Consider eliminating a few cabinet doors. “Open shelving is one of the hottest trends we have today allowing for a airy look,” Bartlett. Bring in bling. Mixed metal touches excite consumers today. Replace old handles and knobs with new, well-designed, coordinating metal ones. Try changing a faucet — especially if the sink is on an island — with a metal contrasting with the faucet handles, Toth suggests. “You could take a simple round cabinet pull and add a sleeker pull,” says Bartlett. “That simple detail could change a more transitional kitchen into and updated and more relevant space.” September 20, 2019

Gen Y is relying less on mom and dad for mortgage help—here’s why For years, the media has been telling us that millennials don’t place a high priority on buying a home, that they are delaying homeownership and household formation, and, most importantly, that they can’t afford to purchase a property—especially without aid from their parents. Well, here’s some good news for a change: Apparently, Gen Y has got its housing groove back, without mom and dad having their back as much. A new report by Redfin reveals that only one in 10 millennials polled said they planned on pursuing financial help from their parents to fund their mortgage, down from nearly two in five (17%) tallied last year. Additionally, to help pay for their mortgages, fewer millennials plan to seek co-ownership with a non-spouse/non-partner (7% in 2019 vs. 14% in 2018), get a roommate (11% vs. 14%), or rent out their home via services like Airbnb (10% vs. 12%). In a sign of greater self-reliance, more expect to work a second job instead (31% vs. 29%). “Data also show that 51 percent of millennial homebuyers have plans to use strategies such as financial help from parents or non-spousal homeownership to cover mortgage payments—down from 60 percent the previous year, which is significant,” says Daryl Fairweather, chief economist at Redfin in Seattle. She says this trend is unsurprising when you consider rising household incomes for twenty- and thirty-somethings. “They simply have more capital to put toward big September 20, 2019
financial commitments such as mortgages, largely thanks to millennial women who are working more and earning more than previous generations,” Fairweather adds. “What we’re witnessing now is that millennials are becoming more financially secure and finally checking off key milestones they’ve postponed, like getting married, having children, and purchasing a home.” Benjamin Ross, Realtor with San Antonio-based Mission Real Estate Group, says this trend demonstrates a sign of greater maturity. “The millennials who are going places in this world know they have to be independent,” he says. “Also, we know that they have taken on huge amounts of college debt. Perhaps they’ve become more used to the idea of carrying long-term debt and have become better at managing it, which explains why they would be more comfortable with taking on a mortgage.” It’s also possible that many Gen Yers have tried to borrow money from their parents but were turned down. “Maybe mom and dad said, ‘no—it’s time to move out of the basement, get a second job, and buy your own house like we did, a house you can afford,’” says Philip Seagraves, director of the Real Estate Program at Middle Tennessee State University in Murfreesboro, Tennessee. “Perhaps millennial parents are wising up and pushing back.” Consider that, per a Motley Fool study published earlier this year, 7 percent and 8 percent of millen-
nials surveyed, respectively, said their parents fully and partially fund their mortgage/rent; only 37 percent qualified as financially independent from their parents, and just over one in five said their parents urged them to become more financially self-reliant. The average age when millennials achieve financial independence is 31. Of course, there’s nothing wrong with asking for assistance when you really need it. But requesting housing funds from father and mother should be handled carefully. “I would always recommend a gracious and realistic approach that’s also backed by a solid plan,” recommends Fairweather. “Instead of asking for a chunk of mortgage cash, consider mapping out the amount you would need each month, and be honest about your timeline. Articulate your financial plans that would eliminate the need for their contribution by a certain time point.” But if you pursue this option, “don’t take advantage of the relationship. Take that debt more seriously than any other, and try paying it back when you can,” advises Seagraves. If you’re eager to purchase a home but need help beyond your family, check out available down payment assistance programs (visit downpaymentresource.com for options); if you already own, look into a mortgage refinance if you can lock into a lower rate that will save you money and you plan to stay put for at least a few more years.
