ANSWER:
The 30-year mortgage is the standard loan term but it’s not the only financing option out there. Fifteen-year mortgages are also widely available and you can get 20-year and other financing as well. The worry regarding 30-year mortgages concerns cost and risk. Imagine that you borrow $150,000 at 4.25 percent fixed. The monthly cost for principal and interest is $737.91. In other words, interest costs are a lot cheaper as the mortgage term becomes shorter. This is important because if the loan is paid off early by refinancing or through a sale the borrower with a 30-year mortgage will owe far more than someone who has a shorter loan. In practice the odds of an early pay-off are overwhelming: the National Association of Realtors says the typical home is sold after nine years of ownership. Given the big savings from shorter loans why doesn’t everyone finance with a 15-year mortgage? The answer is affordability. Many borrowers have big monthly payments for student loans, auto payments, and credit card debts. Sure, a shorter loan would be nice,

but most borrowers simply don’t have the necessary debt-to-income (DTI) ratio needed to qualify for a bigger monthly payment. They have relatively too-much debt and relatively too-little income. But, if borrowers really want shorter loan terms there are steps they can take. First, most mortgages welcome prepayments in whole or in part without penalty. In fact, payment coupons often have a line for “extra principal.” By adjusting the size of your prepayment you can engineer a shorter loan term and less debt. When the property is sold you’ll owe less to the lender. Also, if you have a big chunk of money, then you might look into a “curtailment.” Give the lender $10,000 or $20,000 and you might be able to get a lower monthly payment in exchange. Not a lower rate, a lower payment because less principal is owed.

Saving for a down payment is so difficult that it’s consistently rated as the biggest obstacle facing aspiring homebuyers. Now, help is widely available through mobile apps. Indeed, just input “apps to help you save money” or “apps to help save for a down payment” in a search engine to call up recommendations. Many banks offer apps to their customers, and others are available, sometimes free, through app stores. So can an app really transform that elusive down payment dream into reality? Only if the goal is “salient” or truly your top priority, notes Dilip Soman, University of Toronto professor who specializes in behavioral economics. Many features found in these apps, like categorizing your monthly spending, bar charts that show your savings progress, an easy mechanism for transferring funds to savings, and automatic “rounding up” each purchase, depositing the change in savings, are founded on principles of behavioral economics, the study of how humans

can be prompted to better financial habits. Some apps allow you to label your savings account with names like “house” and plug in a picture of your dream house. Constantly “seeing” your goal has proven to be a good motivator, notes Soman. These apps help curb our spending impulses, says Jeff Kreisler of PeopleScience. We might feel there’s nothing ‘wrong’ with ordering a bottle of wine at dinner, he explains, but an app can remind us that restaurant spending is already peaked for the month. One downside of an app is that it may allow you to swipe your phone to pay for purchases, says Kreisler. The same region of the brain that registers physical pain fires up when we buy, especially if we must open our wallet and count out bills. Swiping a phone is probably the easiest pay mechanism, followed by credit or debt card purchases, and then cash payments. This loan requires no money down, provides extra-low interest rates, and eases lending guidelines to make it easier to qualify— even if you have credit issues. “As a veteran, you’ve sacrificed and served our country. The zero percentdown VA home loan is a great reward for those sacrifices,” says Darby, who adds that, in most markets the VA loan borrowing limit is a generous $484,350. “All you have to do is apply for a mortgage through a standard lender, broker or bank, tell them you are a veteran, and provide a copy of your DD-214 separation from service document— which will help the lender determine the amount of your benefit.”
Additionally, you can apply for a no-money-down VA loan multiple times—for a starter home, move-up residence, vacation home, retirement residence, etc., (although some restrictions apply). “The VA loan is a fantastic opportunity for those who qualify to own a house, build long-term wealth, quit throwing money away on rent, and take advantage of a program that no one else can use,” Michael Hills, vice president of Investment Brokerage at Denver-based Atlas Real Estate Group.
