No More 30? Question:

If Freddie Mac and Fannie Mae are privatized or ended by the federal government, does that mean 30-year mortgages will no longer be available?

Answer:

In 2008, when the mortgage market was in free fall, the federal government took over Fannie Mae and Freddie Mac through the use of a conservatorship. The government claims it has advanced billions to the companies, but what the government did and why it did it are widely debated. What we do know is that the federal take-over has been very profitable for the government. According to Pro Publica, every dime loaned to Fannie Mae and Freddie Mac has

been returned and the Treasury has taken in an extra $46.4 billion in profits from Fannie Mae and $36.8 billion from Freddie Mac. There is now mush discussion regarding the future of Fannie Mae and Freddie Mac. Should they be released from the conservatorship? Privatized? Replaced by new companies ultimately backed with federal guarantees? These are important questions because Fannie Mae and Freddie Mac are big players in the secondary market. They buy loans from mortgage originators and package them for investors worldwide. The money that lenders get from the sale of their loans allows them to have cash to produce new mortgages. The result is that we never have a mortgage loan shortage – or the soaring rates a mortgage shortage would create. One idea is that if we end Fannie Mae and Freddie Mac, 30-year mortgages will no longer be available because there won’t be GSEs to guarantee and insure such loans. If true, this would be a huge problem. If the only financing you can get is 15 years, there would be major problems. For instance, a $150,000 mortgage at

4.5 percent over 30 years has a monthly cost for principal and interest of $760.03 – when reduced to 15 years, the cost would rise to $1,147.49. Many buyers cannot qualify for the higher number. The result would be less demand, fewer sales and lower home prices. However, worries about an end to 30-year mortgages are overblown. First, virtually no mortgages last 30 years. It’s not a practical problem. The National Association of Realtors says the typical home is sold in ten years. Freddie Mac reports that in the fourth quarter, mortgages on average were refinanced after 5.8 years. Second, if 30-year mortgages were no longer available, the first companies to go out of business would be lenders. As a matter of selfinterest, you can bet that lenders will figure out how to resolve the problem. And quickly.

magine living a mile or so from a gigantic lot marked by deafening noises all day, every day. Construction sites would qualify, but the din typically ceases when a project is completed.
