Paying Off Your Debt QUESTION:

We bought a home recently and can’t see ourselves in debt 30 years from now. What are the best ways to pay down a mortgage?

ANSWER:

In today’s world, households may have several forms of debt, typically auto loans, student debt, credit card bills and mortgage payments. There are different reasons to pay off — and not pay off — different debts. Credit card debt should be avoided because of high costs. Quickly paying off auto debt may not result in big savings because such financing often uses a convoluted form of interest calculation — the rule of 78s — instead of simple interest. Student loans are difficult to pay off because they are often enormous — such financing now totals nearly $1.5 trillion. Borrowers should address student debt every month before it gets larger because of unpaid interest.

There are a number of approaches to mortgage prepayments. First, virtually all mortgages today can be prepaid in whole or in part without penalty. Your payment coupon likely has a space where you can make an “extra payment.” Since the extra payment is not required you can add as little or as much as you want each month. Second, you can make bi-weekly payments — at least in theory. In practice most loan servicers do not want to get 26 checks per year and will not accept partial payments. More payments equal more costs for the servicer as well as more opportunities for mistakes to creep in. There are third-party bi-weekly mortgage services which — for a fee — will set up a bi-weekly program for you. However, your obligation is to the lender. If a payment is late or unpaid, your credit is at risk. Third, you can tailor your payment toward a certain pay-off goal. Let’s say you have a $150,000 mortgage at 4.25%. It’s a 30-year loan

and the monthly cost for principal and interest is $737.91. If you want to pay off the loan in 18 years you need to pay $994.78 per month, an extra payment of $256.87. You can figure out how much extra you need to pay by using a mortgage calculator to reach a certain pay-off goal. Fourth, if you win the lottery, cash in a stock option, or get that inheritance from Aunt Hortense you might want to consider a curtailment. This is a single big payment made to the lender. Before you send in the money be sure to negotiate with the lender. Fifth, if you get a one-time annual payment or earn extra dollars at certain points during the year you might want to make an annual extra payment. This is not enough for a curtailment but will reduce your principal balance. Think of tax refunds, annual bonuses, etc.

Extending The College Life: Adults Like Student Housing Many students today are living in offcampus housing that’s very different from where their parents lived, circa 1985. And students apparently like the new model since many are now staying in similar arrangements for years after graduation. For the past two decades, investors have poured millions into building off-campus housing complexes, typically composed of units combining several bedrooms and baths with a shared living area and kitchen, as well as studio or “micro” apartments. These apartments are “furnished, safe, secure and high on technology,” says J.J. Smith, president of CA Student Living. Especially in cities, young professionals “averaging in age from 24 to 31,” are living side-by-side with 6

students because of it’s the more affordable way to access modern amenities, he adds. Of course, older single-family homes and apartments are competing offerings around campuses. But the newer student housing properties “are in a sense, the incubator space of what works and what doesn’t … for the multi-family apartment sector as a whole,” Smith adds. Indeed, the new student housing dovetails with another apartment trend called “co-living.” Common, Ollie and WeLive are among the companies providing this private bedroom/share living experience that more renters, especially younger adults, are choosing. Typically, new student housing and co-living is cheaper than a traditional apartment with the same modern

amenities and location. However, 67 percent of off-campus housing – including older properties – is more expensive than the citywide rental price average, according to a recent study by RentCafe.com. Higher rents are especially associated with big-name schools and nearby public transportation. Young professionals who want to save even more should consider “going off-off campus,” says Alexandra Ciuntu of RentCafe. For instance,

“Renting two miles away from Case Western Reserve University goes for a $991 average compared to $1,372, which is the average rent within a one-mile radius of the Cleveland, Ohio campus.” No matter what the proximity to campus, “Living with others in various forms is still one of the most popular solutions for students and young professionals on a budget,” concludes Ciuntu.

Bad Signs For Sellers How political lawn signs can affect your home for sale Want a buyer to vote “yes” on your home for sale by committing to a purchase? Then elect to do the smart thing as a seller: Don’t post any political signs on your lawn or within your listed property, the experts agree. Avoid this advice and your house will be viewed less as a desirable domicile and more as a referendum in the guise of real estate. “There’s a saying — never talk about politics, religion or money at a party. The same can be true at an open house or private showing,” says Tamara Heidel, broker with Heidel Realty in Las Vegas. “Politics can be very polarizing, so having a political sign next to your ‘for sale’ sign August 2, 2019

might cause people to opt out of seeing your home.” Barry Crimmins, real estate attorney and former broker, seconds that sentiment. “While there’s nothing legally prohibiting the display of such a sign, I would advise any owner interested in selling his or her property to err on the side of caution,” he says. “Yes, you have the right to display proof of a politician or political cause you support. But the purchase of a home is the largest single investment that many people make, and sometimes one small item could cause a shopper to reconsider and the sale to collapse.” Crimmins’ advice? “Don’t take the chance.”

Ask property attorney Bruce Ailion and he’ll tell you that the best way a seller can support a candidate or campaign is to write a check or volunteer. “Home hunters can make assumptions about you and your neighborhood that may or may not be true based on the sign you have in your yard,” says Ailion, Realtor with Atlanta-based RE/MAX Town and Country. “There may be people who simply don’t want to do a deal with you based on the fact that you support the opposition party or a candidate they dislike. Remember that, in this situation, the sign says more about you than it does the candidate.” When listing your home,
