How many bedrooms do you need in your next home? By Erik J. Martin CTW Features ake stock of your home for a moment. How many of its bedrooms are currently in regular use? Unless the answer is “all of them,” it’s fair to ask if your residence is rightly sized for your family’s needs. On the other end of the spectrum, maybe you have kids or housemates who have to share a bedroom. Regardless, the same question applies: How many bedrooms are enough for the typical owner or family? Consider that the average number of bedrooms in new single-family homes has been on the decline over the past five years, per U.S. Census Bureau data. Single-family homes with four or more bedrooms dropped from 44.8 percent in 2017 to 43.5 percent in 2018, based on the most recent numbers. That may not sound like much of a dip, but it syncs with a snowballing trend toward smaller new homes over the past several years. New single-family residenc-

She adds that, if this is not your forever home and you plan on moving in a few years, you want to be sure the home will appeal to the next buyer. “Regardless, I would try to have at least one bedroom with a full bath on the first floor so that you or a future owner won’t have to use the stairs.” Remember: Those excess bedrooms not in everyday use can always be converted to other living spaces, like a home office, hobby zone, game room, or home theater. “A bedroom can be turned into a den easier than the other way around,” says Jeff Benach, principal of Chicago-based Lexington Homes. Now, though, it won’t be as irritating for many owners. That’s because Americans are now staying in their home longer, a median of 13 years, three years more than they did a decade ago.
