ou’re practically salivating at the thought of owning your own home and leaving renting behind. But all you hear is how unaffordable homes for sale are today, and everywhere you look seems financially out of reach. Where do you turn for hope, especially if you want to settle down in a city? For starters, and a starter home for that matter, consider the latest research from Move.org, which recently published a list of the 10 most affordable metro markets for first-time buyers in the country. They are, in order of affordability: McAllenEdinburg-Mission, Texas (where the median home value is $87,100 and the population is 855,176); Cape Coral/Fort Myers, Florida ($224,800, 737,468); Lakeland/ April 23, 2021
Winter Haven, Florida ($150,800, 686,218); Boise City, Idaho ($239,900, 710,743); Baton Rouge, Louisiana ($181,700, 854,318); Greenville/ Anderson, South Carolina ($163,400, 895,942); Ogden/Clearfield, Utah ($255,500, 662,875); Columbia, South Carolina ($154,400, 824,278); Palm Bay/Melbourne/ Titusville , Florida ($196,400, 585,507); and Deltona/Daytona Beach/ Ormond Beach, Florida ($184,200, 646,288). Joe Roberts, a spokesperson for Salt Lake Citybased Move.org, says he was surprised by the fact that four of these 10 most affordable cities and towns for first-time buyers, as ranked by the organization, were in Florida. “While a few big Florida cities like Miami and Orlando were far from the most affordable, there were still a surpris-
ing number of inexpensive metros in Florida, a state known for its sunshine, beaches, and more relaxed lifestyle,” he says. As you can see from the list, lowest home price didn’t necessarily dictate a higher affordability ranking. “While you might expect the average home price to be the only factor that matters for home affordability, housing markets are actually a lot more complex than that. One of the most important factors we ranked cities for was how much that city’s homes cost relative to the average income of its residents,” explains Roberts. “The incorporation of this factor meant that the average home price in one city could be higher than the average price in another. If our rankings were based solely on home prices, the cities with the cheapest homes would rise to
the top – but that doesn’t mean residents could afford them.” Luke Smith, a home flipper and real estate investor in Louisville, Kentucky, believes many of these markets that made the top 10 are worth a closer look, although caveats apply. “For example, Fort Myers is affordable for a multitude of reasons. It’s on the Gulf Coast, an area hit with substantial hurricanes in the past decade. Many residents moved away rather than waiting for everything to get rebuilt,” says Smith. “It’s a wellknown area, but it isn’t in as much demand as other Florida destinations.” Debbie Remington, broker/owner of Remington Team Realty in Alvarado, Texas, understands why McAllen (which placed number one on the list) could look appealing to many on a tight budget.

Simplifying the mortgage application process Question.
If there’s a choice between a full docs mortgage application and a bank statement application which will make the most sense for the typical borrower?
Answer:
There has always been a quest to deliver as little paperwork as possible to mortgage lenders, a quest sometimes encouraged by lenders themselves. During the mortgage meltdown, for example, lenders marketed such things as NINJA (no income, no job, no asset) mortgage applications. These applications allowed lenders to approve loans with both less underwriting vigor and higher mark-ups. The usual reasons to provide less paperwork often include claims of “privacy” or an aversion to record keeping. In fact, as a borrower it likely benefits you to provide a fully-documented loan file. I’m aware that this sounds like financial sacrilege to some, but there are reasons to prefer a hefty loan application file. First, the 2010 Dodd-Frank legislation was designed

to remove as much risk as possible from the mortgage lending process. It requires – among other things -- that lenders verify the ability of borrowers to re-pay their loans. Lenders who fail to do a proper job can be forced to buy back loans, pay fines, face very unpleasant lawsuits, and maybe lose their licenses. The result is that when a borrower walks through the door with a file full of documentation the lender is elated. Second, there’s less paperwork required today than in the past. Not less documentation, but less paperwork. For example, borrowers are typically required to provide bank statements and tax returns to lenders. Today the requirement for such documents remains in place but now – with the borrower’s permission – lenders can get statements directly from banks and tax transcripts from the IRS. This is a big deal for lenders. They can get information untouched by the borrower, meaning the documents cannot be altered. Third, if a loan becomes distressed it’s tough for a lender to complain about the borrower when so much

information was made available. Paperwork is a good protection for borrowers. And lenders. Fourth, bank statements may lead to lender questions. A sudden cash deposit, for example, may be an underwriter red flag. Overdrafts can also be an issue. Some loan programs accept bank statements in lieu of other paperwork, generally for those who are selfemployed or have their own businesses. You typically need account statements for the past 12 or 24 months as well as business statements for three months. Bank statements, coupled with good credit and solid cash reserves, can be used by borrowers to qualify for certain programs. The real point, though, is don’t be distracted by application options. Keep your eye on the bottom line. Compare interest rates, points, application fees, APRs, and other factors for bank statement loans with fulldoc loan applications. In particular, look at the Loan Estimate (LE) form lenders are required to provide. Go to page three and compare five-year financing costs.
