It all began in Rome in 1850 when established local tailor Guiseppe Cifonelli sent his son Arturo to London’s Savile Row to learn “the English cut”. His studies finished, the gifted young man set up shop in Paris in 1926 and quickly made a name for himself thanks to his unique trademark: “The Cifonelli shoulder”. This jealously guarded family secret – which involves a high, narrow armhole and sleeves that are attached to the shoulder in a curved fashion – allows the owner of these bespoke works of art an undreamt of freedom of movement. Says no other than Karl Lagerfeld: “You can spot a Cifonelli shoulder from 20 meters’ distance”. Thus, Azimut inherited the expertise and resources that allowed this new division of Benetti to launch about 60 yachts between 30 and 70 meters’ length over the next 20 years. D.G. de Sotheby’s Europe, pour la somme colossale de £ 65 millions (= $ 104.327.006), cinq fois plus que l’estimation de £ 12 - 18 millions. La vente de « Modern and Impressionist Art » a atteint un total de plus de $ 233 millions, la somme la plus élevée jamais obtenue à Londres! n February 3, 2010, Alberto Giacometti’s “L’homme qui marche I” (Walking Man I) sold for £ 65,001,250 (= $ 104,327,006) becoming the most expensive work of art ever sold at auction. The expectant saleroom fell quiet as bidding opened at £ 12 million. Some eight minutes later, after a fast and furious bidding battle between at least ten prospective purchasers, this spectacular piece - the only lifetime cast of this iconic subject ever to have come to auction – was sold by Sotheby’s Europe chairman Henry Wyndham to an anonymous telephone bidder, establishing a new record price not only for the artist, and for any piece of sculpture ever sold at auction but also, and more importantly, taking its place in history as the most expensive work of art ever sold at auction, and eclipsing Pablo Picasso’s “Garçon à la Pipe,” which sold for $ 104,168,000 at Sotheby’s New York in May 2004.

Un rapport sur le marché immobilier international de luxe par Alexander V. G. Kraft
A
ux États-Unis, le marché immobilier a atteint son sommet dans la plupart des régions mi - 2006 ; depuis cette période, il est en déclin continu enregistrant la plus forte baisse des prix immobiliers jamais connue dans l’histoire en décembre 2008 (-19% en 12 mois). Parmi les marchés les plus touchés se trouvent les marchés de luxe de Miami (Floride), Las Vegas (Nevada), Phoenix (Arizona), et San Diego (Californie), où les prix ont baissé de plus de 50% (Phoenix), 48% (Las Vegas ), 45% (Miami), et 40% (San Diego) depuis leurs pics en 2006. À la fin de l’année 2009, les prix ont baissé à un rythme beaucoup plus lent que pendant les années précédentes. Grâce à un choix très important, des prix à des niveaux historiquement bas et des investisseurs à la recherche de valeurs stables, quelques marchés ont même pu enregistrer de modestes augmentations de prix indiquant un retour de confiance des acheteurs. Le marché résidentiel de New York / Manhattan s’est avéré être l’un des marchés américains les plus stables au regard de la baisse d’environ -20% depuis le début 2008.La baisse des prix, des offres intéressantes et la récupération de Wall Street ont permis un rebond d’activité fin 2009/début 2010, particulièrement dans le segment entre 5 et 7 millions de dollars.
Comme dans de nombreux marchés internationaux en dehors des Etats-Unis, le marché immobilier britannique a atteint son sommet début 2008. Par la suite, les prix ont baissé au RoyaumeUni entre 10 – 20 %. Toutefois, le marché immobilier de Londres et spécialement son segment de luxe se sont avérés plus résistants que la moyenne nationale. Les prix ici ont baissé d’un maximum de 10% depuis leur pic de 2007/2008. La raison de cette correction modérée a été l’effondrement de la livre sterling face à l’euro qui a créé un

afflux de riches acheteurs européens à la recherche d’opportunités d’investissement. Par conséquence, les prix londoniens ont déjà commencé à se consolider en 2009, enregistrant même quelques gains modestes dans des marchés sélectionnés. Les biens les plus recherchés par les investisseurs étrangers se trouvent principalement dans la gamme entre 2 et 5 millions de livres sterling, les endroits les plus recherchés sont les quartiers huppés traditionnels de Mayfair et Kensington.
En France, les prix dans la plupart des régions ont atteint leurs sommets en 2008. Tandis que certains marchés ont commencé à faiblir déjà début 2008, la crise n’a frappé la plupart des marchés qu’à la fin de 2008 après l’effondrement de Lehman Brothers, suivi par la chute libre des marchés boursiers internationaux. Le quasi arrêt total des marchés dans la plupart des marchés français entre novembre 2008 et mai 2009 s’est répercuté en ondes de choc dans tout le marché ; néanmoins, ce quasi – arrêt dans le secteur haut de gamme s’explique davantage par une crise de confiance que par un manque de liquidité. Ainsi, lorsque les marchés boursiers internationaux ont commencé à se stabiliser, les acheteurs sont retournés sur le marché en souhaitant bénéficier de l’accroissement des offres et des prix ajustés. En moyenne, les prix dans la plupart des marchés de luxe français semblent avoir baissé d’environ 10 - 25% par rapport à leurs sommets 2007/2008. Les propriétés à des prix irréalistes ne se vendent pas en ce moment tandis que les propriétés d’exception en parfait état dans des endroits recherchés continuent à se vendre rapidement à des prix élevés. Depuis l’automne 2009, l’activité a nettement augmenté dans la plupart des marchés atteignant à Paris des niveaux comparables à ceux de 2007, l’année record.

I
n the U.S., the real estate market peaked in most regions in mid - 2006 and has been in continuous decline since then with the steepest drop in home prices ever recorded in history occurring in December 2008 (-19 % in 12 months). Some of the hardest hit markets, especially in the luxury sector, include Miami, FL, Las Vegas, NV, Phoenix, AZ, and San Diego, CA, where prices declined by more than 50 % (Phoenix), 48 % (Las Vegas), 45 % (Miami), and 40 % (San Diego) since their 2006 – peaks. At the end of 2009, prices have fallen at a much slower pace than in previous years and even recorded some modest increases in selected markets thanks to increased buyer confidence, large inventory and interesting price levels. The New York/Manhattan residential market has proven to be one of the more stable US luxury markets and corrected on average -20 % from its peak in early 2008. Lower prices, larger inventory and a recovering Wall Street have seen renewed activity in late 2009 and early 2010, especially in the mid-range luxury market between $ 5 – 7 million.
Like in many international markets outside the US, the UK property market peaked in early 2008. Since then, prices have fallen throughout the UK by between 10 - 20 %. However, the London property market and its luxury segment in particular have proven more resilient than the nationwide average. Prices here have fallen by no more than 10 % since their 2007/2008 peak. The reason for this moderate correction was the collapse of the British pound versus the Euro which created an influx of wealthy European buyers looking for investment opportunities. As a result, London prices have already started to consolidate in 2009, even registering some modest gains in selected markets. The most sought after properties

by foreign investors are mainly in the £ 2 – 5 million range, the most sought after locations the traditional top neighbourhoods of Mayfair and Kensington.
In France, prices in most regions peaked in 2008; while some markets began to soften already in early 2008, the crisis hit most markets only in late 2008 after the demise of Lehman Brothers and the ensuing free-fall of the international stock markets. In the luxury segment, the ensuing 6 – months – standstill of most French top markets between November 2008 and May 2009 sent shockwaves through the market and was considered mostly a crisis in confidence, not in liquidity. Thus, when the international stock markets began to stabilize, buyers returned to the market wishing to benefit from larger inventory levels and lower prices. On average, prices in most French luxury markets seem to have fallen by approx. 10 – 25 % versus their 2007/2008 peaks. Properties that have not been priced realistically fail to sell at the moment while top properties in perfect condition and in top location still sell quickly and at elevated prices. Since autumn 2009, activity has increased significantly in most French luxury markets, bringing activities in selected Paris and Côte d’Azur markets in early 2010 even to 2007 record levels.
