On February 13, MABA members participated in Business Day at the Monona Terrace and State Capitol. The MABA group joined fellow Wisconsin Builders Association (WBA) members from around the state, as well as other Wisconsin business leaders from a variety of industries, to listen to several nationally-renowned speakers. Among the speakers was Pat Roggensack, a current candidate for re-election for the Wisconsin Supreme Court. The day concluded with Gov. Scott Walker, who spoke directly to the interests of the business community detailing how his administration is working on bold entitlement reform and improving Wisconsin’s economic engine.

In addition, the group was briefed by WBA leaders on its legislative agenda, which empowered the group to talk extensively about critical building-related issues at the State Capitol. After the briefing, the group met with Dane County legislators at the Capitol to advocate on behalf of WBA’s legislative agenda. The group spoke face-to-face with elected, local officials, informing them of concerns affecting our local shelter industry. The common theme throughout the legislative meetings became clear: HOUSING=JOBS.

President’s Message I saw a great number of you at the WBA Conference in Appleton just a few weeks ago. There were a couple of highlights for me. One was getting to talk to my colleagues and friends from around the state who I see a few times per year and always learn from. Another was the Vendor Showcase, meeting with sponsors and seeing a few new products that I hadn’t yet seen in person. Our own Robert Procter (Axley Brynelson, LLP) did a “Mock Trial” Abe Degnan seminar on a remodeling job gone bad — with yours truly as the Degnan Design sucker remodeler who didn’t communicate well and got sued, Builders, Inc. and Mark Brehmer (Sterling Premium Building Systems) typecast as the demanding client who left town and wouldn’t return a phone call! Well, I certainly learned that I never want to be on the stand in front of Robert or either of his colleagues who helped him with this mock trial! One of the biggest things at the WBA Conference was recognition of MABA for our participation in the PAC, our collective voice in the political process! Thanks to all of your contributions, we hit 183% of our target! How did you do this, you ask? If you bought something at the Silent Auction, made political contributions through the Builder Direct Fund, or contributed to Building a Better Wisconsin or Build-PAC, you made a contribution! And I also say thanks to anyone who was a donor of items at the Silent Auction. Through donations, contributions and participation in events like this, you have helped us. In fact, I believe that MABA is the largest dollar contributor in the state, even though we are not the largest Association. Our influence via this fundraising helps needed advocacy come back to us. Another February event was held at American Family as a joint event of MABA, the Realtors® Association and Mortgage Brokers – the groups that comprise our “Housing Discussion Group.” At this “Making Sense of Appraisals and Comps” event, a panel of experts, including our own Brian McKee (Midwest Homes, Inc.), told us about rules and best practices in the appraisal process. Builders can submit data to help create comps, to better our revenues and in turn our margins — for our Builder members and everyone else who is in the industry! Here are a few highlights:

Contract homes and turnkey homes can be used as backup comps by a good appraiser — not necessarily the first 3 comps, but as supporting evidence for an appraiser to choose the “high” end of the price range.
•
You can help by having your Realtor submit any turnkey or contract homes to the MLS. Be sure to submit high quality photos of the spaces, the exterior and even important details of the home.
•
If you don’t have a relationship with a Realtor, contact the MLS directly to submit your information. This can also be found on the MABA website in the “members only” section.
•
Ask your banker and Realtor how to submit as much information as possible when you are getting an appraisal – photos, specifications, product selections and also industry information, such as “the cost of lumber has risen by 37% over last year” with, for example, a Random Lengths newsletter showing that data.
If you’d like to know more on how you can help to increase appraisal values, please talk to your Realtor, your banker or other Builders and ask them if they know. Why should you do this? Is it helping your competitor? The more we can show rising prices, the more that the comps will allow prices to rise, and all of us — builders, trades, and everyone in the shelter industry — will be able to earn the amount of money we deserve to earn for the risk we take and the services we provide! As always, let’s stay positive to help each other and help this industry! Build each other up, cooperate, and help keep MABA and the shelter industry strong!

Madison College Students Presented with MABA Scholarships Each year MABA donates two $1,000 scholarships to Madison College students who are enrolled in the following programs: Construction & Remodeling, Cabinet & Millwork or Architectural Technician. Interested students must submit application materials; scholarships are competitively awarded. From participation in this scholarship program to working with Habitat for Humanity and Hammer with a Heart, MABA continues to be a positive, supporting force in our community.
Meet the 2012 recipients: Jon Compean
to express my talent when I reached high school and gained access to a small but very nice wood shop. While going to high school, I also took a two year construction program at a career center. And through that construction program I was introduced to Skills USA. While I failed the construction test, I passed the cabinent making test. I went and competed at the state competition. I won that competition and then went to compete in Kansas City. This is where I met Patrick Mohlzan, the Cabinet Making and Millwork program instructor. I waited a year to get into the program because the class was full, and here I am now.
I graduated from Randolph High School in 2012. I started woodworking my junior year of high school. I enjoyed woodworking so much that I decided to take an independent study course where I would take my woodworking skills to the next level. I took the Cabinet Working and Millwork program because I wanted to learn more about woodworking and build more advanced projects. With my degree I plan to work at a local shop for a few years. After a few years of experience I plan to open my own cabinet making shop for my community.
Jordan Henkel I was born and raised in Illinois, to a mechanic and kitchen and bath designer. I realized that I had a natural talent for being able to construct things. I was really able

What’s Happening at Madison College? (The college formerly known as MATC)

Many people have been a bit confused by our recent name change and some think a new college is in town. We changed our name due to confusion with Milwaukee Area Tech College, which was also known as MATC. Hopefully this will help solve that problem. We have some new classes that many in the Association may be interested in, which include: Construction Project Management, Construction Estimating and Construction Lien Laws. They are directed at carpenters and other tradespeople who are interested in taking their career to the next level. If you are grooming someone to take on additional responsibility in the future, this could be ideal. Contact John Stephany with any additional questions at Stephany@madisoncollege.edu or 246-5273. Classes begin this spring. More info on these and other non-credit courses can be found in the Continuing Education flyer sent to most area homes, or at madisoncollege.edu/courses. The Construction and Remodeling Program Advisory Committee is always looking for a few good people to join. It meets twice a year. The faculty and staff roll out what the program is doing and get feedback from builders, remodelers and other associated tradespeople. This helps to steer the program and makes sure we’re delivering graduates that have the relevant knowledge base for the jobs that are available. The Construction and Remodeling Program, the Cabinetmaking and Millwork Program, Architectural Technicians Program and other programs will be graduating a new class of students this May. February Evening Membership Meeting Highlights After a brief hiatus the Evening Membership Meeting returned on February 4th. Nearly 100 members gathered together and enjoyed catching up with old friends and colleagues during social hour, and visited with table top sponsors Badgerland Supply, Inc.; Park Bank; and Star Satellite Division Of Sapro, Inc. Special guest Wisconsin Builders Association (WBA) President Craig Rakowski (James Craig Builders, Inc.) shared with the group WBA’s vision planning for 2013 and detailed the value members receive in conjunction with their WBA Membership. WBA’s Director of Government and Political Affairs Brad Boycks presented WBA’s legislative agenda for 2013. Brad also presented 2012 Auction Chair Abe Degnan (Degnan Design Builders, Inc.) with an award recognizing MABA for achieving 183.3 percent of its 2012 fundraising goal as established by WBA. Membership Chair Andy Voeltner (Edward Jones) introduced the new members in attendance and

announced the winner of the Prospective New Member Drawing. This drawing, which was spearheaded by the Membership Committee, encourages members to bring a prospective member(s) as their guest to an Evening Membership Meeting. The winner announced at each Evening Membership Meeting receives $20. Andy Voeltner also announced the winners for the 2012 New Member Contest. Mike Vilstrup (TimberLane Builders, LLC) won the $300 cash reward for recruiting the most new members in 2013. Don Esposito took second place claiming his $200 reward. And there was a three-way tie for third place between Jenny Acker (Acker Builders, Inc.), Hart DeNoble (Hart DeNoble Builders, Inc.) and Robin Pharo (Treysta Group, LLC). Finally, Steve Hansen (Associated Bank), speaking as a representative of the Wisconsin Mortgage Bankers Association-Madison Chapter (WMBA), shared new home construction financing options currently being offered by WMBA lenders.

Housing Committee Selected at Capitol Committee assignments in both houses of the Wisconsin State Legislature have been determined, and the Assembly Housing and Real Estate Committee will again be Chaired by Rep. John Murtha (R-Baldwin). Rep. Murtha will be joined by freshmen Joe Sanfelippo to lead the Committee. Rep. Murtha has been a longtime partner with WBA since his election to the State Assembly in 2006 and since he was named Housing Committee Chair in 2009. WBA Advocacy staff is looking forward to again be working with Rep. Murtha on the housing committee this session. This session a freshman legislator has again been selected to be the Assembly Housing and Real Estate vice-chair with Representative Elect Joe Sanfelippo (R-West Allis) getting the nod this session. Last session freshman Rep. Michelle Litjens (R-Oshkosh) was the vicechair of the committee and likely would have continued to serve on the committee had she run for reelection in 2012.

Sanfelippo is well-equipped to understand the concerns of homebuilders and their related industries; he is the founder and former owner of Sanfelippo Environmental Landscaping, which employed over 60 people and performed landscape construction and maintenance on residential, commercial and municipal projects. Rep. Sanfelippo sold the landscaping business in 2005 after 19 years. The Committee is comprised of both Democrats and Republicans. However, the composition is majority Republican because Republicans hold a majority of seats in the state legislature. On the Democratic side, WBA staff is pleased that Rep. Leon D. Young (D-Milwaukee) has been appointed to return as the ranking Democrat on the committee as they have had a productive working relationship with Rep. Young during his past service on the Committee.

Building Code App — Did you get it? Builders are buzzing about the new building code app, an exclusive tool available only from the Wisconsin Builders Association. The app is a free download, get it by going to Wisbuild.org, and click on the “APP CENTER” tab. The app will work on nearly all smart phones, tablets or e-readers. Start Your Own Conduit Today! The Builders Direct Fund (BDF) is the conduit fund for the Wisconsin Builders Association (WBA). This fund allows those who invest in it to give their local and state association a role when they contribute to candidates running for state or local office. To establish an account, you will need to submit a personal check made payable to BDF in the amount of $100 or more to WBA. The process is simple. When you identify a candidate that is running for office on the state or local level that you’d like to support financially, simply contact WBA to notify them of your intent and BDF will then send a check in your name directly to the candidate. This is a great way to maximize the impact of donations to the MABA endorsed candidates in elections! Board of Directors Summary of February 20th Meeting (Please note that this list is not inclusive of all actions or topics of discussion at the meeting.)
1. Received reports from those who attended the 2013 NAHB International Builders Show and Board of Directors meetings. Directors noted that NAHB’s proposal to increase dues was approved and will go into effect in 2015 and 2016 at $16 annually, following 2016 the NAHB Task Force will evaluate whether another dues increase is needed in either 2017 or 2018. 2. Received reports from those who attended the 2013 WBA Conference and Board of Directors meetings. 3. Directors noted that WBA’s “VoterVoice” email service provides a platform that allows members to easily contact their state legislators on issues important to the shelter industry. If you would like to subscribe to the “VoterVoice” service please contact WBA Chief Lobbyist Brad Boycks at bboycks@wisbuild.org. 4. Directors continued to discuss the importance of identifying and mentoring fellow members with leadership skills and encouraging them to pursue further involvement with the Association. Wisconsin Congressman Sean Duffy joined the meeting and gave a brief update on the status of various events currently taking place in Congress. 6. Approved 4 Associate and 1 Affiliate membership applications. Affirmed 5 Associate membership applications previously approved by President Degnan and First Vice President Kessel. 7. Directors noted that NAHB approved the MidWisconsin Home Builders Association request to dissolve its charter with NAHB. Accordingly, the following counties were released: Columbia, Sauk, Marquette and portions of both Adams and Juneau. MABA Directors continue to evaluate all of the options regarding jurisdiction, including meeting with the former Mid-Wisconsin HBA members, who were reassigned by NAHB to WBA members-at-large. Should a Wisconsin local bordering any of the uncharted counties wish to request jurisdiction, that local will need to send notice to NAHB by May 1, 2013, so that the NAHB Board of Directors take action on the request at its June Board meeting. 8. Received a financial report and reviewed financial statements for the period ending January 31, 2013. 9. As always, reviewed and discussed a number of government affairs issues.
