TCI: One Process, One Contract, One Relationship by Mark Crawford

F

ounded in 1977 to serve the commercial design and construction needs in the La Crosse area, TCI started out small— today, 37 years later, the company has a national reputation for high quality design-build, with well-known clients like Gander Mountain. TCI works in over 20 states across a range of markets including educational, institutional, commercial, government, grocery, retail, and industrial. TCI specializes in “total construction integration” and employs an experienced, in-house team of architects, engineers, estimators, and construction professionals who deliver value-engineered design and fast-track construction. The team also embraces technological advances such as BIM (Building Information Modeling) and is committed to project design using sustainable design capabilities that reduce risk. “We are not separate architecture and construction firms that have formed a temporary partnership,” says TCI President & CEO Matt Lewis. “We are all one team, sharing the same culture and goal of client satisfaction. That means we all work together from the very inception of the project through the entire warranty period 4

and beyond to develop a relationship with the owner and ensure that their needs are met. There aren’t any miscommunications between the architect and construction project manager because their offices are right next to each other.” Sales volume for TCI has been fairly steady over the last few years, even through the Great Recession. “Because we have the flexibility to design and build facilities for a wide variety of markets in multiple states, we have been able to maintain a fairly steady volume, even through tougher times,” adds Lewis. So far 2014 is looking like a strong year for the company, with projects in Florida, New York, Indiana, Illinois, Missouri, Alabama, Georgia, Texas, Nebraska, North Dakota, Ohio, Virginia, North Carolina, Michigan, Minnesota—and of course, Wisconsin. “We know how to assist clients with all aspects of site selection, planning, establishing relationships with local code officials, and designing, building, and equipping their facilities, regardless of the geographic region,” states Lewis. “Not too many firms of our size can do this effectively.”

Top-Notch Workforce

A founding tenet is TCI’s belief that hiring talented, committed, and inspired people who work together at all levels will produce exceptional projects that exceed customer expectations and save clients money. TCI’s culture focuses on teamwork, commitment, and integrity, so that all employees strive to show these qualities in their daily work. “As CEO of TCI, I am most proud of our people,” says Lewis. “We are only as good as the members of our team, and I continue to be surprised every day by their talent and dedication to serving our clients in a manner that continually results in repeat business.” A top priority is mentoring and developing team members from within the company. This is not only fair to employees, but also good business practice because of the increasing difficulty in recruiting knowledgeable talent within the industry. “Therefore we budget a significant amount each year for continuing education and training,” says Lewis. “We also encourage members of our team to bring forward their own suggestions for educational opportunities they think will not only assist them in their

professional development, but that will also assist us in staying innovative in how we serve our clients.” As an active member of AGC, TCI routinely uses AGC’s valuable resources, including legal advice, education, industry benchmarks and training opportunities. “Safety is a top priority for us,” says Lewis. “We have a full-time safety director who continually interacts with our superintendents and field staff to ensure the proper training is occurring and that all jobsite standards and safety rules are being followed. We do whatever we think is necessary to foster a sense of ownership of a safe workplace. The philosophy that safety is everyone’s responsibility has allowed us to maintain a very low losttime accident rate and mod rate. This ensures that team members go home safe every night from the job site.”

Selected Projects

Gander Mountain, Wisconsin TCI has completed over 70 projects in 18 states for Gander Mountain—the nation’s largest retail store for hunting, fishing, camping, and outdoor equipment. TCI’s first project with Gander Mountain was more than 10 years ago—since then TCI has provided design-build services for renovations, retrofits of existing vacant space, and new “ground-up” stores. “Gander Mountain understands how design-build saves money and time,” says Chris Walters, Vice PresidentPrivate Division for TCI. “As a result, we are able to design and build multiple Gander Mountain projects simultaneously across the country. Designing and building projects in multiple locations means we often face tight deadlines and must also be simultaneously knowledgeable regarding multiple local markets. These challenges, however, make us stronger and add

to our already growing resume of commercial retail experience.” Festival Foods, Neenah This project incorporated new prototype features to enhance the shopping experience at Festival Foods. The owners wanted a unique space that would help define the sense of community in the grocery store. A dining mezzanine was added above the deli area of the store, which has a café-style atmosphere. A 60-foot raised wrap-around deli service counter creates a visible focal point that allows more display space and greater accessibility. Additional skylights and unique light fixtures contribute to the ambiance of the space. A community room, additional office space, and restrooms also add convenience for customers and maximize utilization for employees. “We were impressed by the aggressive schedule that TCI maintained in order to open the store on time,” says Frank Abnet, Vice President of Store Operations for Skogen’s Festival Foods. “From start to finish, TCI managed the project in the best interest of the owner. Communication between the owner and sub-contractors was also handled very well.” Blair-Taylor School, Blair Construction has started on the BlairTaylor United Campus project, a facility that will house students at every grade level, on one campus. The project includes 89,000 square feet of new

construction and 33,000 square feet of renovated area. Collaboration with the school administrators provided a solution in which the existing high school space would be renovated into an elementary school, with new high school space included in the new addition. The project will be delivered Fall of 2014 using a fast-track schedule. “One goal of the project was to share as many areas of the building as possible for mutual benefit of all grades,” says Ernie Tourville, TCI Director of Architectural & Engineering Services. “Shared areas include the LMC, athletic areas, auditorium, and some administrative areas. The new work will modernize the look of the traditional-style school building. Energy efficiency and sustainability were also a priority, with increased insulation values, higher-performing mechanical equipment, LED lighting, and natural daylighting included in the design.” “TCI was very willing to work with us on the design and gave us the guidance we needed, especially for gym space,” says Dennis Dervetski, superintendent for the school district. “The design-build process worked very

well, and it was easy to make changes when needed.”

expectations and limit exposure to winter conditions. To offer flexibility and energy efficiency, the building and all of its systems were designed to be completely shut down throughout the winter—which is actually quite a unique design and construction challenge. “Our team also had to comply with stringent codes and military and sustainable design standards throughout the project, especially to qualify for LEED Silver Certification,” adds Kevin Lisowski, TCI Government Division Vice President. “TCI performed very well throughout the project,” comments Roy Brewer, Project Engineer at Fort McCoy. “They utilized state-of-the-art design and construction practices. The seasoned team delivered a very high quality

of work and was very safety-aware on the job. They also met all the challenges of finding products that would withstand our temperature extremes.”

Moving Forward

TCI continues to embrace technology if it improves the design and construction process and adds value to the client experience. “We were fortunate to be able to get ourselves ahead of the curve with our implementation of BIM,” says Lewis. “The benefits of this cannot be overstated, whether it’s in clash detection, electronic document review and submittal, or accurate record models of the buildings for owners. The technology does come with a cost, however, so we have to be very smart in how we implement it.” Because of the company’s deep

design-build expertise and experience working in different parts of the nation, TCI continues to enter new markets with confidence. “Our clients also develop very different kinds of projects within their own portfolios that we can accommodate,” says Lewis. “They also introduce us to new clients that require us to provide design and construction for an even different type of facility. Because of our flexibility and wide range of experience, we are fortunate to be able to serve almost any niche market.” To TCI, day-to-day operations are more than simply designing and building buildings—instead, they are all about meeting or exceeding client expectations and building long-term relationships. “It is very gratifying to develop relationships with clients that are based on trust, quality, and performance,” says Lewis. “We are in this business to serve others. Since many of our projects are for repeat clients, we must continually strive to give them the best-value project we can, with the highest standards possible, so that they know they can trust us with their next project. When this happens, it truly is an honor.” n TCI has been a member of AGC of Wisconsin since 2011.

Specialty Contractor

Lewis Construction, Inc. Lewis Construction, a concrete subcontractor, retained their full-speed ahead enthusiasm through the 2008 recession. Until 2007, Lewis was active with industrial and retail projects throughout the Midwest. Once the recession hit, their business plan expanded to energy-related and government projects. “Somehow, we have always been able to identify and tackle our customer’s needs, whether it be through different markets or expanded geographical areas,” said Steve Lewis, President. Lewis Construction is a turnkey concrete subcontractor that prides themselves as problem solvers – working with the general contractor and the customer on specific needs, whether it be super-flat floors, structurally complex foundations or concrete parking lots. “There are times, when a general contractor can efficiently perform the concrete scope, but has timing

issues, or other constraints. That’s where we can help.” With core employees that are willing to travel, Lewis expanded their footprint from Connecticut to Texas and North Dakota, when needed. Lewis Construction attracts the most knowledgeable and experienced union field staff and boasts an average of over 10 years of experience.

One complex project involved five batch plants and multiple concrete producers in order to pour 6,800 yards in a 12 hour period. I needed to provide a positive environment to allow them to work together,” said Steve.

Each crew forms a composite team that works together, each one knowing their role and responsibility.

He also has worked extensively with the Corps of Engineers to coordinate concrete projects in Minot.

These employees are among the best in concrete professionals. They maintain ACI certifications and are OSHA/MSHA trained. They deliver the highest quality concrete services and rise to any challenge.

The satisfaction of working through a complex project shines through Steve to his employees.

Steve thrives on the coordination of specialized projects. “I really enjoy seeing the results of a challenging, well-planned project - whether it be super-flat, or fast tracked.

“We brainstorm on how we can perform; the staff rises to the occasion every time.” Lewis relies on the AGC to provide fair negotiating with the union representation and feels that the AGC has the best view point for the contractor as well as the union workers. Being affiliated with the AGC has given Lewis a level of credibility that customers look for in the prequalification process. n
