The Neighborhood Buzz

Real Estate News Eagle County real estate ends 2008 on a high note Eagle County ended the year with $225,150,500 in total dollar volume in December, bringing the year end total to more than $2.2 billion for 2008. This is 25% shy of last year’s total and down just 19% from 2006. The driving force in Eagle County in 2008 was the high-end properties sales. There were 71 transactions selling for more than $5 million for the entire year; 12 of those transactions were in December. This is 17 more transactions at the over $5 million level than we had last year. This helped create one of the highest average sales price months we’ve ever seen in December at $2,207,358. Here are a few of the influencing projects for December 2008: • The Westin Riverfront Resort & Spa had 16 closings totaling $17,043,200 • Vail Mountain View Residences had 16 closings totaling $54,841,400

Upcoming Events – Spring/Summer 2009

• The Chalets at Lodge at Vail had 5 closings totaling $60,250,000 • The Penthouses at Manor Vail had 3 closings totaling $22,732,500

March 29 – Arrowhead ® Closing Day

While total dollar volume stayed above $2 billion for the fifth consecutive year, the number of transactions have declined to a total of 1606 for 2008, 40% fewer transactions than 2007.

Most are not. Always ask why the sellers are selling. MYTH: The longer the house is on the market, the more you can negotiate.

This may not translate into price negotiating but means that the seller may be stubbornly holding on to their price.

Please call us at (970)926-3000 if you would like a list of all active properties in Arrowhead or would like to discuss any of the information we have provided.

MYTH: You shouldn’t buy before prices have bottomed.

You can’t sharp shoot the real estate market. Once you have identified the “bottom” prices have already moved up.
