Hip-Hop Artist, Performer, and Rising Local Star Josh Sallee is an ordinary kid from Bixby, Oklahoma with some pretty amazing talent. He is an advertising major at the University of Central Oklahoma. Josh was an outstanding athlete, making All-State in golf and basketball in high school, but music is his real passion. He is a hip-hop artist and performer, and rising local star, shocking hundreds with his amazing free style ability. As a teen, hip hop and free style rap took a hold of his attention and he has been motivated to perform ever since. Josh got his big start as a performer after finishing runner-up in a talent contest consisting of over 1,000 musicians. Since then, Josh has been writing music and posting videos of his work on YouTube. The number of views on his music videos sky-rocketed within a year, and he began receiving gig offers from all kinds of venues. Josh has now done several shows, including work with some wellknown artists such as Paul Wall, Cypress Hill, Mickey Avalon, Bizzy Bone, Kidz in the Hall, and 88 Keys. Josh’s music is good, free of profanity and derogatory terminology. When we asked him why he chooses to keep his music clean, he simply replied, “Because I feel like people only use curse words as fillers in their music. I want my work to be completely original.” Josh’s music sends out a message to adolescents and young adults saying that, “We college kids need to do it!” This represents self-motivation to go out and fulfill your dreams. Josh said that’s what inspired him. He felt like he could do it and he went for it. Josh will be releasing his new debut single on YouTube this month, which is a remix to Mike Posner’s “Cooler than Me.” His first debut album is also coming out this summer, titled “Honor Roll Accolades.” Josh will be performing at several events this summer. To check for show postings, go to AfternoonProject.com.

Hot Tub Time Machine
Pirate Radio
Get out your bright colors, Walkman’s, and MC Hammer cassettes, and roll back the dial to 1986. Life isn’t going the way Adam (John Cusack), Nick (Craig Robinson), and Lou (Rob Corddry) had dreamed of when they were younger. These guys find themselves in a hot-tub that takes them back to their old stomping grounds to regain some of their old magic. Little do they know, the trip doesn’t turn out to be what they expected. Craig Robinson is so hilarious in this movie, and is credited with writing a lot of his own lines. I’m not sure if there is a scene in this movie that wasn’t infused with a great one-liner or joke. Don’t let the cheesy façade of this movie fool you; it’s a winner. I consider it up there with the likes of Wedding Crashers and Old School. This is a comedy must see! However, do not expect your date to think it’s as funny as you do and DO NOT take a child under 18. There are parts in this film that are extremely vulgar, but if you can look past that, you’re in for a sidesplitting good time. 5 out of 6
Set sail to drop anchor in the middle of the Atlantic Ocean with a nest full of eccentric slackers who have a passion for music and a rivalry with the British government. Loosely based on a true story of British radio legend, Pirate Radio is for a special kind of audience. Picture this: a huge fishing boat that has been re-purposed as a floating hippie colony. Playing rock and roll on British airwaves at this time was entirely illegal, and the movie is a cat and mouse game played between the radio pirates and the British government. With 8 different characters competing for screen time, often their individual story lines fall flat. The good news is that Phillip Seymour Hoffman is stellar in this film and hilarious to watch. Fair warning to the ladies, this movie is pretty degrading to women. All in all, I enjoyed it - thanks to an interesting ending, and tons of fun on the good ship rock. Plus, the soundtrack used in this movie is killer. Think Almost Famous meets Taking Woodstock. 3.5 out of 6

Procrastinators Beware!
1. Go shopping with your mother. Take her to one of her favorite stores and help her pick out your gift to her. Take your time, try stuff on, and check everything out. Most mothers will enjoy the time you spent with them at least as much as the gift, if not more.
your appreciation for Mom’s love, hard work, and patience with a poem. A personally written poem that comes from the heart is sure to hit home and make Mom feel truly special.
2. One of the best gifts kids (and dad) can do for mom on Mother’s Day is give her a coupon book of favors. Help your son or daughter create a well put together book of coupons that consist of chores and favors that the kids can do for mom. This handmade gift will also be a great keepsake for mom as well. 3. Giving mom a beautiful bouquet of flowers is a no-brainer--she deserves them! Create a family photo tree, beaded vase, or ribbon masterpiece to personalize your bouquet and surprise mom on Mother’s Day. 4. Mother’s Day is a fantastic time to honor Mom for her years of love. ...By The Railroad Tracks. There is no shortage of Mexican restaurants in the Oklahoma City metro; however, if you are ready to try something a little different, Iguana Mexican Grill is sure to spice up your world. Dubbed as “the little taco stand down by the rail road tracks,” Iguana’s menu features traditional and non-traditional items that will rock your world. I recommend the Anaheim Pepper, stuffed with blended cheese, grilled chicken, and then topped with homemade gualillo aioli sauce. Match that up with red bell pepper rice and some oven roasted potatoes and your taste buds will be in business. Iguana has gone out of their way to differentiate themselves from typical Mexican restaurants by offering

an extensive Sunday brunch menu, along with specials like Taco Tuesday, where tacos are $1 and Tecate’s are only fifty cents more. On Cinco de Mayo, Iguana is shutting down the street and throwing a tent party in the parking lot. If you’re looking for the friendliness wait staff in Oklahoma and some delicious Mexican food, head over to the Iguana Mexican Grill. Boasting precise design details and a silver-and-black theme, the Invicta Men’s Exclusive S1 Collection Touring Edition Chronograph Watch is pleasing to the eye and to the touch. A contoured black rubber band complements a tonneau stainless steel bezel for a geometrically appealing effect. A black dial offers white tachymeter markings that frame an inner cut-out dial with interlocking silver-tone subdials. Large white Arabic numeral hour indicators at the four and eight o’clock positions, a date window at the four o’clock position, and stainless steel hands complete the timepiece.
Tesla Roadster - $130,000 The Tesla Roadster delivers full availability of performance every moment you are in the car, even while at a stoplight. Its peak torque begins at 0 RPM and stays powerful at 14,000 RPM. This is the exact opposite of what you experience with a gasoline engine, which has very little torque at a low RPM, and only reaches peak torque in a narrow RPM range. This forces you to make frequent gear changes to maintain optimal torque. With the Tesla Roadster, you get great acceleration and the highest energy efficiency at the same time, all while requiring no special driving skills to enjoy it. This makes the Tesla Roadster six times as efficient as the best sports cars, while producing one-tenth of the pollution. Information taken from www.teslamotors.com

So6ixSoRelationships
So6ixMay2010 By: Michael Cross (Dr. Tru Luv)
Recently, I was doing some research on the topic of fellowship, and I was surprised when I read the original meaning of the word. The term “koinonia” is the Greek word for “fellowship.” The definition means an intimate participation, communication, partnership, contribution, or social intercourse. It was the phrase “social intercourse” that caught my attention. At first, I laughed to myself when I read it, but after a moment of analyzing the meaning of the phrase, I realized that this is something that is critical for every form of relationship, especially those in the romantic context. Sex was designed to be an intimatebonding experience between couples. It brings two people closer together, and they communicate their feelings towards each other through the act; that is, if it is done in right context. Now, think about the phrase “social intercourse.” Fellowship is also an intimatebonding experience between people, again, if done in the right context. It is
24
an act where people communicate with each other on a deep level, contribute to one another, giving of self, not sexually, but in mind, soul, and spirit, and having a partnership, or working together for the benefit of the bigger picture. This fellowship requires an “intimate participation,” meaning that both people contribute, with all their hearts, to put the other person’s best interest above their own. Fellowship among couples is something that has been lost throughout the years. People tend to forget that there is more to a relationship than just physical intimacy. Start making time in your relationships to encourage and build one another up, especially in times of need. Communicate feelings and thoughts with each other, and work together to build a strong, intimate bond between the two of you. Social intercourse is a key foundation for strength among romantic partners.

Put Your Best Foot Forward...
When spring and summer come, so do sun, shorts, tanks, and fun. What’s a hot summer day without a hot pair of sandals? One thing every woman has in her closet, no matter what her style, is the sandal. The sandal is always changing its style, from heel height to detailing.
that use seashells, fringe, or studs. Gladiator sandals are being seen on the thong sandal with a wrap around the ankle decorated in studs. Ruffles and flowers have trickled their way down onto the shoe, and have been seen in bright colors and in basic blacks and whites.
Despite your individual taste, one sandal that seems to be the victor over others is the flat sandal. Although there are many types of flat sandals to choose from, it seems that we usually see the thong, toe loop, slide in, or t-strap sandal. With these in mind, the detailing, colors, and even hardware are ever changing on these classic styles. Sandal styles are also being mixed and matched with each other.
Woven sandals are always in, and are being seen in warm golden tones and blacks. Thong sandals are the most reoccurring sandal we see each season, whether it’s a flip flop or a wrap-aroundthe-ankle sandal. We see them in all colors, even with beading or jewels. We even see them in basic colors, such as white, black, brown or combination colors. The flip flop thong sandal will always be popular, no matter the color or style. Some companies began making the flip flop in better material, and have even used ecofriendly products to make their products more “green.” It’s time to bust out those flip flops and get your toes out of hiding! Make your summer not just happy, but strappy, too!
This season we are seeing stones and jewels in all colors, on all sandal styles. Stones in intricate designs, and jewels down the center of the thong sandal give an ethnic and natural look. We have been seeing a lot of connecting sandal straps

This summer, shimmer is bringing on the heat and is lighting the way to sexy. Allow the sun to enhance your radiance. From the sparkle of the eyes, to a glimmer on the chest, it’s that time of the year to shine. Shimmer is a more subtle expression of glitter, and reflects light to allow an even brilliance any where you’d like. Cream is ideal for someone with dry skin and a powder works best for those with an oily skin type. Starting with the eyes, a good way to find a great color is to pull the many pigments in your eye’s iris. For example, those with baby blues can pull undertones like steel blues and gray hues, and colors like yellow and light brown are lovely with hazel or green eyes. Even brown eyes have a tinge of red or golden colors that are beautiful for making a subtle statement with color. Once you’ve found the colors that enhance the uniqueness of your eyes, just apply across the entire lid, and then blend with a more neutral color. For the evening, use a matte color to increase the intensity in the contour of the eyes, and finish it off with the dazzling shimmer. For those who have heavy set eyelids, or if you feel like your past the age of shimmer, it is now time to bring those eyes back into the spotlight. Try this: after applying eyeliner to the lash-line, smudge just a little bit of glim-
26
mer on the center of your eye lids on top of the liner, blend, and bring a bit of excitement by grabbing the light’s attention with the extension of your eye color. Another technique is to utilize shimmer as a highlight. Take a beige-white color and make a “C” around the eyes, starting under the brow and going all the around the eye to the nose. Also, it can be applied vertically down the bridge of the nose. This works with lighting to make your nose appear straighter and smaller, while reflecting light under the eyes to make them appear open and awake. Moving down from the face to the neckline, apply shimmer down the sides of the neck and on the collar bone. This will create continuity with the highlighting techniques of the face. If you’re feeling sultry and wearing a low cut shirt or dress, go a little bolder by enhancing your chest. Dash a bit of shimmer in the center of your cleavage, on to the outer corners of the breasts, then down the shoulders. This will enhance the natural curves of the upper body. This can also be done down the legs for a slimming effect! This is the perfect way for every woman to have an eye tracing trail of a beautiful glow. This season, the temperature is rising for lustrous skin, so play and have fun with some shimmer in the sun!

...Equals “We The People.”
Prior to 1954, our Pledge of Allegiance said: “I pledge allegiance to the flag of the United States of America, and to the Republic for which it stands, one nation, indivisible, with liberty and justice for all.” Notice the pledge is to the Flag and the Republic. It’s not to a government, a democracy, a party, or even an individual. Did you know we are not a democracy? Though it is very easy to mix up, a democracy is nothing more than the free and equal right of every person to participate in a system of government, often practiced by electing representatives of the people, by the majority of the people. In other words, a democracy is nothing more than the right to participate in the process (sometimes) via representatives. A Republic is a little different, though. A Republic is a political system, or form of government, in which people elect representatives to exercise their power. It is comprised of a group of people who are equals and who have a collective interest or objective. We are a Republic. This means that we are equals who have a collective interest and elect representatives to exercise our power. This means that our representatives are to speak on our behalf. They

are not better than you; they are your equals. In this country, we were born with the right to participate. We don’t need to be a democracy. We were all born with certain unalienable rights. This means they cannot be separated, given away, or taken away. It also means that they cannot be licensed or altered. Among these are indeed the right to life, liberty, and pursuit of property (happiness) but this also includes our Bill of Rights. This system was set up so that people were born with equal opportunity. From there, we could chase down our individual dreams. Government was established to ensure protection of these equal rights, not to provide equal things and always through the consent of the people. Via the 10th Amendment, strong local government was meant to be the keystone to preserving human freedom. Our constitution was formed in such a way so that free people would be governed by law, not by the whims of men. Ben Franklin - “The U.S. Constitution doesn’t guarantee happiness, only the pursuit of it. You have to catch up with it yourself.”

See yourself as Successful and Become Successful
A phrase we often hear from great speakers is “attitude is everything.” If you do not allow yourself to dream or think beyond your current situation, then you will always have great difficulty in achieving you goals, hopes, dreams, and anything beyond where you currently are. Author Brian Tracy says, “If you are not getting better, then you are getting worse.” Whether you think you will succeed or fail, then you are probably correct in both cases. Why? Because attitude is what gives you energy; knowing you can succeed is the first step. The next step is to take action. Thought is productive, but can also be destructive. There are several ways we can use this to our advantage. First, think in realistic terms. However, remember that anything is possible. Take time to sit down and write out a list of the key goals, dreams, and desires that you want to achieve in your life. Don’t wait to create a bucket list. Also, create a list of all your abilities, education, skills, and natural talents. Once you have both of these lists created, go through and start
34
organizing your goals based on priority, and list them in time frames. These could be yearly, monthly, weekly, or daily lists. Finally, figure out the skills you possess that can help you with each task. Create a plan, and start figuring out how to make our goals a reality. It can be very easy to lose track of your goals, especially if you live each moment without focus. Keeping busy can help keep you from being depressed and will allow you to become even more productive. Learning to create lists, organizing your life, and changing your outlook can be the greatest steps towards developing a better future for yourself. As you become more and more successful, learn to lead by example. As you begin reaching your goals, more and more opportunities will present themselves. If you do nothing, then you will only see things as they pass you by, rather than taking action and putting yourself on the path to success.

By: Brandy Morris April 13th was a day Cowboy fans will remember. It marked the first time in 14 seasons that bedlam baseball was played at Allie P. Reynolds Stadium. The non-conference game will become a regular game in both team’s schedules. The Cowboys got past the 11th ranked Sooners 7-6 after 10 innings. The young, unranked Cowboys (20-13, 4-7 Big 12) have struggled early in the conference season with closing games. The 2010 roster has 17 new players added to the Cowboy camp, which includes eight freshmen and eight junior college transfers. One player has begun his collegiate baseball career as a junior. The Cowboys have a talented offense. As of April 18, the team is ranked third in the Big 12, with a cumulative batting average of .292. They have two players ranked in the

top 10 in the conference for stealing bases. Second basemen Davis Duren holds the No. 1 position in the conference with career 25 stolen bases, and sits in the 10th position with 38 career RBI’s. Centerfielder Dusty Harvard is ranked 5th in the Big 12 with 12 bases stolen in the season. Senior pitcher Tyler Lyons has been nominated for the Lowe’s Senior Class Award. Lyons is one of eight Cowboys who were drafted in the MLB draft. The New York Yankees drafted the left-handed pitcher in the 10th round (315th overall) of the draft last June. He elected to return to OSU for his senior year. Junior left-handed pitcher Thomas Keeling leads Cowboy pitching with 70 strikeouts this season. Keeling was honored as Big 12 pitcher of the week the first week of April. The New York Yankees also drafted Keeling in the 20th round (615 overall) last June, but he also elected to stay with the Cowboys. In his seventh year as coach of the Cowboys, Coach Frank Anderson has led the Cowboys to five NCAA appearances and a conference championship in 2004. Anderson and the Cowboys approach each game one at a time and work on improvement where it is needed. The strong work ethic of the players is what makes the Cowboy program successful. The Cowboys will close out conference play at the Bricktown Ballpark during the Big 12 tournament. The tournament begins May 26. Contact the ballpark for ticket information. Note: All statistics were as of April 18, 2010, and were found at www.Big12.com.

By: Brandy Morris The Oklahoma Sooners are battling their way through the Big 12 conference and are on the move. The Sooners are ranked 11th nationally, and are currently sitting in the fourth position in the Big 12 conference. The Sooners (26-10, 6-7 Big 12) are sitting at top of the Big 12 with the fewest fielding errors at eight. They are holding strong in fifth place with 13 homeruns. Third basemen Garrett Buechele leads the Sooners with 33 RBI’s on the season. Buechele and first basemen Cameron Seitzer lead the Sooners with eight homeruns each this season. Centerfielder Chris Ellison leads the Sooners with 15-of-18 stolen bases this season. The Sooners had a great start to the conference season, but April presented a challenge as they faced the top of the conference. The Texas Longhorns swept them in a 3-game series 16-3, and Texas Tech took their series 2-1. The Sooners will face the Cowboys in conference play at the Bricktown Ballpark, and one game at Drillers Stadium. Their final road game will be a 3-game series at Kansas. They will close out conference play at the Bricktown Ballpark in the Big 12 tournament.

Your Weight Loss Solution Maybe Right Under Your Nose!
Summer is almost here, and it’s time to try on that new swim suit. If you’re unhappy with what you see, you are not alone. There are literally hundreds of options out there for losing weight. For larger amounts of weight, the hCG Diet may be the best option for rapid results. For a slower pace, the best option may be an appetite suppression medication like Phentermine (Adipex-P) or a fat-blocker like Alli. Diet programs like Weight Watchers and Jenny Craig act as the role of support in weight loss, along with eating correctly and sensibly. Others still find success with calorie restriction, which only works well if not undermined by a lack of will power. However, for many people who are overweight and feel that they have exhausted all their diet options, there is a new alternative. Sensa is a relatively new concept in weight management that approaches weight loss through modulation of the sense of smell and taste. The modulation causes a premature activation of the sense of fullness, or satiety, which
48
is initiated after eating has begun. With Sensa, you can eat chocolate, eat bacon, even KFC and still lose weight. The Sensa breakthough was the result of patented technology based on two decades of scientific investigation by Alan Hirsch, MD, the Director of the Smell & Taste Treatment and Research Foundation in Chicago. Dr. Hirsch, who is a world-renowned Neurologist and Psychiatrist, noted the peculiar finding of rapid weight gains in patients suffering a specific brain-injury pattern whereby the ability to smell or taste was lost. He reasoned if losing the sense of smell or taste resulted in gaining weight, then perhaps giving a normal person extra smell could lead to losing weight. He proposed that the increase in smell would stimulate receptor molecules in the Olfactory bulb inside the nose. The receptor binding process in the bulbs would then act to stimulate an area of the brain, known as the satiety center. The result of this stimulation would be to give the body a sense of fullness, or satiety, and extinguishing any desire to eat further. Biochemists in Dr. Hirsch’s laboratory isolated and purified salt-like, crystalline compounds, called “tastants,” which were capable of stimulating the olfactory bulb in the nasal passages to produce the satiety response. The tastants he produced are virtually tasteless and odorless, but are capable of mimicking the chemical responses we produce in response to smells and tastes. The compounds were then given to test subjects who sprinkled them on food like “salt” at the beginning of every meal. The 1,436 people who participated in this study lost on average 30.5 lbs in the 6-month period. The advantages of Sensa weight loss lies in the fact it is not a traditional diet. There is no reliance on food restriction or calorie–restriction. One can theoretically eat anything at all, including favorite foods. So, unlike the popular Weight
SO6IX MAGAZINE • www.so6ix.com
So6ixMay2010
Sensa Continued Watchers and Nutrisystems diet plans, there are no pre-packaged meals to buy. This makes Sensa a more economical weight-loss option. The Sensa Company even offers a 30-Day trial-period with a satisfaction-guarantee where you can try it for free. Sensa also has no apparent side-effects, in contrast with other weight loss medications like Alli (diarrhea) and Adipex (heart racing/palpitations). With no calorie counting, Sensa is the easiest way to lose weight. It is as simple as using a salt shaker. The disadvantages to Sensa are obvious. Because the weight loss does not restrict bad foods, the health benefit of eating correctly (low fat, complex carbohydrates) to avoid diabetes and heart disease may not be realized. Once the tastants are stopped, the weight would be expected to come back without an appropriate lifestyle change. An important criticism of the trial period is that it is tied to automatic monthly debit of your credit card, unless it is deliberately stopped. You can find out more about Sensa at www.TrySensa.com. Please consult your physician before trying any weight loss plan. Here’s to fitting into that swimsuit by summer. As lenders continue to tighten credit requirements, your credit score is crucial for getting a good interest rate, or a loan at all. Your credit score indicates your credit worthiness to potential lenders – the higher the better. Cleaning up your credit score can save you thousands of dollars in interest over the life of your mortgage. That’s money you could be investing in retirement and other ventures. Here are a few tips for improving your FICO credit score: Review your credit report for accuracy. Clean up any errors; such as incorrect late payments, credit limits, or items that are not yours. Pay your bills on time. Late payments and collections have a negative impact on your credit score. The longer you pay your bills on time, the better your credit score. A collection account will stay on your credit report for 7 years. Consider setting your bills up for automatic withdrawal from your checking account. Keep your balances as low as possible on credit cards and other revolving credit. You want to maintain the balance owed below 50% of the available credit, and if possible, keep it below 25% for an

even better credit score. If you don’t have the funds to pay down your balance, consider taking a loan from a friend or family member to increase your credit score. Manage your credit cards responsibly. Making timely payments on your credit cards and installment loans will raise your credit score. Paying bills with cash may be a wise decision for your lifestyle, but it will not boost your credit score. Without continuing use of some type of credit, your credit reports will eventually stop producing credit scores. Credit repair takes time, and the best advice is to manage credit responsibly over time. Josh Litsch Prime Bank 3000 N. And Your Protection.
What does Title Insurance do for you? Because your home is probably the most important investment you will make, you want to do all you can to protect it. One of the ways you can do that is through homeowner’s insurance. But even the most comprehensive homeowner’s policy won’t help if your right to the property is questioned. That’s why owner’s Title Insurance should be an essential part of the home buying process.
54
What Difference Does It Make? Case #1 A young couple bought a house from a widow and her daughter, the only known heirs of the husband and father who had died without leaving a will. Soon after the sale, a man appeared claiming an interest in the house. He was the son of the widow’s husband by a former marriage. He had never liked the idea of his father’s remarriage and had dropped out of sight to make his own way in the world. Nevertheless, he was entitled to his share of his father’s estate.
What kind of problems can occur? Many problems occur with the most frequent shown here: False impersonation of the true owner of the land/ Deeds delivered after death of grantor or grantee, without consent of grantor/Undisclosed or missing heirs/Misinterpretation of wills/Deeds by minors/Deeds by persons of unsound mind/Deeds by persons supposedly single but secretly married/Mistakes in recording legal documents/Instruments executed under fabricated or expired power of attorney.
Case #2 In examining title to property being purchased by a client, an attorney missed a former mortgage recorded against the property due to an indexing or filing error in the clerk’s office.
What is the bottom line? A homeowner’s need for this protection can be summed up briefly by this fact - from the day you complete the purchase of your property (and forever after): the safety of your investment and the security of your home are largely dependent upon the soundness of the title to the land upon which your home is built.
When the lender started to foreclose would the purchaser be protected? Yes, with Title Insurance! For the property buyer, title insurance is the only complete protection! If your home is worth buying, it is worth protecting against loss because of title defects. Remember, there is nothing better than title insurance when you buy property.

Many of us in my highly specialized business take for granted the basic understanding of a commercial lease. It might be beneficial to know just what we are signing when we decide to lease that first office, retail, or industrial space. There are three basic lease forms, and each generally fits a specific property type. A gross or full service lease is generally presented to a tenant in a multitenant office building. This includes the cost of utilities, janitorial and maintenance charges, along with a wide range of additional operational and maintenance costs the property owner is willing to absorb. A hybrid lease is kind of in between. They vary, but the idea is that the property owner will maintain the property, but the tenant is responsible for utilities, janitorial, and light maintenance (light bulbs, toilet paper etc.) within its leased premises. The triple net lease is the most burdensome to the tenant in that the landlord will maintain the structure and the roof, while the tenant is responsible for everything else, including the building insurance and real estate taxes in the form of additional

rent. As you might expect, the price per square foot for a gross lease is significantly higher than a triple net lease, with a hybrid lease falling somewhere in between in pricing. A tenant can expect some negotiation in pricing; however, there are numerous items within the lease subject to discussion and concessions. Generally, the longer the lease term, the more reticent a property owner will be offering concessions. A lease is a legally binding document and should not be entered into unless you fully understand what you are signing. If you do not know what you are signing, do not do it without seeking legal advice. If you are looking to start a business, relocate an existing business or add another location, seek out a professional commercial real estate broker for assistance. Choosing The Best For You. College students in this day and age have more choices to make and numerous factors to sway their decisions. Which cell phone has the best features? What clothes are in style? Even which school to attend? One decision that is getting harder for college students to make is where to live. There are a few things all students should think about when choosing housing: Location As a student, it’s critical that you have convenient access to class. Make sure your housing selection is within walking or biking distance to the university, is on the university shuttle route, or provides reliable, on-site transportation such as a shuttle service. Lease Contract Types Before signing a lease, read each line of the contract thoroughly and be certain that you understand the term and type of lease you are signing. Individual Liability Lease: In an individual lease, each roommate signs their own lease contract for their individual portion of the rent. You are only responsible for your own rent and have no liability for the rent of the other apartment residents. Joint and Several: In a joint and several lease, all roommates sign a lease together for the total contract value. Each student and guarantor is liable for the collective rent and damages of ALL of the roommates for the entire lease amount.
Roommate Matching & Floor Plans If you wish to share an apartment and don’t have roommates selected, many student housing communities offer roommate matching. Students are matched with roommates based on a profile sheet they complete with their application. Taking advantage of roommate matching allows you to save money on rent and select a floor plan type that is right for you. Floor plan options available to students include private bedrooms, private bathrooms, private balconies, pool views and more. On-site Professional Management & Maintenance Staff It’s important that you have convenient access to management and maintenance staff in a student apartment. Look for a community that offers on-site maintenance and management to ensure that your needs are met quickly and efficiently. Amenities Let’s face it, college is as much about education as it is about a fun student experience. Students want housing that will provide them great amenities, as well as access to social events and opportunities to meet new people. Many student communities include access to an on-site fitness center, free tanning, basketball and volleyball courts, swimming pool and hot tub, as well as resident programming and social events. Follow these tips as you choose your student housing and you’ll be sure to end up in an academically-oriented community where you can thrive.
Budget It’s important to pay attention to hidden fees when selecting a student apartment. Properties that lease by-the-bed offer limited liability to students and parents and often include things such as utilities, internet, cable, and furniture packages in the monthly rental rate. Conventional apartments and rental homes typically do not include these.

By: Bryan Kim Turner bryan@redrockok.com As it seems with all things, housing is becoming greener. And as with so many things in our land of commerce, it is becoming more difficult to sort what really is green, and what would like you to think it’s green. The term is ‘green washing,’ and as a homebuilder, I am approached weekly by vendors offering the latest in green labeled goods. But is it really green? It’s a good and tough question with several answers, so let’s take a look at what really matters to green homes. Sustainable, durable, and healthy are the three horsemen of green homebuilding. Is the home built in a sustainable mindset? Does it have a focus on recycling? Has it made some use of sustainable materials or renewable resources? Think about durability: a home built to last hundreds of years, as opposed to one with a life of 50 years, is most certainly the kindest act to our environment. After all, not only do you eliminate the need for materials to build a new home, but you also take away all of the energy required to manufacture, transport materials, and construct a new home. Further, think of all the waste created from removing an obsolete home and the waste created to built another overloading our landfills. Lastly, is the home healthy? Studies from many sectors of science have recently begun to understand the large role our homes play into our overall health. If a home is unhealthy and affects the quality of life of its occupants, then building it has been a waste of resources. Most often sustainability, durability and healthy aspects work in harmony to highlight what green builders call ‘best practices.’ Best practices are well studied and well planned techniques to develop an all-encompassing, or complete, approach to finding the greenest path to building a home. Planning on the future, as well as accounting for the present. Take brick, for example: it is a renewable resource.

Durable nature allows for longevity and reduced maintenance. If installed properly, brick can avoid moisture problems that might create a health issue within the home (mold). This is only one of dozens of examples of sustainability, durability and healthy aspects working together to ensure the smallest environmental impact within the course of building a home. Building green is an evolving science, and it is a science that the homebuilding industry is just beginning to embrace. If you have a desire to build a new green home, find a builder who shares your sentiment, and work together to build a home that reflects your environmental awareness. And don’t be afraid to ask the tough question: “Is it really green?” Bryan Kim Turner and his wife Katie are builders in central Oklahoma. They have over 50 years of combined experience, and both are designated by the National Association of Homebuilders as Certified Green Professionals. Their firm, Red Rock Builders specializes in high performance, low energy homes. Currently they are building five certified green homes in Edmond and Oklahoma City.

Are You Prepared? Andrew Zagorski Has The Answer. On May 3-4, 1999 dozens of tornadoes blew through the state of Oklahoma, leaving a path of death and destruction in their wake. The death toll reached 44, with hundreds of reported injuries in tow. Andrew J. Zagorski, President and CEO of Oz Form Tech, is working to make sure that kind of casualty count doesn’t happen again. Zagorski is the founding father of Oz Safe rooms. He has come a long way in re-inventing disaster shelters. His revolutionary above ground, monolithic pour safety structures have withstood some of the worst situations mother nature could throw at them. It is the lives they save that Zagorski takes great pride in. “On May 8 (2003), when we got hit, 44 of our structures were hit with a direct hit,” Said Zagorski. “All free-standing structures, they weren’t inside the house, and we saved over 200 families’ lives. It was the biggest reward anyone could get.” Oz safe rooms have been labeled safer than the traditional below ground shelters because of their strong foundation and above ground design. The roof is thick and strong, and the door has passed the most strenuous tests available. “We do a monolithic pour, no seams. We pour the footers, the walls and the roof. Our roofs are 18 inches thick, 5,000 PSI. It would take 200 tons, and you would have to drop it on an inch from a hundred feet just to crack the roof.” “My door is the most important part of this safe room. My door is the only door that passed all the F.E.M.A. tests and took the direct hit with the F-5 with no damage. All the other metal doors and doors from banks, the big vault doors, sucked right off.” As more research is being done on traditional shelters, it is slowly becoming evident that they are dangerous. “A tornado leaves tremendous debris behind and it will drop all kind of debris at different times of the tornado,”

Continued... Said Zagorski. “It will hold it in its funnel and then drop it all at once. Well, when you’re underground and the tornado goes by, it shears off all the gas mains. Then it drops the debris on top of the safe rooms, gas goes right down into the underground shelters and to the people that are trapped.” During a tornado outbreak, there are hundreds of lightning strikes, they are very severe. People should stay away from metal structures, there are one billion volts of electricity in a single strike of lightning. Metal structures cannot be grounded. Zagorski also mentions the dangers involved with flooding. If it floods, or the water pipes in a home break following a tornado, the water can seep into the shelters. With debris blocking the door, it could turn into a death trap. In some places, underground shelters are even being outlawed. Educating people on the dangers of below ground shelters is a huge undertaking. Zagorski says that now that a safe room has been designed that fixes the issues with past designs, liability lies with the contractors. “Now that we invented a true safe room that works, we put liability on all the contractors and all the other people that are telling people that they’re safe and taking United States currency. When they start finding people dead in these make shift rooms, the government’s going to prosecute them.” Saving lives is priority number one for Zagorski and Oz Form Tech. Partnering with F.E.M.A. and beginning “Project Impact” has now brought about government assistance. In 2003, Oz Form Tech met with Congress, Home Land Security, the nation’s top engineers, and the House of Science following the direct hit from the F-5 tornado. “When our safe rooms survived the direct hit,” Said Zagorski. “They had a meeting in front of Congress, full-senate. Homeland Security was there, F.E.M.A., House of Science, the top engineers in the world were there. When F.E.M.A.
SO6IX MAGAZINE • www.so6ix.com
told them the excellent performance of our safe rooms, and that we used F.E.M.A. funds to do this Project Impact. They were so proud about it, because we made the government a mitigation success story with our safe room. Every one of my customers got a $2,000 rebate from the government to help them buy the safe rooms.” Oz Form Tech is now working hard to get those rebates back and continue project impact. “We are Project Impact. We started it with our safe rooms. We are Project Impact, that’s why we’ll be giving out the rebates and we don’t know how many different types of loans we’re going to have because we’re just negotiating them now. But we will be having financing for them again.” For Zagorski, he is watching his seed company grow before his own eyes. He cites the need to go public, and the need for investors to help his cause. However, Zagorski is confident in his business philosophy and the future of his company. He says, “Don’t lie, cheat or steal and you’ll always be successful.” Oz Form Tech will be building a school in Del City, Okla. to teach the skills it takes to build Oz Safe Rooms. Zagorski eventually wants to make it so people can return to their own counties and save their own neighbors’ lives. In fact, the lives Zagorski’s safe rooms have saved mark his greatest achievement. “To see people that lost everything, they don’t have anything left, but they have their family members. It was very sentimental, touching. And, then they’re thanking me? (It’s) unbelievable.”
