Happy Fall Y’all! Can you believe it’s already October? I feel like I say that every month, but really guys – there are only three months left in 2016! Just a friendly reminder to myself to continue to live in the moment and soak up each season for what it’s worth because life is flying by. (Does that mean I’m getting old?) October truly kicks off the holiday season, one of the many reasons I love this month. By this time of the year, many of us are ready for a break from the heat and we ladies are looking for any excuse to pull out all of the seasonal decorations. What October traditions do you have? It’s usually the time of the year when I make my first big batch of delicious chili and immerse myself in football every weekend. I always have to carve pumpkins, and this year I plan to make a new tradition of making caramel apples, because why not? This month only comes around once a year and I plan to take full advantage of everything fall. Over the last few years I’ve become fascinated with homes and decoration. There’s such diversity among homes: the look of the exterior, the interior design, the difference in builds from region to region, and so much more. Our home issue is full of so many great reads on real estate and our city’s districts, and we snuck a few Halloween reads in there, too. Whether you’re settled into your home and a longtime Okie, or someone who is new to our great state, we think there is something
in this October issue for everyone. Our city is rapidly growing, and that includes the suburban districts of Oklahoma City. Each district is unique in its own way, full of different kinds of homes and with plenty of great eateries and activities. We love this city! There are a lot of hard decisions when it comes to moving, settling down, building or owning vs renting, and so on. In this issue we’ve sought out opinions of some of the best in the industry, who all have different specialties and talents. I hope this issue answers questions you have about real estate, teaches you something you might not have known before, or at least helps you find something to do in the month of October. REAL ESTATE SHIFT
WITH MATT TILLEY, KELLER WILLIAMS Can you feel it? Our state is moving in more ways than one. You may not always see or feel it, but it is. Like Oklahoma soil, our real estate markets are constantly shifting. In both geology and the economy, this activity goes basically unnoticed until suddenly it quakes, plates shift and everything changes. These moves can create anxiety, and sometimes it takes an expert to see it coming and how to prepare for the opportunity. How are local real estate markets similar to plate tectonics? They’re in a perpetual state of movement, with periods of intense shifts. Buyers and sellers are in a relentless tug-of-war over price. They ride the wave of market advantage as supply and demand shrinks and grows, because markets don’t stay still. They shift. Luckily, real estate shifts offer signs before they arrive, and even open doors of opportunity. The question is where to look, and what to do. The U.S. economy saw roughly 1% growth last year, outpaced by rising home prices which were up to 4% in some areas. When home prices grow faster than incomes, perception of value changes and there is logical correction. Some buyers have started to ride the brake pedal and sellers have been learning this the hard way. Homes take longer to sell, swelling the inventory count, increasing competition and curbing the once-growing sales prices. Still, with interest rates at historic lows (recently dropping to 3.49!), anyone who is in a position to buy would be imprudent not to seriously consider it. Until incomes are stronger, the FED isn’t likely to raise interest rates much. That time will come, and until then there’s a window of opportunity making money cheap for borrowers. For now, motivated buyers are still abundant, they’re simply uncertain and pumping the brakes on what they’ll pay. So how does one make sense of it all? Simple: consult an expert. An increasingly common question: “Is it a buyer’s or a seller’s market?” My answer: “Yes.” When asked if the window is opening or closing, my answer is the same, “Yes.” The more useful question is, “Am I and my family prepared for the current opportunity?” Are you? Don’t just feel the rumble under your feet … call me today.

Fall
It’s fall y’all! It’s the time of the year when we can bring out the seasonal decorations and enhance our living spaces with fun additions, whether we make or buy them. Sometimes half of the fun is in the craft, so here you’ll find some gorgeous DIY options for this fall season. We figured you’d appreciate crafts on the easy side, so most these just take a few simple steps, and then you’ll be showing off your work. Many of these can be stored away after the season is over and reused each year. We hope you have fun sprucing up your space!
Modern Metallic Pumpkins Credit: designdininganddiapers.com
MATERIALS: • • • •
Pumpkins Cream & gray acrylic paint Bronze, rose gold and silver gray metallic paint Paintbrush
INSTRUCTIONS: 1. 2.

Paint each pumpkin a base color of either cream or gray and let dry. Once dry, pour a generous amount of the metallic paint color on top and center of the pumpkin. The paint pile should start to drip and run over the sides and into the pumpkin crevices. Let dry completely before placing anywhere.

Paint the mason jars and let them dry completely. Place the stencil over the dry mason jars and paint in the second color. Let dry. Once everything is dry, use sandpaper to scuff up the paint in various areas around the jars for a rustic look. Tie the twine around the top of the jar with a knot. Place the wheat or decorative flowers inside each jar. Arrange to read F-A-L-L. Enjoy!

Faux pumpkin Styrofoam block Box knife Fall stems Hot glue
INSTRUCTIONS: 1. 2. 3. 4.
Use a sharp knife to cut around the stem on the top of the pumpkin. You’ll want a hole large enough to fit your Styrofoam block into. Put hot glue on the bottom of the inside of the pumpkin and place the Styrofoam block inside. Press and hold until secure. Begin filling your centerpiece with fall stems. Mix and match the heights of the stems to give the arrangement some depth. You can use a mixture of flowers, cotton branches, pinecones and other fall decorations to finish off your centerpiece. Set the finished product with other decorations (if desired) in the center of your table. Start by painting multiple sheets of paper with watercolors. You’ll need at least 5-10 sheets of paper, depending on how big you want your leaves to be. Let dry and set aside. Once dry, use a leaf die cut or scissors to make your leaf shapes. Cut various lengths of clear string and loop through each leaf. Tie the opposite end around the branch. You can use a dot of hot glue on the back of the tie if you want extra security, but this is optional. Using Command hooks or nails, hang your branch over a buffet table or on an empty wall in the house to enjoy all fall long!

If you don’t want your terracotta pots the typical burnt-orange color, paint the pots and saucers with orange paint. Depending on thickness of your paint, it may take a couple of coats. Set aside to dry. Paint the small wooden knobs with brown acrylic paint and let dry. Once all materials are dry, hot glue the wooden knob in the middle of the “bottom” of the saucer. You’ll want to invert the terracotta saucer to act as an jar lid. Rough up the pots and lids just a little with a piece of sandpaper for a distressed look. Cut a length of coiled floral wire and twist around your finger to add a curly stem to the top of your jar. Wrap the wire around the knob. You can use a little dot of hot glue to hold the coiled wire in place. Fill with candy or other fall accents.

A log or faux wooden plaques Orange acrylic paint Brown acrylic paint Coiled floral wire Wire cutters Wood sticks Paintbrush Hot glue Saw

If your wooden plaques are not already precut, you’ll need to take a saw to a wooden log and cut plaques that are roughly 1-2 inches thick. Paint the wooden plaque with orange acrylic paint and let dry. Paint the wood sticks with brown acrylic paint if they are not already the shade of brown you’re looking for, and let dry. When the sticks are dry, use a small saw to cut them down to the desired length to make a pumpkin “stem.” Glue the sticks to the back of the wood plaque. Cut a length of coiled floral wire and wrap around the sticks. Curl wire with finger once secure. Voila! Enjoy year after year.

Collect twigs from outside or purchase craft twigs. Using the wood cutters, cut the twigs in appropriate lengths to fit on top of the chosen wooden letter. Using hot glue, glue each twig down on top of the letter. Some twigs will need to be overlapped to fill gaps made by odd-shaped twigs. Let dry and hang or place on a countertop against a wall.

3 wooden crates Stain or paint (optional) Handful of hay or craft raffia 1/2 yard burlap String White paint Paintbrush Scissors Hot glue Decorations (potted plants, small pumpkins, acorns, lanterns, etc.)

Using scissors, cut out triangles of equal size from the burlap. Using the paintbrush, paint the letters F-A-L-L, one letter on each triangle. Set aside to dry. If wooden crates are not already the desired color, use stain or paint to color, then set aside to dry. Once the painted burlap is dry, wrap the top edge of each triangle around the string and seal shut with hot glue, creating a banner. Assemble the crates in different directions and stack. On top of and inside the crates, decorate with the various fall items. Hang the fall banner from corner to corner on the crates. This is a great patio addition for the fall!

Lay out the corn to get it adjusted. The ears of corn will vary in length, so make sure you arrange them so that the wreath will look as even as possible. Hot glue the corn together and to the back of the wreath. If the husks break off from the corn, hot glue them back on. Hang on a Command hook on your door for a bright and different look this fall! Tip: depending on the size of the wreath you want, you can use less corn and a smaller wreath base.

Just a short walk from Bricktown businesses, attractions and food, Deep Deuce has caught on with those looking for something a little more urban. Known back in the day as a soulful and jazzy neighborhood, it’s held onto its roots pretty well. Downtown Oklahoma City living has really come full circle. Back in the early days of our city, many lived in Downtown or within blocks. This spot is open at least 14 hours a day (except for Sunday), and they do breakfast, lunch, dinner and a delicious brunch on Saturday and Sunday. We have a long list of favorite things about Ingrid’s, but here’s the main one: it’s not food you can get just anywhere. It’s something special, packed with love and flavor that you won’t find anywhere else. From the staff to the food options and the atmosphere, we can’t get enough. Chef Minh, born in Vietnam, has been a chef for the last 23 years. He got his start in Canada and moved to Oklahoma in 2000, and soon started working at Western Concepts. His favorite thing about being a chef is that he can continue learning new things every day and working with people. Chef Minh loves to be creative in the kitchen.
PREPARATION 1.
Using a sharp knife, cut the salmon and tuna in thin strips and set aside.

Slice ribeye very thin. Heat sesame oil in wok or pan to high heat. Toss in ribeye steak with teriyaki sauce. Stir quickly until cooked, 3-4 minutes.

In a separate bowl, toss greens and dressing until mixed well. Top with fresh cucumber and cherry tomato.

Cook the dumplings according to package directions, or you can make them from scratch if you have a recipe.

Using a bento box, a container with four sections, or a plate, arrange all four components of the dish separately. Garnish with wasabi and ginger if desired. Enjoy!
