Even some attractive price reductions have not helped, and for buyers, there is abundant choice, many good deals available, and interest rates remain low. Buyers don’t feel a sense of urgency in the process so homes are sitting on the market longer. Sellers need to understand the current real estate market, because housing is a commodity, and the value of real estate properties fluctuates according to many factors including supply/demand, interest rates, and the general economy. Your home is worth only what a qualified buyer is willing to pay for it at the time it is put up for sale. Your home worth is not based on what you “need� or what you “want� as a seller. In fact, comparable Sold data does not even guarantee a future buyer is willing to pay the same price, especially in a market that is declining vs. inclining. A professional real estate agent can educate you about what homes in your area are selling for at the current time. but, in effort to minimize aggravation, there are some things you can do to help expedite your sale process, or at least prevent delays.

If there is a Failed Sale, due to buyer financing or for any other reason, studies/data prove there will be a direct negative correlation to your final sales price. Whether it’s due to an inspection issue, appraisal or buyers’ financing, the stigma of a Failed Sale will follow the home and (most likely) you, the seller, will have to reduce the price again to restart the momentum and energy around your home. Future buyers are likely to think something was “wrong with the house” and either be turned off so they won’t even come look at your home or they want to come in with an even lower offer because of the attached stigma of another buyer backing out.

★ Get Creative If your buyer runs into some obstacles with their loan, you might consider offering to pay the points on their mortgage to lower their rate. This may allow them to qualify for a bigger loan amount, thereby allowing them to write you the BIG check that you’re coveting. Whatever you do as a seller, remember that patience is a virtue, and try to keep a positive attitude even when faced with hurdles. Stay optimistic, commit to being flexible, and the house will be sold if you stay committed to that goal. So what are today’s buyers looking for? The #1 answer right now is a “Great Deal”. Generally, homes with special features such as views, larger than average lots, or updated kitchens are receiving more attention. Buyers are not necessarily willing

to pay more for these items, and many buyers continue to look at homes until they find the “perfect” home. Homes that are priced higher than similar homes in the area, that need some cosmetic work such as paint or carpets, or have less desirable lot characteristics are getting fewer showings and will take longer, on average, to sell. Here are some tips on how to price a home you're selling: ★

DON’T

• Don't base the price on what you paid or what your neighbor got a year ago. • Don't pick an agent simply because he or she suggested the highest list price. • Don't set your price based on emotional attachments and cherished memories. • Don't be stubborn. If weeks go by without any offers, the price most likely does not reflect the value of the home. It's time to consider cutting the price. ★

as the prices of comparable homes that have sold in the past three to six months. • Do consider getting “ahead of the market”. If the data reflects a home value of $569,000, price your home at $550,000 so you look like a “Great Deal” and give the buyers a reason to come see you. • Do pick an agent who offers a thoughtful explanation for the price he or she is suggesting. • Do make minor improvements so your home is in as good as, or better, shape than the competition. • Do ask your agent to reassess the competitive landscape every few weeks to make sure your asking price is in sync with the market. • Do be patient. You might have to wait longer for buyers to pull their money together now that lenders have toughened their standards.

As you can see, being a seller in today’s market is not quite the same as it was in the past but by following these tips, you will stack the odds in your favor so you can accomplish your real estate goals in a timely and efficient manner.

Navigating the Turbulent Mortgage marketplace How long will the turmoil last, and is this still a good time to buy a home? ow long will the turmoil in the housing markets last? This is the first time in our country's history where home values have declined nationally without a corresponding large rise in unemployment. During the Great Depression, the unemployment rate was around 25% compared to approximately 5.5% today! Therefore, the challenges being faced today are different than the challenges that were faced in the 1930s. Today, states like Michigan and Ohio have high rates of unemployment, and this is causing many people in those markets to default on their loans and go into foreclosure. Those markets will not likely rebound until the employment situation improves. On the other hand, states like Florida, Arizona and California have stronger employment. Home prices in those states have declined largely due to unsustainable speculation on the part of investors who over-extended themselves by betting that housing prices would always rise. Those markets have a large glut of investor-owned properties that are going through foreclosure. The downward pressure on housing values due to foreclosures will likely last in most markets across the country throughout 2009, and in some markets, perhaps even through

2010. This does not necessarily mean that home prices will decline for another 12-24 months. This simply means that home values are not likely to recover very quickly due to the downward pressure on home prices. How long will the turmoil in the mortgage markets last? The subprime market has virtually evaporated and lending guidelines have tightened significantly. Interest rates on jumbo mortgages and loans for borrowers with unique situations are considerably higher than loans for borrowers who have smaller mortgage balances, high credit scores, large down payments, and long, steady job histories. There are two factors necessary for lending guidelines to loosen back up: • Housing market recovery - lending guidelines are likely to remain very tight until housing prices at least find a bottom. This is because lenders, mortgage insurance companies and Wall Street investors don't want to assume the risk that homeowners will walk away from their mortgage if the home declines in value. • Clear rules and regulations - lenders and Wall Street investors today are very hesitant to be flexible in their guidelines as long as the rules of the game are still undefined. There is a

very large fear in the marketplace among lenders that they will be faced with large legal liability if they extend loans to people who may not be able to afford the payments at some point in the future. On July 14, 2008, the Federal Reserve issued new guidelines that clarify the rules that lenders must follow when evaluating a borrower's ability to repay. This was the first time since the credit crisis began in July 2007

that lenders have clear guidance on the rules of the game. This should give lenders a larger comfort level in creating new loan programs and becoming more flexible in their guidelines. Obviously, "flexible" guidelines in the coming months will be defined differently than the reckless "flexible" of the past. Regulators are also considering new rules for Wall Street financial institutions and investors, and these rules should also help in jumpstarting the mortgage lending industry once again. Therefore, lending guidelines will likely become more flexible sometime in 2009. As a participant in the CMPS Institute, I have been very active in helping to shape some of the new rules by commenting on various government proposals and participating in dialogue with Congress, the Fed, HUD and other government agencies. Mold overrated as a problem, but can compromise health

Q:

My wife and I are looking for a new home We found a foreclosed home that has been abandoned for probably close to a year. We understand that a previous sale of this home fell through due to mold. What does it take to remove mold from a vacant home?

A:

Mold is overrated as a major problem, though that's not to say that it can't exasperate existing health problems. Here's what can be done if you discover mold in the accessible areas of the home: Cut out any mold found on drywall or sheetrock. If you can see mold growing on the finished side of the drywall, the back or unfinished side is probably much worse. Although plaster does not support the growth of mold, the paint, wallpaper and sealers used on the plaster will. Scrape and clean the surface of plastered walls.

Lead-based paint will not support mold growth, but the oils and dirt that collect on the surface will. Therefore, the paint should be cleaned using a mild bleach and warm water wash. Do not sand or scrape lead-based paint as the lead will become airborne, which is a more serious health threat than the mold. Molds on wood are natural and are a part of the decay process, so look for and correct the sources of moisture that are contributing to the decay. An air conditioner is a dehumidifier, but if it has been left off while the house was unoccupied, that may be

why mold is present inside the home. Have the ductwork cleaned, including the interior cooling coil, coil box and fan. Remove any and all damp insulation in the walls, attic or under-floor areas. Use expanding foam in the under-floor and in the wall cavities. Use expanding foam or loose-fill fiberglass in the attics. Insulate the attic to an R48 to save on energy costs. Insulate the walls if they are not already insulated. An R-13 or higher rating is preferred. Install storm doors and low-E replacement windows. Seal all air leaks to the interior of the home.

When the drywall has been removed and wall cavities are exposed, seal all four sides of the cavity where the wood studs meet the exterior sheeting with silicone caulk. Remember: Mold requires moisture, warmth and a food source to survive. Remove any one of the three and the mold will go dormant. May I suggest you have the home inspected by a professional inspector, one listed with the American Society of Home Inspectors (ASHI).

Create a stairway to heaven in your new dream home

Now you can do the same thing in what, for many, is the most Plain Jane spot in the house: the front stairway. Even though this special space has the potential to dazzle everyone who walks through your door, most people aren't sure how to dress it up so it shines. So here are a few insider tips you can use to turn your stairway into a stunning focal point.

Create a Grand Gallery When people want to decorate their front stairways, often their first inclination is to find furniture that will give the space personality. I agree that the right furniture is essential, but it shouldn't be your first step. Instead, you should fill those miles of bare walls with the kind of color, texture and intrigue you can get only through a gallery of killer artwork. Great galleries don't happen overnight. They must evolve over time, piece by piece. When I decided to liven up my entry with a mosaic of art, I started with one painting, then, through the years, slowly added pieces, some large and impressive, others small and unassuming. When you're beginning your stairwell gallery, hang a painting or a cluster of artwork in the center of the space, then let the montage spread outward through the years.

Or start with two separate paintings or clusters, one at the top of the stairs and one at the bottom; then, over time, let them meet in the middle. Make sure the look of your gallery reflects your personality and style. You could go for a wild mix of pieces in dissimilar styles, shapes and sizes, like I have in my home. Or you might prefer a grid of thematic artwork in matching frames. You might even opt for one large piece that's impressive enough to stand alone.

Beautiful Banisters and Super Stairs If you're hosting a special event, you can also dress up your banisters. For Kelly's wedding, we cascaded fresh boxwood garland from the banisters. And during the holidays, I loop the banisters with faux pine garland. Since decorating banisters

takes a lot of work and expense, I do it only for special occasions or during the holidays, when the display can stay put for weeks. Finally, if you want to add more spark to your stairs, place a lantern every few steps, or dot each step with a cluster of battery-operated votive candles. The Jewel of the Newel One of my favorite ways to spice up my front stairwell is to create dramatic displays on the banister newel post. My banister curves at the end, creating a nice level spot about the size of a dinner plate where I can rest a tray or platter to use as a base for my creations. When we hosted our daughter Kelly's wedding in our foyer, I put my favorite silver tray atop the newel post, then topped it with a bouquet of flowers and an ornate silver candelabra. Through the years, I've decorated my newel post with an array of doodads, like a hurricane filled with fallen branches, a lantern surrounded by seasonal flowers or an urn loaded with gourds.
