Strength in numbers Cochrane continues to grow according to plan n By Aaliya Essa
C
ochrane is a very unique town; from its location, to its historical beauty, to its pure livability, there simply is no other town quite like Cochrane. Residents have long known this, but recently more and more people like what they see in this friendly western frontier town. “Last year, our municipal census came out in May, and from May 2013 to May 2014 we grew by 10.6 per cent,” says Jared Kassel, manager of development services for the Town of Cochrane. “That’s way above and beyond our anticipated growth rate,” he adds. Currently the population sits at just over 21,000, compared to 2013 when there were only a little more than 18,000 residents. And, as their population continues to grow, Cochrane is also growing in many other ways. For example, the growth of an expanded commercial sector, both retail and service, to accommodate the needs of new residents, all the while continuing to provide the necessary infrastructure services like schools, recreational facilities and even the basic necessities like clean water.

“Young families seem to be the driving
force for Cochrane’s growth right
now, and one of the many reasons is the many amenities we have in town.” “The number of businesses fluctuate from year to year, but we have seen about 90 new businesses in 2014 making the total license count 1,387 as of July 30, 37 per cent of our businesses are home based in nature,” says Mike Korman, manager of economic development for the Town of Cochrane. “As part of our growth management study we completed in 2012, at the rates that we are experiencing a couple of years ago, that have now tilted off a bit, we were figuring that we have enough available land within the town for our growth for the next 45 to 50 years,” says Kassel, “and that includes residential, commercial, and industrial lands.” There is also a sustainability plan in place, which focuses on the economic prospective, an environmental perspective, and a social perspective, “those are the three pillars for our sustainability,” he says. “There are 16 pathways to sustainability in that plan, some include affordable housing, maintaining the towns open spaces, and ensure that Cochrane is a place where residents can really work, live and play,” he adds.
Cochrane is essentially the gateway to the mountains, a place where residents enjoy an active lifestyle all year long. Though it is also a community where young families are moving to for the ideal place to raise their children. “Young families seem to be the driving force for Cochrane’s growth right now, and one of the many reasons is the many amenities we have in town,” says Kassel. “We have great schools, a fantastic library, a new aquatic centre, it’s just so much easier to live here than compared to Calgary.” Cochrane also has the recent development approved called The Quarry in the downtown core, here you will find new stores opening up such as Walmart, Save-On-Foods, Sport Chek, and a new Staples. With new communities sprouting up on each corner of town, there is certainly a tremendous amount of options to choose from, whether you have a preference for a particular location or type of home. “We aim to achieve a target density in each of our communities, so our densities

are relatively high for our newer communities, so this means that we have to offer a variety of different housing choices,” he says. “So any one community will have single-family attached, townhomes, and then quite often you’ll have three or four-storey walk-up apartment condos as well,” he adds. Single-family homes starts for the end of August 2014 are 335; multi-family homes are at 214 starts, while in 2013 the entire year for single-family totaled 335 starts, and 246 starts for multi-family.
“There is a lot of growth going to be happening on the south side of Cochrane, in the communities of Riversong, a new community called Southbow, Fireside is going to grow a lot as well, they just a recently approved community plan, and a lot of north bounders such as Sunset Ridge, Heritage Hills, and Heartland are also communities that have a lot of land, and plans to grow,” says Kassel. Honestly, living in Cochrane is like having your own little piece of heaven in the Alberta foothills — one that comes standard with a view of the Rockies, and maybe the Bow River, but that’s close enough to Calgary if the need arises for work, a night on the town or to catch a flight out. Cochrane is a town with a very rich history, a proud past, and a promising future. n

Getting into the swing Cochrane offers up good times for kids and kids-at-heart n By Aaliya Essa

ay or night, old or young, indoors or out, there’s plenty to do for everyone in Cochrane. And finding something to do is easy. In fact, it can be as simple as starting with a leisurely stroll down Main Street, in the historical downtown core. This is the heart of Cochrane. Here you will find the quaint little retail boutiques and eateries, you’ll be embraced by the character buildings, and have an opportunity to really experience some small town hospitality. To put it in small town western terms, it will charm the socks right off of you. Joel and Shandelle with their family going for a stroll in Cochrane, “it’s a Shandell great way to spend the day with the e family family, sight seeing in Cochrane, and just enjoying the nice calm atmosphere.” With a variety of shops to browse — from toy stores, to clothing and jewelry boutiques, an art gallery, a bike shop — you’ll want to do more than just window shop. If it’s nice out, or even if it’s not, folks come from miles around to visit MacKay’s old-fashioned ice cream parlour. There’s often a line-up, but it’s well worth the wait when you reach the front and get to choose from literally dozens of delicious flavours. Park your butt on one of the conveniently located benches outside, to devour what will become your favourite sweet treat in town. MacKay’s is a local treasure, this shop has been around since 1946, though they didn’t start making and selling their ice cream until 1948. MacKay’s is also a family owned business, passed down from generation to generation, even using the same methods and ingredients of making their own special blend of ice cream to this day.

The Saha family enjoying some ice cream from MacKay’s, “I heard about MacKay’s ice cream from a friend, and I was told that it was so authentic, and the town is also very charming, so we decided to come down for the weekend and try it for ourselves.” For an altogether different kind of leisurely stroll, head over to The Links of GlenEagles, Cochrane’s challenging 18-hole, par 72 golf course. The fairways and greens are always in great shape and the views of the town and river valley are absolutely spectacular. The Links of GlenEagles is a course that was designed to blend into it’s surroundings, following the rugged terrain of the foothills. The course works it’s way up the hill and then back down again, presenting some very tricky elevation changes to deal with. In fact, if the weather’s right, some days you can watch the hang gliders jump off Cochrane hill and soar right overhead! “We have one of the best destinations for a resort style golf course,” says Riley Boothby, assistant professional CPGA and outside services manager. “We see lots of families that like to come out to play seven or eight holes game in the evening, and a lot of it is the juniors in our Junior Program,” he says. The Junior Golf Academy Program is offered to five-year-olds and right up until advanced 14-year-olds. Kids get four one-hour sessions with a CPGA professional, are able to play for free when accompanied by a full paying adult during the nighthawk time and, with three levels to master, kids will receive a progress report card at the end of the sessions to indicate their successes and improvements.

“Nighthawk sessions start at about three hours just before sunset, it’s a great benefit for our juniors who get to golf for free, and it’s affordable at that nighthawk time too for parents whose kids are in the program, they can play for as cheap as $35,” says Boothby. After a morning of sight seeing and shopping, and an amazing afternoon of playing golf, it’s time to take it easy, have a great meal and settle back into your seat with a pint. And Cochrane’s got some great places to do this too. Right at the top of the list is the Texas Gate, located at the historical Rocky View Hotel. For years, this has been the unofficial local watering hole in Cochrane. And it’s no wonder, with great food, super-friendly staff, and excellent entertainment. “We have live bands, we have some really great entertainers that put on a full act, with costume changes, it’s a great show,” says the local barkeep, Mike Walliser. “The night life is pretty fun out here,” he says.
The Texas Gate also has a karaoke night every Thursday, which Walliser says is one of the best nights of the week. “We have some great singers come out and sing their favourite songs on stage.” Live jam sessions on the weekends draw musicians and audience members alike to play and listen to some great tunes. For a more child friendly option, there is also a restaurant portion — with relaxing summer patio — in the hotel, where you can enjoy a nice Howard Pearson (left) and George meal with the whole family. And that’s just the tip of the ‘things to do’ iceberg. There are dozens of other activities to keep busy at, including hiking, biking, fishing, visiting the rec centre, taking in an some amateur sports, maybe visiting a nearby guest ranch or, if you’re really brave, taking the leap off Cochrane hill yourself. At the start of the day, or night, whatever activities you like to do, you can do in Cochrane — where the fresh country air and friendly vibe just seems to make everything better. n

APEX LAND
At home in Heartland Close-knit community connects families and friends n By

mall town living is characterized by a close-knit community; a place where you know your neighbours, where kids grow up together, where saying “Hello” on the street is an everyday occurrence. In Cochrane, that place is Heartland, a community by APEX Land located just off Highway 1A. “Buyers here appreciate the quaint small town charms that Cochrane has to offer,” says Cathey Tracey, sales area manager for Excel Homes in Heartland. “They want to raise their children here, and they want to get to know their neighbours.” The master-planned community includes many large open green spaces, perfect for kids to just run around in. HorseShoe Park, centrally located, will have 3.5-acres reserved just for recreation. The location of this community also plays a big part in what brings buyers here, says Tracey. “A lot of our buyers work in Calgary. And having Highway 1A on the doorstep to our community is a great feature for them.” Of course, it’s easy to go any direction from Heartland, if you want to head off to Banff or Canmore it’s only a 45 minute drive, Ghost Lake
is a 10 minute drive, so if you want to go to the mountains you’re practically there. Closing the deal is the great variety of homes to choose from in Heartland, making it an ideal community for first-time homebuyers, young families, and empty nesters alike. Excel Homes (APEX’s home builder arm) offers single-family homes with front attached garages, starting from around only $410,000, which includes home, lot, and GST. Excel Homes also offers townhomes starting at around $310,000, including GST. The townhomes are two-storey homes, ranging from 1,209 to 1,532 square-feet; they include a backyard and a concrete parking pad with the option to have a garage at the back of the home instead. Birchwood Properties offers The Range townhomes in this community; these three-storey townhomes start from around the low $200,000s, with sizes ranging from 1,140 square-feet. There’s so many great features to this community, from parks, to location, to the variety of homes, but the one key component is heart — hence the name. Residents here have a real pride of ownership. A
t the highly anticipated Street Towns in Sunset Ridge by Homes by Avi, it’s all about the value. Street Towns offers buyers the kind of prime location, quality construction and selection that only a top builder like Homes by Avi can provide — at an affordable price point. With five floor plan options to choose from, there’s something to strike the fancy of every homebuyer, even before upgrades. The corner model, the Bentley, is 1,247 square-feet, and includes three-bedrooms and two-and-a-half bathrooms. There is also the Nikolai and Lance plans that are both the two-bedroom, two-and-a-half bathroom options, that are 1,171 and 1,196 square-feet in size, respectively. The Parker and Victor layout, which also include three-bedrooms and two-and-a-half bathrooms, measure in at a comfortable 1,246 and 1,296 square-feet. Setting down roots The Willows of River Heights makes it easy to settle down n By

T
here is something invaluable about living in one place for a long time. Putting down roots, making friends with your neighbours — finding a place where your kids can ride their bikes and meet up at the park. Putting down roots has never been easier since the opening of the first phase of LaVita Land’s The Willows of River Heights, a vibrant new neighbourhood located in Cochrane’s River’s Heights district, just off of Highway 22. It is LaVita’s follow-up to their enormously successful Fireside community on the other side of the highway, The Willows though will be right at the epicentre of all growth planned for the River Heights area. Perched atop Cochrane’s southwest, nestled in the picturesque Bow River valley, the growing community is a short walk or bike ride to the river below. Crisscrossed by walking paths, there will be tons of parks and green space nearby, creating an environment where neighbours can play, rest, chat and get to know one another. LaVita marketing associate Theresa Tucci says the plan is to create a walkable community that brings people together and promotes an active lifestyle. Its location just off the main highway makes it all the more accessible, and driving to Calgary takes less than half an hour from the community’s entrance. The family-friendly nature of The Willows is strengthened by the vision for the whole River Heights area, which is to create a vibrant village with parks and gathering places, a commercial centre, transportation hub, a police station, fire hall and health services. The 414-hectare
area will still have grassland and forested area with two wetlands that maintain its connection to nature. “It will be a pedestrian friendly shopping district,” Tucci says. “It will be a gathering place for the community,” she adds, noting that such an ambitious development is a luxury not often seen in towns of Cochrane’s size. While River Heights continues to develop, all the shopping, restaurants and, of course the world-class ice cream Cochrane is famous for, are a quick drive away. Making The Willows a top-notch community are the reputable builders LaVita has brought in to create luxurious, yet affordable homes. The three builders in the first phase are Janssen Homes, Kingsmith Homes and NuVista Homes. Phase two will add Sterling Homes to the roster. A western spirit Bryn Theissen combines careers to find satisfaction n By Alyssa Burnham
B
ryn Theissen has never been one to follow the crowd. As we wrap up our introductions and begin our interview, he tells me that most of his life has been spent “trying to be different.” “It’s been a straightly crooked road,” he says. Even a question as simple as “What do you do for a living?” warrants a lengthy explanation. Some know Theissen as the pastor of Cochrane’s popular Cowboy Church, others as a local rancher and cowboy, or even as a travelling poet and entertainer. Indeed he is all of these things. “I’m diverse in what I do,” he says. “Anything but a real job, I’ve never had one of them. I’ve never written a resume or applied for a job. I wouldn’t know how.” Theissen was born February 26, 1960 in Rocky Mountain House, Alberta. He is the third of four children and the family’s only son. When he was still young, his family moved to Sundre, which is where he went to school — for a few years, anyhow. “I quit in Grade 5, but I went to Grade 10. I had the ability but I just lacked the interest. I was interested in ranching and cowboying and other things. “They (the school administrators) said ‘If you don’t want to be here, don’t come back next year,’ and I said ‘OK’.” Without school to fill his days, he started ranching and riding full-time. His love of the land and livestock is something that still defines much of his life. Theissen now lives on Helmer Creek Ranch, a 2,000

acre property located north of Cochrane, about 30 kilometres away from the Town of Sundre. It’s exactly the type of setting you would imagine for someone like Theissen, a genuine cowboy complete with a handlebar mustache, hat, boots and spurs. Here in the sprawling beauty of the Eastern Slopes, Theissen shares a simple home with Bonny, his wife of 17 years with whom he shares three adult children and one grandchild. His parents live just a few kilometres down the road. They also share the land with some 85 cows, more than 50 horses and a few sheep; and when he’s not taking care of his own animals and land, Theissen also rides for friends in the area. On Tuesday nights he takes a break from ranching and drives into Cochrane for the weekly service at the Cowboy Trail Church, which meets at 7 p.m. at the Cochrane Ranch

House. Theissen has served as the church’s preacher since its launch in 2005. At that time, he was asked by church founder Mike McGough to help lead a church planted with the area’s farming and ranching community in mind. Their vision was for a church gathering that was traditional but informal, and also held on weeknights, which is a more convenient meeting time for some country parishioners than Sunday mornings. Other than that, Theissen says the Cowboy Trail Church is a lot like any other church with prayer, “western swing bluegrass style hymns and a time of teaching,” for which the congregation of about 100 looks to him. Much of Theissen’s time is spent pouring over the Scriptures in preparation for his weekly sermons, which are delivered in the same straight-talking, down-to-earth style he uses in regular conversation. He has no formal seminary training, but his natural speaking ability, deep faith and passion for people make the role a natural fit. “I grew up under some strong teachers.” Faith, Theissen says, was passed down to him by his family and strengthened over the course of his childhood and adolescence, much of which was spent at Alberta Pioneer Camp. “I have a kajillion memories!” he says of his time at camp. Theissen’s dad moved to Sundre to introduce the horse program at Alberta Pioneer Camp, a Christian camp operated by Inter-Varsity Christian Fellowship. When his dad went to work, Theissen often tagged along, and it was there that he met many men who, along with his dad, would be some of the strongest spiritual influences in his life. “At camp, there was no distinction between the spiritual and the secular,” he recalls. “I grew up very spiritually free. If you grow up with that kind of freedom, but with a strong family and strong church family…you’re pretty fortunate.” He stayed involved with Pioneer Camps until his early thirties because he loved seeing the difference the camp experience made in the lives of the young campers. He says that he loves agriculture, but ultimately it’s working with people that has always given him the most satisfaction. It’s one of the reasons he gravitated toward his work as a professional orator. Theissen got his start in public speaking with the local 4H Club, eventually delving into the world of Cowboy Poetry just as it was becoming popular in the 1980s. He became a well-known performer throughout

Alberta and beyond. And though he’s met all kinds of people and stood in front of countless crowds, he insists it’s Mr. Dressup who taught him the most about public speaking. Theissen tells me about a time that he and a friend took their children to a live Mr. Dressup show. “As soon as he started to lose the attention of the children, he would immediately stop and switch up what he was doing…If you are too involved with yourself you lose the audience, but he never lost the audience that whole 1.5 hours. You have watch and be a good listener.” In more recent years, Theissen’s poetry has taken a back seat to some of his other career paths and interests. Most of his writing is now for Tuesday night sermons or the “Reflections” column he writes for Canadian Cowboy magazine. However, he is still called upon to perform at different western entertainment events. Just a few hours after our conversation, he traveled to Dawson Creek, BC to emcee a Gospel Festival. In his spare time — what little of it there is — Theissen reads history books, scripture and the odd work of fiction. He tries to relax on the couch too, but finds it’s sometimes easier to clear his head by getting outside to enjoy a ride on one of his horses. It’s a busy life, but it’s one that he clearly loves. “I’ve always done what I wanted to do. People always ask, ‘If you could do anything, what would you do?’ I say ‘This.’ Otherwise, why would I be doing it?” n

ycling, biking, whatever you want to call it, is a major sport, and possibly one of the best outdoor activities. But biking in Cochrane is especially enjoyable. The foothills of southern Alberta present the very image of Canada’s great outdoors, and the breathtaking beauty of Cochrane is what residents and visitors alike cherish. And these natural wonders become even more apparent when you’re on a bike or on a hike. Cochrane winding pathway systems links their new communities to regional pathways that open up the wondrous vistas of the countryside. How can you resist not being apart of this incredible two-wheeled lifestyle?
Whether road touring, dirt racing, mountain biking, or even simply riding into town on the pathway to pick up a few groceries, there’s always an amazing view. “The town itself has a great river trail system,” says Dan Ritcher, owner of Café Roubaix Bicycle Studio in Cochrane. “As well, with the new expansion of some great new trails on the other side of the river, just makes it ideal for families to really get around and enjoy this recreational activity together.” Riding the trails is like discovering your own personal oasis of ready-made trails, each leading to yet another great hidden gem to be explored. “It’s a lifestyle,” says Richter. “You just jump on your bike and enjoy the freedom Ph o to by Aal iya E ssa

of going down the trail, and the ability to really see a lot. The roads in this part of the province are excellent, the fact that it’s not flat, it makes for interesting ride, with the rolling hills, some of the steep roads, just add to the adventure.” Dirt biking, for the thrill-seeking cyclists, is yet another local outlet for this sport that is growing in popularity here in Cochrane. BMX bike trails in town take the extreme sorts enthusiast on a wild ride. “BMX in Cochrane is extremely popular, whether it’s the urban skate park type of BMXing, or there is a BMX race track just up past 22X and Highway 1A,” says Richter. “Cochrane was actually the location in the ‘80s where BMX took off, they filmed parts of a movie here called RAD. It was because of the Cochrane track and urban park, and that it is one the biggest outdoor areas in North America to ride in,” he adds. The pathways in Cochrane itself are connecting new communities to the town, but there are also pathways being worked on that link Cochrane to the northwest edge of the City of Calgary, via the Glenbow Ranch Provincial Park trails. This is one of the newest provincial parks in Alberta, it is located along the north shore of the Bow River, and encompasses more than 1,300 hectares consisting of pristine foothills parkland. “In the future, the not too distant future, the pathways in town will connect to the Glenbow Ranch Provincial Park pathways, so you could theoretically jump on your bike, head east of Cochrane, and cycle all the way to Calgary,” says Cochrane’s Mayor, Ivan Brooker. Living in Cochrane is a sanctuary of sorts for bikers, a place where the sport itself is alive; heart beating, breathing and feet furiously pedaling.
