ENJOYING THE BACKYARD
Warmer weather just lifts my spirits. I’m starting to enjoy my backyard again, I have my barbecue grill cleaned up and ready for the season, and the lawn is starting to call my attention, too. Not all of us get to enjoy a big backyard, especially apartment condo dwellers. But in this issue, you’ll find some developments that are meaning to fix that. First we have our cover feature, Fish Creek Exchange. This new condo by Graywood Developments is about to start and its biggest draw seems to be its divine location on the edge of Fish Creek Park — one of Canada’s largest urban parks. How’s that for a backyard? Even if it seems a world away from the city, it’s still close to urban amenities, including major transportation corridors and shopping and entertainment hubs. Sales are starting soon and you can bet this won’t be the last time you’ll hear about it from us. We have a terrific mix of condo developments included in our profiles this issue — from suburban affordability and inner-city chic. We start with Jayman BUILT’s Westman Village in Mahogany and their Calligraphy condo apartments that is taking multi-family living to new heights. There is also Champagne in Quarry Park, which is down to its final few units, including two spectacular penthouses that personify the meaning of luxurious living. On the smartly stylish suburban condos, we have Towns of Redstone by StreetSide Developments that boast of no condo fees, and also The Mark 101 from Nuovo by Shane Homes that relies on the developer’s profound home building knowledge to come up with apartment condos with all the sensibility of a single-family home. Then, there’s the hit Verve in East Village that has the wonderful riverside community and all it has to offer as its backyard, including St. Patrick’s Island Park, Studio Bell and the soon to open new Central Library. Legacy, the winner of SAM Community of the Year in back-to-back years is also featured in this issue and they have come up with something new for those who don’t have a backyard. WestCreek Developments — Legacy’s developer — is opening a community garden where residents can work out their green thumbs in the company of neighbours. appled sunlight shining through a wooded path, the gentle breeze blowing from the Bow River Valley, it feels like a million miles away from the city. Yet, this little patch of heaven is just a short jaunt to world-class shopping and entertainment amenities and major transportation routes. Fish Creek Exchange is a new suburban in-fill development in the new community of Shawnee Park in the southwest, says Patrick Briscoe, director, development project management for Graywood Developments. “This new community will provide a vibrant, active and connected lifestyle experience to homeowners. Homeowners will be able to enjoy a fresh morning coffee; a stroll down to the LRT; quick meal planning with retailers at their doorsteps or take their dog for an energetic walk through Canada’s largest urban park,” Briscoe says. With Fish Creek Park literally at its backdoor, Fish Creek Exchange promises to bring the best of both urban and country lifestyles; a fresh modern

outlook within an environment that encourages active living and a connection to nature. “The new Fish Creek Exchange embodies all the attributes of the community’s location and unique benefits. Exchange implies access to key featured amenities such as the park, the retail and transportation,” he adds. Fish Creek Exchange is a proposed 24-acre multi-family development. Site 1, which will begin pre-sales June 17th, will consist of two five-storey wood frame buildings with 100 apartment-style condos and 42 townhomes. Suites range in size from 600 to 1,650 square-feet. Townhomes are 16- to 25-foot models with two or three bedrooms starting at 1,500 up to 1,650 square-feet. There are three models with several layout options and a variety of design selections and upgrades. These are double garage models starting from the mid $300,000s. The City Towns, meanwhile, are 1,400-square-foot twolevel units with two bedrooms and two-and-a-half baths and underground heated parking. While the apartment-style condos have one or two bedrooms from 600 to 1,400 square-feet with one or two baths and are priced from the mid $200,000s. Each suite is impeccably designed and feature soughtafter standards that include ENERGY STAR® stainless steel appliances, quartz countertops, modern European-style cabinetry and durable LVP flooring.

A 3,500-square-foot Presentation Centre is under construction and will be ready for the opening June 17th when sales kick off. It will feature two show suites, a full design studio, a coffee bar, and a Fish Creek Exchange Art Piece. But, by far, the best thing Fish Creek Exchange has going for it is its enviable location.

“Fish Creek Exchange is truly the last great Fish Creek Park address,” Briscoe says. Set on the southern edge of Fish Creek Park, The community is conveniently located neat Fish Creek Park and Fish Creek LRT, making it ideal for commuters. “The amenities at this pet-friendly community are noteworthy too.” Fish Creek Park is one of Canada’s largest urban parks, and it is only a short three- to four-minute walk away from the Exchange. Homeowners can access this natural habitat comprising 19 squarekilometres of sweeping coulees and ravines, forested and creek environments, offering four seasons of recreational pursuits from walking, hiking, and biking to cross country skiing. A variety of paved and unpaved walking, hiking and bicycle trails connect the park to the city’s extensive trail system allowing visitors to access on-site day-camping facilities, stables, and an artificial lake, which allows swimming. The park features several picnicking and forest areas. The most widely used section of the park is the beach at Sikome Lake where thousands of Calgarians swim every summer weekend. At the east end of the park there is a Visitor Centre, an Artisan Garden, Bow Valley Ranche Restaurant, which offers fine dining year-round for corporate and private functions, Annie’s Bakery and Cafe that offers coffee, soups, sandwiches and pastries during the summer and the office of Friends of Fish Creek, a volunteer society that does trail maintenance and sponsors events in the park. Across the park from this site, there are several shallow caves carved by springs in the valley wall. Additionally, the park is home to a large variety of natural wildlife,
including deer, coyotes, owls, beavers and over 200 bird species. There is no admission fee to enter the different areas of the park. Fish Creek Exchange is the first development in Calgary by Toronto-based Graywood Developments. “Graywood has over three decades of success as a developer in the Toronto area and with their confidence of a growing Alberta market, Graywood has chosen Calgary to begin a major investment in over 24 acres of land,” Briscoe says. “This mixed-use development will offer the convenience of urban living only 20 minutes from downtown,” he adds. n

uilding a new condo development relies on a lot of things, top of which is finding the right location. But what if you can just build the right location? That’s exactly what Jayman BUILT is doing with Westman
Village. Jayman BUILT has been a leader in the innovative process of residential home building in Calgary for the last several decades. hen it comes to choosing a new home, single or multi-family, the first step is usually finding the right location. hane Homes has mastered the art of creating homes in the nearly 40 years it has been around. And when the renowned home builder ventured into multi-family development, they made sure that the craftsmanship and design quality they’ve been known for does not get lost in the translation. Cal Wenzel and his partner at the time, Barry Basillie, founded Shane Homes in 1979, and named it after Wenzel’s son, Shane, who now runs the company. pring is very much in evidence in East Village, RiverWalk is abloom with activity, food trucks are doing big business along its busy corridors, even as cyclists and dog-walkers take advantage of the numerous parks and pathways in and around this bustling riverside community just outside downtown Calgary. Adding a definite thrill to the newly blossoming scene is Verve, the landmark residential high rise development from FRAM + Slokker is now out of the ground and starting to reach for its place in the city skyline.

FRAM + Slokker’s Director of Sales Deb Pedersen says the excitement is palpable as Verve begins to take its final shape. “It definitely brings a sense of optimism, when people see that you’re out of the ground they can better relate to it, they know it’s about to become a reality,” she tells Condo Living. Verve has done spectacularly well and is now 85 per cent sold, even as construction

or Elia and Jeff, love is a feeling you can’t ignore. The pair knows immediately when they are attracted to something, whether it’s a person, place or thing. So when they walked into the Glas show home in South Calgary in May 2016, there was no question what they needed to do next. “We put down a deposit,” Elia laughs. They were going to buy a one-bedroom unit. But they decided to hold off a little and waited for a 1,433-square-foot, two-bedroom, two-and-a-half bathroom townhouse end unit. It also comes with an incredibly spacious rooftop patio and third level office space that Elia says he uses for a reading nook. They had been looking for a more central home for two years, after living in Aspen Woods for six years. They both spent many years living in Mission in their own condos until they moved to the suburban townhome in the northwest together. They both loved their Aspen Woods home, but said in the end an inner-city location was more important.

“We missed being central,” Elia says. “The commute was deadly,” Jeff adds. It was Glas, built by Avalon Master Builders, on 17th Street and 27th Avenue S.W., a few blocks from the Marda Loop shopping district, that made them fall in love immediately. “We couldn’t get our minds off this particular building,” Elia says. The building was designed by the award-winning Calgary architecture firm Sturgess Architecture, known not only for its modern residential design, but also breathtaking glass and steel structures, such as the Glacier Skywalk in Jasper. Concrete and steel construction was incredibly important to both Jeff and Elia, for both the structural integrity of the building and soundproofing. “It was one of the most important aspects to us,” Elia says. “The construction is far superior.” It also affords them the quiet they seek. Since moving in last summer, they say they have never heard their neighbours, but have sought them out to say hi and introduce themselves as people move in. The other clincher was the high ceilings and practically floor-to-ceiling windows on every floor. The wall of glass on either end of their townhome allows light to stream into the modern space, adding to the brightness of the mostly white walls, countertops, cabinets and backsplash. “The sun just pours in,” Jeff says. The sustainable and clean building practices of Avalon Master Builders were also what resonated with Elia and Jeff. The inner courtyard has huge planter boxes for trees and shrubs. “It’s going to be this dense, lush and green space,” Jeff said. “We are inner city, but it is going to be in a green space. It is literally the best of both worlds.” The walkability of the area also allows them to set out on foot for groceries, a bottle of wine, a dinner out, a coffee or for a bite of sushi. Other touches, like air conditioning units on each floor and in-floor heating allows them to have better control over their use of energy when it comes to heating and cooling, they add, and lower their environmental footprint. Avalon Master Builders was also extremely accommodating, they say,

The new space allowed the couple to bring together their starkly different influences. “Our style is that juxtaposition of Jeff’s farming background with the clean and modern style I got from my mom,” Elia said. Bringing such diverse worlds together

sounds difficult, but their space is both serious and whimsical, colourful and colourless and altogether enchanting. Jeff’s love of animals and his childhood on the farm comes through in stark white horse pieces and colourful barnyard animal paintings, as well as fun cow-hide bar stools. Elia’s contemporary influence is seen in the low-slung sofa and mid-century white leather chair in their open-concept main floor. In the end it is love that is the cohesive factor that makes their house a home.
There are also Tofino-inspired touches, like a driftwood cabinet that remind them of one of their favourite places to visit. Another regular destination is Palm Springs and what they bring home from those trips is inspiration for a smattering of mid-century modern décor. Elia is a junior high teacher working on his masters in education and Jeff is a delivery and technology specialist at Lexus of Calgary. They both love their jobs, but say it is rewarding and demanding. That is why they love coming home at the end of the day. “We buy things that we love,” Jeff says. “Its your home, its your sanctuary.” CL

HEART OF LEGACY Fresh off back-to-back SAM Award wins, Legacy aims for more

hen WestCreek Developments unveiled Jane Seymour’s ‘Open Hearts’ public art piece in their southeast community of Legacy last year, it was meant to symbolize the openness and caring between neighbours that they hoped to engender in what has become one of the city’s fastest growing communities. They continue to build on that promise, even as Legacy took home the 2016 SAM Community of the Year award, it’s second in as many years. “Getting back-to-back SAM Community of the Year awards means a lot to us,” says WestCreek marketing manager, Kalida Goldade. “It

validates the amount of work we, as well as our residents and builders, put in this community. But what Legacy has always been known for is the amazing range of home products offered here, encompassing the whole gamut from starter home, move-up, estate and downsizing home. “We will have new laned products with new show homes opening in May. We haven’t had laned homes since they sold out quite quickly in Phases 1, 3 and 6,” Goldade says. A
venue West End was always envisioned as the epitome of stylish downtown living, and it won’t be long before the 24-storey glass and steel high-rise becomes the premiere address in this part of Calgary’s core. Bringing this vision to life is an enormous design challenge, and even more challenging is building a presentation centre that will do the vision justice. Scott Trepp knew how big of an undertaking this would be, but the principal of Trepp Design Inc. certainly has the experience and skill to pull it off. Trepp and the rest of the TDI team were behind the interior design of several other condo towers in the Beltline. “The design concept for the Avenue West End show suites were hinged on the idea of having clean, modern lines layered with lux textures and patterns to create individual spaces that have a specific personality,” he tells Condo Living. “It was of the utmost importance to create classic interiors that allow for a variety of lifestyles and decorating styles.” Trepp adds that the Avenue show suites were designed with specific buyers in mind. “Rather than themes, we work to concepts of sophistication, classic design and quality. At Avenue, we designed each suite with a specific homeowner in mind;

the one-bedroom is designed for a professional female, while the two-bedroom design appeals to a professional couple.” Avenue, a joint development between Grosvenor Americas (Grosvenor) and Cressey Development Group (Cressey), brings a luxurious presence to the corner of 5th Avenue and 10th Street S.W. The Trough Dining Co. offers sophisticated mountain charm, plus great food and wine. Try an heirloom tomato salad with smoked feta, perhaps, or smoked pork chops from Canmore’s renowned Valbella Gourmet Foods. And Crazyweed has been around forever, but still has some of the best food in Southern Alberta. Get a wood-fired pizza and save room for dessert. Want to get fit and get outside? Then head to the Canmore Nordic Centre. It’s a snow-lover’s mecca but in summer, enjoy disc golf, mountain biking, roller skiing, hiking and trail running.

Book a tour of the distillery, Banff’s first, and try a few of the vodkas and gins. Then head to the restaurant (you can take the kids) for “campfire cuisine” that includes cheese and whisky fondue and raclette. My family and I always try to eat at The Bison Restaurant and Terrace for hearty dishes that focus on local producers. Get a charcuterie board to start, but save room for dessert — perhaps a slice of mille-feuille, puff pastry layers with key lime and dark chocolate mousse and hazelnuts. And on warm days, you can eat on the patio.

ccording to the oft-repeated adage, “Good things come in small packages.” This can be especially true when it comes to living spaces, as small-footprint dwelling is on the rise and being embraced with gusto in housing markets where it’s not even a necessity. New HGTV shows like Tiny House Hunters, Tiny House, Big Living and Tiny Luxury are testament to the growing movement, even though they do tend to represent the extreme end of the spectrum. Obvious benefits aside, if you are used to living in more sprawling digs then the adjustment to functioning in reduced square footage can present some challenges — at least as far as perception is concerned. Truth be told, nothing you do will make 400 feet feel like 4,000 (or whatever your ratio is) but if you heed these few simple pointers you will find yourself living large even in the tiniest of spaces.

As I mentioned, your home can feel larger, it just won’t be larger. When looking for ideas in magazines or on sites like Houzz, be sure to scale your expectations appropriately to your dwelling. Looking at large spaces for inspiration when you live in a small one is like obsessively watching the Food Network when you are on a diet.
SPEAKING OF MEASUREMENTS
Be sure to get exact numbers on everything before you buy anything, be that the actual dimensions of the rooms or the width of the doors your purchases have to fit through. I always measure access points on behalf of my clients but this is something that rarely occurs to the general public. As much of a fuss as it may seem, pre-purchase measuring will save you from permanently placing that new sofa out on the sidewalk or your front lawn.
SIZE DOES MATTER
Scale—the actual size and (to some degree) proportions of things — plays a huge part in savvy reduced-space living. Many people think they are restricted to only buying small furnishings but the reality is a few well-chosen larger pieces will help anchor a room and delineate its purpose. A great go-to sofa is Crate & Barrel’s LoungeII, which is substantial enough to act as the nucleus of a room but not so large that it dominates the space. It’s always best to start with your biggest pieces like beds and sofas (again, ones that will fit through the door) and then back-fill with smaller, supplementary items. Be sure to include a few “leggy”

COLOUR YOUR WORLD
A lot of people think light colours will help a room feel larger but that’s not necessarily the case. Contrast is what makes your eye stop within a space and recognize its limitations so eliminating that factor goes a long way in making something feel bigger than it actually is. (By the way, darker colours are beautiful in small spaces and make them feel more intimate and cozy.) I often ‘wrap’ wall colour onto a ceiling for visual consistency and flow, or do it at 50 per cent pigmentation if it’s particularly dark or rich. Similarly, your home can look like a fun-house if doors and jambs are done in contrasting colours so consider painting everything out in one hue to help your eye move more freely. If you really want to highlight them, do it in a subtle way by employing a sheen change, such as matte on the walls and satin on the trim.
GET A TWO-FER
Dual-purpose furniture is always the right answer when it comes to maximizing square footage, be that in the form of storage coffee tables (touched upon in the April issue) or the

Though it may seem counterintuitive, anchoring a small space with a substantial; piece of furniture helps to ground and define it. Crate & Barrel’s LoungeII sofa is definitely a top pick for the task.
Making use of vertical space is one of the smartest things you can do — in a home of any size. The available square footage of walls often goes untapped and it’s a great opportunity for both storage and display. Don’t be afraid to use dramatically high shelves to accommodate everything from books and TVs to lighting and tchotchkes. Forcing the eye upwards makes you appreciate your “airspace” more and can help even a seven-foot ceiling soar. Just make sure to use appropriate hardware to anchor furniture to the wall so there’s no chance of anyone getting hurt; that is definitely considered a “design fail”.

A QUESTION OF AGE Legislation pending for removal of age-restricted condominiums
Q:
Dear Maria; My husband and I moved into an age-restricted condominium about three years ago. We have recently learned that the government is trying to remove the age restriction in Alberta. We’re empty-nesters and one of the great advantages of living in a 55-plus condo is that we share commonalities with our neighbours. We don’t have to deal with loud music or children running or playing through the hallways or on the common property. Is there anything we can do to prevent this legislation and keep our lifestyle?

On January 2017 the Alberta Court of Queen’s Bench directed that “age” was to be read into sections 4 and 5 of the Human Rights Act, thereby making it a protected ground. This has the potential of fundamentally changing condominium and homeowners association living for those who reside in projects and communities subject to an age restriction. The Government has until January 2018 to complete the amendments to the Legislation. The delay in enacting the amendment allows interested parties the opportunity to bring forward their concerns. Section 3 of the Human Rights Act, relating to publica-
tions and notices, allows for a number of exceptions to the applicability of that provision. This shows that exceptions to the prohibition on age discrimination under sections 4 and 5 ought to be possible as well. In February the Canadian Condominium Institute (CCI) South Alberta luncheon speaker, Roxanne Davis partner at Carbert Waite LLP, made it known that the government is considering a very broad implementation of the Human Rights Act. What does this mean to condominium owners? It means that the current accepted practice of allowing age restricted buildings will cease. It’s a serious matter indeed. Many condominium owners rely upon articles in their bylaws, which restrict occupancy of the building by means of an

age requirement. Whether it be a 35-plus building, a 50-plus building, or a 60-plus building, new legislation, should it pass, will make it illegal to discriminate on the basis of age. CCI would like to emphasize that this is not a done deal. Legislation has not yet been passed. I would suggest that those of you who are concerned about this potential legislative change should also write to your local MLA to express your opinion on this legislation. It is the CCI Southern Alberta’s opinion that current legislation restricting ownership on the basis of age should be maintained. URBAN LIVING IN KREUZBERG Is Calgary ready for an urban scene as exciting as Kreuzberg?
C
algary has a long, long, long way to go before it can truly say it has created its first real urban community. After spending a month living like a local in Berlin’s hip Kreuzberg community, I have a much better appreciation for what urban living is all about. While some Calgarians might think the Beltline, Bridgeland, Downtown West End, East Village, Eau Claire, Inglewood and Kensington are urban communities, in many ways they are still very suburban (even the Beltline still has lots of single family homes).

The first thing you notice about living in Kreuzberg is the ordered chaos in the streets with pedestrians, cyclists, cars, strider bikes and strollers weaving around each other. While there are bike lanes, cyclists often ride on the wide sidewalks, especially parents with young children. Cyclists never use bells or call out to warn you they are about to fly by you at full speed, drivers do not stop (or even slow down) for pedestrians. Yet in the 300-plus hours we spent on the streets, we never saw a single collision of any kind, not even a close call. Somehow it just works. Good urban communities are full of families. We couldn’t walk half a block in
Kreuzberg without encountering a stroller or two. Daycares were found on almost every block, some tucked away in buildings you would never imagine suitable for a daycare. There were also playgrounds on every other block, often including not only equipment for younger children, but also a multi-purpose fenced-in area for older ones for soccer, basketball and skateboarding. There were no single-family homes. Most buildings opened directly onto the street, no front or back yards, sometimes a communal courtyard. There were also few skyscrapers, density was horizontal, so no feeling of being dwarfed by tall buildings and less wind tunneling. It was like taking a 40-storey tower laying it on its side. And there was a plethora of grocery stores to choose from. Not the mega 40,000-plus square-foot stores with a sea of surface parking, but 2,000- to 10,000-square-foot neighbourhood grocery stores that fit seamlessly into the community. Even though they were much smaller than our grocery stores, they had everything we needed. I also now believe Transit Oriented Development doesn’t mean building tall residential towers at transit stations. In Berlin transit stations are often located in the middle of large open urban spaces called platzs. The platzs are great places to hangout or meet up, and are often used for local markets. Urban living, I have discovered, also

means you are never far from a transit station or bus stop that offers 5-minute or less service all day, not just at rush hour. Urban living means a car is optional. I also learned there is no correlation between how clean a community is and how safe it is. Kreuzberg is very gritty. A ribbon of graffiti covers most of the buildings from the sidewalk to above the doorways. The sidewalks and public spaces are littered with cigarette butts, even beer bottle caps (public drinking is legal) and broken glass. As well, the sidewalks are often full of garbage waiting to be collected. Yet at no time did we feel unsafe. One night after clubbing in one of the seedier looking areas of the city we walked two kilometres at 2:30 a.m. (even though transit was available) home and never once felt unsafe. LAST WORD Based on years of exploring urban neighborhoods from Chicago to New York, from Berlin to Mexico City, I have learned creating vibrant urban communities isn’t about banners, planters, fancy street furniture, new sidewalks and public art. Nor is it about being graffiti and litter-free. In fact, it seems the more graffiti and litter the more vibrant the streets and public areas. While politicians and planners are all telling us Calgary has to become more urban. I can’t help but wonder if Calgary is ready for the clutter, chaos and grit of urban living? CL

The buyers market prevails, but StreetSide is seeing an upward adjustment

he opportunity still exists for those shopping the new home market to save a few bucks — but don’t wait too much longer. That’s the suggestion from Richard Daley, vice-president of development for StreetSide Developments — a suggestion being echoed by much of the residential industry as Calgary begins to regain ground lost to the economic downturn of the past two years. “I wish I had a crystal ball, however, I think we’re all anticipating modest economic improvements as the year progresses — but will still be experiencing some lingering ups and downs along the way,” he says. And while this uncertainty hovers, those looking at buying in one of the half-dozen projects StreetSide has on the go around the city stand to gain from adjustments being made. “We have adjusted our base specifications to ensure we are providing the best possible value with great standard finishes at the most affordable price for our customers,” says Daley. To compliment this strategy StreetSide has added layers of upgrades that let purchasers manage their price along with the opportunity to personalize their home. “What all of this means is that purchasers can choose to add what is important to them at a price they can afford with pre-approved options and designer inspired upgrades. The Loop in Evanston consists of about 240 two- and three-bedroom townhomes, most with tandem garages that are priced from the $270,000s. Killarney Townes consists of five buildings with four residences in each. Priced from $619,900 to $679,900, these home measure between 1,721 and 1,832 square-feet. The Townes of Redstone was launched in April and is a collection of 50 fee-simple two- and three-bedroom townhomes with a yard and garage — but with no condo fees. “While they are available in two- and three-bedroom layouts, there is the opportunity to upgrade to four and five bedrooms respectively,” says Daley, adding that prices start in the $330,000s. bedroom townhouses. There are 58 units in the first of two buildings with units measuring from 654 to 1,468 square-feet and priced from the $280,000s to high $500,000s. But back to Daley’s view of what could happen to the market and pricing as the rebound gains momentum. To begin with, he feels potential buyers are starting to realize “prices may have hit rock bottom” given that average prices in the resale sector are moving up once again. It’s a good time to buy with mortgage rates holding at low levels and new home prices not really showing any big hikes, yet. “It could be that many potential purchasers are going to look back at this time in the not-too-distant future and wish they had seized the opportunity to buy instead of waiting,” says Daley. Because things are going to improve. In Calgary, they always do. “We expect we will see over the longer term a slow progression to a more positive outlook and once again a buoyant and prosperous economy. And as that happens developers and builders will continue to be challenged to bring affordable housing solutions to the market which will once again fuel a higher demand for housing,” Daley says. CL

he Logel name has been long intertwined with home building in Calgary for over three decades, and they now take the next step to a new era of development with the launch of Logel Homes. Leading Logel Homes is Tim Logel, who with over 35 years of experience has been involved in the sale and construction of 6,000 single-family homes, and 2,500 condos and townhomes.
