Star power

The Perseid meteor shower gave some folks lucky enough to get clear nighttime weather a stunning display of astronomical wonder last month. Alas, socked in by rain clouds for the most part during the time of its greatest intensity, many Calgarians (including me) had to stay indoors and miss this annual phenomenon. It has been a soggy summer, hasn’t it? But not even the extra damp weather we’ve had can stop the sheer star power coming this month to the Calgary Home + Design Show from shinning through, and this year’s array of headliners does not disappoint. Best of all, we can stay in the relative indoors comfort of the BMO Centre to enjoy this dazzling display. Even after all these years of going to the Calgary Home + Design Show (this year will be my eighth, but who’s counting), I still find new stuff here to be excited about. Their headliners, for example, are always top notch, and this year isn’t any different, starting with Todd Talbot. The Love It Or List It Vancouver star talked with Jim Zang on how he loves to interact with attendees to these expos and how he loves coming back to Calgary. And if you find yourselves down at the BMO Centre at Stampede Park from September 22 to 25, keep an eye out for me, think of it as a Pokémon Go hunt, except there’s only one of me to catch. We also have some fun discussions this issue on back-toschool stories (fun for parents, not so much for the kids). David Crosson gives us his views on creating a workplace for students in the home — putting the home in homework, as it were. While Aaliya Essa gives us the rundown on popular kids’ backpacks and lunch boxes in Focus On. No matter the weather or the time of year, it’s always great to be able to check out the new show homes in some of the best communities Calgary has to offer. With the new school year about ready to begin and everyone back from vacation, the fall season is always the busiest time of year for the new home market, and New Home Living is the best source for information on the newest communities and show homes out there. This issue, we start with our cover feature on Genesis Builder Group’s latest development: Bayview in Airdrie. Genesis brings back affordability to Airdrie in Bayview

A

irdrie remains a bastion of southern Alberta small town values, but home prices have crept steadily higher in the recent past and many new homes now approach Calgary prices. Genesis Builders Group is pushing back against this rising tide with their new line of single-family detached and semidetached homes in Bayview. Staged spec homes will be available by fall 2016, but for now, singlefamily home sales are entertained in Genesis’ Pier 11 single-family show homes nearby. “We’re just a block over the actual site of these new spec homes,” Cowley adds. Arden semi-detached homes will also be available in Bayview, where more than half of the 26 units have already sold. With prices starting from $338,633 including GST, it has proven to be an unbelievable bestseller for Genesis. “All the Ardens with a south backyard have sold out, but we have some amazing walk-out models still available starting in the $350,000s,” Cowley says. IN ALMOST EVERY new community that Shane Homes goes into, the multi-awarded home builder almost always brings in a Tofino show home. And why not? The Tofino, in all its variations, has almost always been their most popular model. And as Shane Homes makes its single-family show home debut in Airdrie’s Midtown, it’s no surprise that Tofino II is their model of choice. ven in a phone interview, Todd Talbot’s passion for real estate comes across loud and clear. The Vanouver-born Talbot is on his way home from the dump after doing some deck maintenance on one of several rental properties he has in the area. Although best known for is role as the List It half of W Network’s “Love It or List It Vancouver,” with Jillian Harris, the former actor is no stranger to the building and renovation side of the game. “I like to do the work myself,” says Talbot who, of course, built his own house in Lion’s Bay, just north of Vancouver. “I have a strong urge to renovate. I’m addicted to it. It’s my happy place.”

As for appearing at the Calgary Home + Design Show, he’s genuinely exited about that too. “I love it,” he gushes. “I’ve done a bunch of them before, regularly in Vancouver, and I’ve also done Calgary and Edmonton and Winnipeg — the whole circuit. On TV,” he explains, “you don’t really get to relate to people, to listen to them and to interact and then see their reaction. It’s also a very cool experience because everyone who is there is excited about their homes and interested in new ideas and products in the marketplace. “I’m there to have fun,” he says, “and I love Calgary. There’s just something unique about Calgary,” says the 42-year-old husband and father of two young children who has worked at both Stagewest and Theatre Calgary. “I like to change it up from show to show,” he says of his Calgary Home + Design Show ‘theme’, “and tailor the conversation to the particular circumstances of the SEP TEMBER 2016 NE W HOME LIVING

city that I’m in. I like to look at some of the fundamentals that I use in my own buying and selling journey and see how they could be applied, and if they’d fit, in different places.” He admits to also being fascinated by analyzing the market from what he refers to as a ‘street’ or everyman level, and likes to talk about something he calls people’s “natural advantage”, whatever that might be, in buying and selling. “If you strategize correctly,” he says, “It can be an incredible investment. Some people lose sight of the long term benefits and see it as just a home.” Talbot started acting on TV as a teenager, getting involved in real estate for the first time in his early 20s when he moved back to Vancouver and was looking for a place to live. “It wasn’t as crazy as it is now,” he says, “but it was expensive.” He was going to rent, but decided to buy a two-bedroom condo instead and rent the extra room to a buddy. “I sketched a rental agreement on the back of a napkin and became an owner/investor/landlord all at the same time.”

Along the way he’s picked up all kinds of handy skills, like refinancing, renovating, buying, renting, selling. His acting skills have also come in handy, both on the TV show and the real estate workshops he used to run for Vancouver’s acting community. “I’m an artist at heart,” says Talbot. “Real estate allows for that. I love the creative process of it.” So what will Talbot talk about? And talk he will, his very real energy and enthusiasm for the topic obvious over the phone and no doubt contagious in person. “I’ll talk about my journey,” he says, “where I’m at and of course about Love It or List It. A little about what goes on behind the scenes to make the show. About my house and the city of Vancouver. Then there’s always a Q and A. I’m ready to talk about whatever is the moment with the audience. “When it comes to real estate,” he states, “I’m an optimist and like to accentuate the positive.” “We’re thrilled to welcome Todd and his signature brand of keen real estate insight back to Calgary. IT’S RARE THAT a new community — one that skirts the perimeter of a burgeoning cosmopolitan city — can boast a public art installation. Grand sculptures and triptychs of acrylic on canvas, usually grace prominent spaces in a city’s core: the foyers of glass-sheathed skyscrapers or the bustling promenades of the main streets frequented by tourists and business executives. But one of Calgary’s newest and most aesthetically inspired communities is raising the bar when it comes to inspired artistic vision. On October 1st, the southeast community of Legacy will be unveiling an eight-foot-tall, polished bronze statue of Open Hearts. It will grace the ridge overlooking 122 hectares of developer-protected environmental reserve lands. The concept of public art in a new community is an aspiration that until now hasn’t really gone hand-in-hand with the concept of suburbia. “It’s pretty cool. We are one of the first communities outside of downtown that will have public art,” says Kalida Goldade, sales and marketing manager for WestCreek Developments, the developer of Legacy. The sculpture is designed and crafted by Jane Seymour, who has recently leveraged her artistic prowess and design acumen into the launch of the OpenHeart jewelry collection with People’s jewelers. “One of the things that she speaks to with that collection is being open to others, having an open heart. And that really spoke to us,” says Goldade. “Our vision for Legacy is about being so much more than that place where you just live and you drive into your driveway and shut your garage door behind you. We want it to be a place where you speak to your neighbours and come together as a community.”

It’s no wonder Legacy earned the coveted title of Community of the Year at the 2015 CHBA – UDI Calgary Region SAM (Sales and Marketing) Awards presented in April of 2016. Certainly for first time homebuyers, Cristina and Chris Wilson, Legacy has been a dream come true. The couple, who have a four-year-old son, Blake, and a little girl on the way — Cristina is due at the end of August, just as this story goes to press — can attest to the fact that the community overflows with a sense of connectedness. “There are always families out and about, lots of young kids and it is just such a pretty community,” shares Cristina, who works for Alberta Health Services at the Foothills Hospital. She moved to Calgary eight years ago from the Philippines and first fell in love with the city of Calgary and its mountain vistas and then with her husband, Chris. The couple began their search for a The Wilson family; Chris, Cristina, Blake and Delilah new home in the northern quadrant (clockwise from top left.) of the city, but one warm and starry evening in July of 2015, they took their son, who was three at the time, out to Okotoks for a walk by “the big rocks”. On the way back to Calgary, they drove past Legacy, which spans 442 hectares to the east of Macleod Trail and south of 210 Avenue. “We pulled in and thought: hey, let’s have a look,” recalls Cristina, noting that the evening was a significant turning point in their house search adventure.

“We fell in love with it right away. The fountains were beautiful; the lights were pretty; the stone arches were pretty and the mountain views were a really big thing,” adds Chris. He’s a long-haul truck driver and so access around the city and in and out of the city is really important. “In the south end of the city, the access is really great. I love the highways — once they complete Stoney Trail East — it’s going to be the best thing that Calgary has ever seen,” he says. In addition to location, stellar home design was at the top of the Wilson’s list. And the timeless stonework and classic architectural lines of Legacy’s unique architecture ticked all the boxes. The couple purchased a 1,500-square-foot, three-bedroom, two- and- a- half bathroom duplex designed and built by Trico Homes. They moved in on October 29th, only three months after first touring the area in July and one day before Cristina’s birthday. “We were really determined to be in our new home by Christmas,” says Chris. “And we are so glad we did, because the lights at Christmas in Legacy are incredible.” Home designs at Legacy span the gamut from condominiums to estate-style ridge homes with breathtaking mountain views

It’s about leaving a legacy. Hence the name,” says Goldade. Other factors that attracted the thirty-something couple were the community’s 15 kilometres of inter-laced, paved walking trails peppered with playgrounds and manicured gardens, and the expansive Pine Creek Valley cradling 300-acres of protected environmental reserve. Plus, the location, just five minutes away from Shawnessy Shopping Centre was an added bonus. Adding to the shopping experience, Legacy’s development team has just announced plans for a new commercial site located at the confluence of Macleod Trail and 210 Avenue. The site will house close to 800,000 square feet of retail development, including coffee shops, grocery stores, big box stores and office space. “It’s going to be about three quarters the size of Shawnessy Shopping Centre,” notes Goldade, adding that the project is slated to launch in the next five years. She says that more details will be bubbling to the surface soon. Certainly the shopping in addition to the four school sites at Legacy — the Catholic High School broke ground in May and doors are expected to open to 1,500 students in September of 2018 — the array of home designs and the thoughtful artistic elements infused through the community make Legacy a stand out. “We are really at the forefront. Legacy is in its beginning stages and evolving quickly. It’s pretty exciting to be part of that,” says Chris. NL

t no point in my life did I ever enjoy doing homework. Come to think of it, I don’t really enjoy doing any kind of work unless the environment is exactly right. And although this may sound like a Herculean task to some, making a workplace, well, workable is not as difficult as it sounds. This is especially true when it comes to creating productive spaces for the junior set; after all, with parents as gatekeepers of things like curfew, computer time and car privileges, how much motivation do they really need? The truth of the matter is a lot, as brain function in the formative years can be all over the map (not unlike it is after one turns forty) and every bit of available assistance is welcome. The key to a good workspace is simplicity, as a cluttered desk often translates to an unfocused mind. The best thing you can do is live the motto “a place for everything and everything in its place,” so make sure you provide ample storage large and small for clearing away school tools once all necessary tasks are completed. Colour is also crucial in the successful pursuit of mindful tasks, so make sure your hues are working for your young prisoner(s) of study and not against. In terms of colour theory, gentle blues, soft greens and pale aquas are all allies in calming the mind and getting it on the right track. If you can, paint out a dedicated study space or at least try to incorporate variations on the aforementioned in the immediate area. Some of my

Mid-range options can be found at places like Crate & Barrel, which offers quality goods at an excellent price point. For the minimalist student, consider going the route of a leaning desk, such as one from their Sawyer series. Spare but still spacious, pieces in this line can be added or adapted as necessary, from desks to bookshelves, and in a variety of widths. If you find yourself raising an old soul, you might want to consider the traditional solidity of their Harrison series in either cherry or white. Like Sawyer, this collection is fully customizable and comprehensive in its component offerings. If, however, you have spent serious money and effort on the décor of your home then you may want to consider investing in something a little more distinctive, such as one of Restoration Hardware’s historically or industrially inspired selections. Of course, it takes a lot more than just tarting up a room to get someone onto the honour list — but that doesn’t mean creating an efficient, effective space isn’t worth the effort. By making your children’s study area its own study in mindful design choices, you are setting them up for success by demonstrating that attention to detail — and the care one pays to all aspects of living — will serve them well their whole life long. NL

End of an era at CHBA – UDI Calgary Region CHBA – UDI CALGARY REGION recently announced the resignation of its co-CEO Donna Moore, marking the end of an era. Moore played a significant hand in the growth of Calgary’s home building industry in the 32 years she worked as the head of the then Canada Home Builders Association – Calgary (CHBA – Calgary Region). In a statement released by CHBA – UDI Calgary Region, Moore says her decision was not an easy one, but that Donna Moore she has full faith that this is the right step for herself and for the future of the organization. Her decision came at the heels of the amalgamation of the CHBA – Calgary Region and the Urban Development Institute (UDI) — Calgary into one entity that will lend a bigger, more

unified voice for the city’s housing industry. “Donna will be greatly missed, but we are confident that she will still have an energetic presence on the industry and we will have the opportunity to draw upon her wisdom and experience whenever needed,” the CHBA – UDI Calgary Region statement read. For his part, newly appointed chair of CHBA – UDI Calgary Region Association, Allan Klassen, says Moore’s contributions to the growth of the industry “cannot be equaled” and that she had been the one constant in the past three decades of growth. “Her commitment to our members, our partners and our city has been unwavering and has set the new Association up for success in the future. Donna’s leadership role at all three levels of the association, locally, provincially and nationally will be missed dearly,” he adds.

Hospital Home Lottery grand prize in Riverstone THIS YEAR’S 2.4 million grand prize show home for the Hospital Home Lottery will be located along the serene Bow River in Cranston’s Riverstone. Calgary housing starts see improvement HOUSING STARTS IN the Calgary Census Metropolitan Area (CMA) were trending at 8,724 units in July compared to 7,864 in June, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts. “Total housing starts trended higher in July as the pace of single-detached and multiples construction increased from a month earlier,” says Richard Cho, CMHC Principal Market Analyst. “Despite the increase last month, the trend in housing starts continues to remain below historical averages due to declines in full-time employment and increased supply in the new home and resale markets.” After trending at 7,864 starts in June, up from 7,735 in May, the six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts reached 8,724 units in July. The trend measure is used by CMHC to complement the stand-alone monthly SAAR of housing starts to balance large variations in monthly figures that can be driven by the multi-family homes sector, in particular high-rise apartment starts. On a year-over-year basis, actual starts in July were 327 single-family and 764 multi-family homes, for a total of 1,091, a 42 per cent increase from the 770 starts in July 2015.

THINGS ARE LOOKING UP IN SAVANNA Genstar has a hit in their hands with new NE community

WITH STRONG housing choices and additional retail elements, Genstar Development Company expects its Savanna development to bring a little added oomph to the existing northeast community of Saddle Ridge. “I think that in Savanna we’ll have the opportunity to kind of take things to the next level,” says Paul Boskovich, Genstar’s Alberta vice-president. “We’re probably not going quite as far down the road with the architecture as you see in Walden, but we’re certainly going to bring some of the best things that we have there with the same builder group.” If history repeats itself, Savanna could well be added to the list of Genstar successes that include the now complete Panorama Hills in northwest Calgary, the lake community of Chapparal, and the ongoing growth of the already popular Walden community in the city’s southeast quadrant. Savanna will also be developed to support City of Calgary guidelines for increased density. At build out, the community will have something like 2,800 homes for a population of an estimated 7,000 Calgarians. For the record, Savanna is a 320-acre piece of prairie land bounded by Airport Trail on the north, 88th Avenue N. to the south, Metis Trail on the west, and 60th Street N.E. on the east. Also for the record, Boskovich says the company is more than a little pleased with the level of public response to the community.

“Our success to date is further evidence that home buyers want to have the opportunity to live in a vibrant community with amenities close at hand,” he says. “With strong new home demand throughout northeast Calgary, Genstar is excited to be able to provide options for those shopping the new home market.” Those options include various styles of homes from a stable of recognized builders with solid track records — Homes by Avi, Cardel Homes, Excel Homes, and Arcuri Homes. First-phase construction includes 255 fully-serviced lots for single-family, semidetached, and town homes Of those, about 150 have already been sold to home buyers, and eight show homes located adjacent to a park and playground are open for business. Phases two and three will have 246 lots that will be released shortly. Housing types will include semidetached, laned homes by Homes by Avi and Cardel Homes while Excel Homes will provide semi-detached, laneless homes; Avi and Excel will create zero lot-line laned homes for 25-foot lots, and Cardel will build zero lot-line laneless homes on 27- and 29foot lots. Conventional move up homes for 32-foot to 36-foot lots will be the bailiwick of Excel and Arcuri Homes. A commercial element and a proposed LRT station are also booked for later phases of the overall development. Boskovich also says builders of multifamily housing could be named early this

fall, and more information for commercial development will also be released. “There has been a lot of interest from builders in the multi-family and commercial lands surrounding the LRT station,” says Boskovich, adding that plans by Genstar call for as many as 900 apartments and townhouses, along with a grocery storeanchored commercial centre. NL
