New hotel and seniors housing proposed for Souris by Glen Kirby A developer from Elm Creek, MB, is proposing a $9-million building in Souris on land formerly occupied by the Murray auto dealership, including a 30-room hotel and as many as 18 apartments for seniors. “We know the Town needs more hotel space because a study was done last year by the local Economic Development Office,” says Ken Rempel, president of Steel Creek Developers. “Every community needs additional seniors’ housing because of our aging population. This is a significant project but Souris has shown that it’s an above-average community for getting things done.” Rempel says larger multi-family buildings and hotels can be difficult developments in smaller communities so he “borrowed” the multi-use aspect from a similar project also in development in rural Manitoba. He believes that sharing management, maintenance and upkeep among a hotel and seniors’ residence will allow the operation to succeed. “I thought it was a

great idea,” says Rempel, who worked for another development company before setting up Steel Creek in the past year with his three sons. The company also has an office in Hepburn, SK, a small community north of Saskatoon.

The Souris plan calls for 15 to 18 seniors’ apartments, each with two bedrooms, two bathrooms, walk-in closets, a full kitchen and open concept living area. The building will also feature heated indoor parking and a large common room for

tenants. “What keeps people in these buildings is the community that forms,” says Rempel. “Coffee, cards, whatever activity you like. It’s important to have space so that everyone can become involved.”

The adjoining hotel is not expected to be a “name-brand” because Rempel says franchise fees would make the project unworkable, although he suggests that the Souris market will attract enough business from tourism, weddings, sport-

ing events, and travelling work crews to fill at least two of every three rooms once the hotel becomes established. “Modern-day travellers want comforts and other functions that older hotels may not offer,” he says. (Continued on Page 2)

New hotel and seniors housing proposed for Souris (Continued from Page 1) To fund the project, Rempel is looking to raise approximately $3-million through investors and tenants, financing the rest through bank loans. He plans to hold public information meetings this fall where persons interested in renting or investing can get more information. “We expect the cost for a senior to buy into one of the apartments will likely be in the range of $50,000 to $65,000.” Rempel adds that the price for investors’ shares will also be determined in the coming weeks.

“This is an opportunity for community people to get involved in a project that will help every business in Town,” he says. “Seniors utilize local services better than any other age group, so keeping them in the community is important for everyone.” If Rempel can attract enough investors, the multistory structure will be built on vacant land across from the Avalon Theatre on First Street S, the original site of a car dealership and garage started by A.A. (Andy) Murray in 1926. The lot has been empty since fire

destroyed the buildings in 1996. Rempel says the Murray family continues to own the property but a new corporation formed by shareholders in this project would eventually assume title of the land. “I’d be very disappointed if we didn’t have construction activity on the site this winter,” says Rempel. “Pile driving is best done during the cold months when the heavy equipment doesn’t sink. I hope that there’ll be a lot of activity there by the spring.”

Seniors’ advocate applauds new housing - at right price by Glen Kirby A local seniors’ advocate is happy to see plans for more seniors’ housing in Souris but cautions that pricing will be important. “My main question is whether these new apartments will be affordable,” says Mary Ann Carlisle, resource co-ordinator with Seniors Organized Services (SOS), which provides support and assistance to seniors. “Not everyone has a humungous bank account. You don’t want to spend every penny you have for a place to live.” Carlisle was responding to news this week that Steel Creek Developers is looking for investors to help construct a new hotel/senior’s housing complex on vacant property across from the Avalon Theatre in Souris. “What we need is more two-bedroom apartments for seniors,” says Carlisle, who says the proposal to build as many as 18 twobedroom units will help fill a void in local housing for the retired. Souris currently has two dedicated seniors’ housing complexes. Crescent Manor, owned and operated by Manitoba Housing Authority, has approximately 60 suites. Municipally-owned Victoria Park Lodge has 22 units: One wing contains independent living suites complete with kitchens; a second wing without kitchens provides tenants with meals, room cleaning and laundry services. Tenants at the Manor pay on a sliding scale formula - rent is based on their income - making the complex an affordable choice for seniors squeezed economically. The Lodge rates are more structured, ranging from $615 for a small selfcontained bachelor suite to $1,695 for the largest apart-

While not billed as seniors’ housing, River Heights Apartments currently has seniors living in 17 of 21 units. Owner Glen Williamson says he is not worried about losing his renters to the Steel Creek Development, which will be charging tenants a healthy fee to secure their apartments. “They’re going after a totally different market,” he says. “They’re asking for 60-grand upfront plus monthly rent. our stacks. I do not know when we acquired it, but I do know that until I read it, it had been read by only one other person - way back in December of last year. That’s sad, as this is a delightful story. I went looking for it as a result of reading A Year of Marvellous Ways Winman’s newest book. I liked Marvellous Ways and so was curious about her earlier tale. Not only was I not disappointed, I actually liked When God Was a Rabbit better than Marvellous Ways - though both are fine stories. Neither about God nor rabbits, the book is the story of a brother and sister, their childhood together, their friends, their joys and sorrows, and, in the second part of the book, the ways in which all this impacted their adult lives. There is a great deal of wonderful humour in the book - especially its first half. There are serious subjects con-

sidered as well - gay love, suicide, terrorism, kidnapping, etc. but these are discussed in simple, matterof-fact prose, without rendering the story either lurid or maudlin. Overall I enjoyed the book, and now, having returned it carefully to its position in our stacks, hope it finds a greater readership. Golf Club memorializes Peaslee’s accomplishments tion. “He now has a gold medal, a world record and is the first Canadian to ever play in Special Olympics World Cups.” Danny Peaslee competed at the World Games in Los Angeles earlier this summer shooting 36, 41, 41, and 36 for a total of 152. This earned him the gold medal and a world record for being the youngest with the lowest score ever in that event. The previous record holder was 22-years-old and had a score of 165. After that event, Peaslee announced his retirement from Special Olympic competition but he does plan to continue on competing in other golfing events.

Highlighted calls for service in Souris RCMP area were as follows: A youth was assaulted at the Skate Park and reported it to Police. Investigation resulted in an adult being charged. A call of a person throwing beer cans out of a pickup was received. The vehicle

was not located but complainant thanked Police for their attention to this matter. On August 30, sometime after midnight, several cars on 3rd St. S. were vandalized. A report of two females drinking on benches out front of a local business. Police attended and did patrols but subjects were gone on arrival. Police were called to a disturbance at a residence in Souris, involving a grandmother and her 18- year-old

grandson. After much discussion and a stern warning, complainant declined to lay a charge. A complaint of an assault was received on September 5, occurring at a local business in Souris. The subject was spoken to by Police about his actions and warned about the possible consequences. Complainant was satisfied with actions taken. Theft of a vehicle was reported from a Carroll area business. Vehicle had keys

It was reported that sometime between Saturday night and Tuesday morning, someone broke into the Souris Glenwood Memorial Complex. Cash was stolen and some evidence was left behind. Seniors Organized Services by Mary Ann Carlisle

What a beautiful fall day today as I type this report. After those hot, very hot weeks, this cooler weather feels awesome! SOS is a service for you, the seniors, to call and ask for some assistance with many different chores you might want help with -

housecleaning, yard work, errands, etc. Call the office if you have any questions and we will do our best to get the help you need as fast as we can. We have drivers to take you to appointments out of town, or in town, “if” the Hand-Van is busy. We also do home or hospital or PCH visits. If you would like us to come and see you, please let us know. Or come by the office and that would be nice, too. VLL - Victoria Lifeline is also hooked up by SOS.

This is a service that will get you help 24 hours a day, seven days a week with just the push of a button. That’s right, call us and we will explain more about how this works. It will give you and your family peace of mind to know that you can get help quickly. Cancer Care drivers. We hope you never need this service but we have some wonderful and caring drivers that will get you to and from your appointments in Brandon as needed or to the

shuttle in Brandon if you need to go to Winnipeg. We will look after it but you must call us ahead and get registered first. All this is very confidential and our drivers are very reliable, too. SOS Fall Tea will be held Monday, September 14. Please mark this date on your calendar and come and enjoy our Tea and clothing sale from Melita. with Cory Friesen playing the piano and singing. He is very entertaining. He plays from 1:00 - 2:00 p.m. Come and enjoy his talents and join in the singing.
