f you’ve been thinking about buying a luxury home, upgrading your property or investing in a buy-to-let deal on the Costa del Sol, then there has never been a better time to do so. The signs of recovery are aligning and investors and construction companies are once again back in the market. Southern Spain’s luxurious coastline often dubbed the ‘California of Europe’ is returning to its former glory as Europe’s top destination for second homes. With some luxury homes in Marbella and Malaga regions at around 50% of their original value, it is no surprise the buyers are flooding back.
Sales increased by 30% at the end of 2014 and the latest Eurostat figures show construction is up by an amazing 16%. As tourism increases, more people are opting to purchase a holiday pad for regular getaways. A recent survey found that 50% of visitors stay in their own, or rented holiday homes, great news for the buy-to-let market. And things are set to get better, particularly with British buyers currently seeing the best exchange rate in a decade and making them, once again, the leading purchasers in the Costa del Sol, followed
hi-tech communications, top healthcare, excellent schools and, of course, 320 days of sunshine a year. Can all this be said for countries like Bulgaria, Dubai, Morocco, Turkey and Egypt, who have all seen a property boom over the past decade, but equally suffer from instability, organised crime and low standards of living. Also, while they do generally have plenty of sun, the so-called ‘promised lands’ can also suffer from cold wet winters of -5 degrees and searing desert heat-waves. Spain now has a land registry system very similar to that of the UK, so with the right agent and lawyer, buying a property in Southern Spain should be easy and riskfree. With only 10% of payments usually needed before completion and loans of up to 80% which can be arranged subject to status and valuation. Privileged residents of the Costa del Sol enjoy a comprehensive choice of healthy outdoor sports and leisure activities all year round. There are dozens of top quality golf courses and plenty of opportunities for water-sports. Rained-off barbecues and cancelled beach parties are simply unheard of and when it comes
to nightlife. Well you’ve got Puerto Banus, Marbella, Estepona and Benalmadena marina towns, all buzzing many nights of the week. Investing in bricks and mortar has historically always shown good long term capital growth, so if you’re contemplating buying, instead of renting or upgrading to a better property while prices are low, now is the best time to do so. The Euro slipped to its weakest value since late 2007 against Sterling
T
he Euro became the weakest we have seen for over 8 years with the value of the Pound soaring to over 1.44, up 14% in a year. The Euro slipped to its weakest value since late 2007 against Sterling as the British unit got an extra boost from revived interest rate speculation. We’ve seen volatility similar to what we saw since the surprise UK election result in early May. This month saw a marathon 17-hour negotiation between Eurozone officials and Greece, with hope being revived with an agreement allowing Greece to potentially remain within the EU and the Euro. In exchange for continued financial support from the Eurozone, to the tune of €86 billion over 3-years, Greece has among others, agreed to the following major concessions. • They will need to set up a €50 billion fund of government assets which are to be sold to help pay down its debts and refinance banks. • Sweeping state pension reforms including increasing the retirement age and/ or cutting disbursements. • Overhaul of tax system including streamlining (increasing) the VAT tax, combating tax avoidance and changes to property and income taxes. In a gesture of good faith lenders have agreed to begin discussions on the mechanics of short term financing immediately as Greece needs €12 billion by mid-August to cover missed as well as upcoming payments. However before the wider bailout funds can be accessed Greece is required to pass its economic reforms into law. The first stage of which occurred on July 15 when Greek parliament passed some of the above reforms into law with 229 votes in favour

and 64 against. Greek Prime Minister Tsipras was forced to rely on the support of proEuropean opposition parties as members of his own party rebelled. Inside parliament, the political reluctance to pass these measures was clear. MP after MP spoke in a late-night debate, criticizing and cursing the deal. However the majority voted to accept the measures, feeling the alternative was too bleak to risk. With such overwhelming support from Greek parliament, markets seem to be confident that the July 22 vote on remaining reforms will pass without too much incident. The bailout deal is arguably less favorable than the one the Greek voters rejected on July 5 at a national referendum and the IMF fiercely criticized once it was announced. Ultimately the deal appears to end Greece’s five-month battle with its creditors; which has gripped the markets and means that we might enter a period where Greece is not on the front page of every newspaper. Despite the deal however, the common currency has remained under pressured due to concerns about economic fundamentals. Eurozone unemployment is still high (near 12%) and inflation virtually flat. This has led to extremely loose monetary policy from the European Central Bank (ECB), specifically negative deposit rates and a massive (theoretically unlimited) quantitative easing program, putting downside pressure on the Euro. Going forward, with fundamentals back in the spotlight, the common currency could suffer fresh losses, especially against the US Dollar and British Pound, where local Central Banks are contemplating tightening monetary policy as their respective domestic economies gain momentum.
With markets being fixated on the clutter over in the Med; a Greek infection looked likely to dampen any optimistic news from Britain. However as progress was made in Athens, markets were able to look elsewhere for motivation. Recent data showed UK wage growth accelerate at its fastest pace in more than 5 years, as total pay increased an annual 3.2% in the three months through May. This helped markets look past disappointing CPI report, which revealed Britain’s inflation rate fell from May’s positive reading of +0.1% to a flat in June. Sterling’s performance was reinforced by the view of Bank of England (BoE) policy makers that an interest-rate hike will soon be warranted. Governor Mark Carney surprised markets when he took a hawkish stance, revealing the decision to raise interest rates is likely to come into ‘sharper relief’ by ‘the turn of this year’. This is contrast to current market expectations which call for rate hikes to begin in the first half of 2015. Analysts will focus on voting results from the most recent BoE monetary policy meeting due out near the end of July. For months the 9-member Monetary Policy Committee (MPC) has been unanimous in its belief that the British benchmark lending rate should be held at record lows of +0.5%. However that could be coming to an end. Recently various members of the MPC have been quoted as saying the time for rate hikes is fast approaching. Sterling could find itself further lifted; in particular against the Euro, which has only just begun its extensive loose monetary policy package. A stronger Pound now means a €100,000 house on the Continent now costs £71,000, compared with £81,000 this time last year and £88,000 in 2013. he annual feria is a spectacular weeklong street party filled with flamenco, traditional clothing and a party atmosphere that is not to be missed. It takes place every August and is one of the biggest in Spain attracting hundreds of thousands of visitors every year. The fair commemorates the re-conquest of the city by the Catholic Monarchs Isabella and Ferdinand in 1487 and opens with a huge fireworks display on the beach of La Malagueta, a short walk from the city centre. Once the Mayor of Malaga declares the official start to the festivities by switching on the feria lights, the party will be uninterrupted for the full 7 days. The feria is divided into two facets, day and night. During the day, one of the highlights is watching the Spanish families take to the streets wearing the traditional Traje de Flamenca dresses originally worn by the Spanish Gypsies in the late 19th century. They burst into the spontaneous dance of Sevillanas which consists of 4 parts each with its own distinct dance, Encounter, Courtship, Passion and Love. It is often mistaken for Flamenco as each part oozes with Andalucian style and colour. The main street in the old town, Calle Marques de Larios is beautifully decorated with paper lanterns and flags and is the perfect place to grab a seat in one of the local tapas bars where you'll see the gleaming Andalucian horses go by and all of them will be serving the traditional fino sherry. As evening falls, the party then moves on to the Feria Ground just outside of Malaga. This purpose built fairground has something for everyone; rides, stalls, horse parades, live music, flamenco shows and more than 300 casetas will open up and offer entertainment, food and drink. Regular shuttle buses run to and from the city centre. A third, and often controversial choice, are the bull fights which are held every evening in the city's bullring at La Malagueta. The Andalucians are known worldwide for their love of good food, good drink and a good party and no-where is that more apparent than the Malaga Feria.
