UNCERTAINTY IN GLOBAL FINANCIAL MARKETS

The Euro has traded within a 4.5-cent range this month as the Greek debt crisis fades out of the spotlight and uncertainty regarding UK and US interest rate rises take over the general market’s attention.

N

ow that Germany’s Parliament has approved Greece’s third bailout, it is tempting to think that the crisis is over. Tempting, but wrong, as analysts have warned that bailouts are encouraging ‘papering over’ of Greece’s problem. The threat of impending financial disaster has been averted, but only by kicking the can a bit further down the road until October. At that point Greece will have had its first review to see whether it is meeting the terms of the latest agreement, and the International Monetary Fund (IMF) will have to decide whether it wants to be involved in the financial rescue package. Both are problematic.The crisis could be coming back to the boil nicely by the time the IMF holds its annual meeting in Lima in early October and it is likely that markets will again focus their attention on to Greece, causing volatility with the Euro. Across the Channel we saw Britain’s ‘Super Thursday’, at which the Bank of England (BoE) announced its monetary policy as well as provided guidance on economic expectations. Data appeared to dampen the spirit of hawkish folk this month and the BoE emphasized that the overall near term outlook for UK Inflation offset encouraging developments in the labour sector. Over the last quarter wage growth in the UK has exploded higher, posting multi-year highs in July at +3.2%, which is promising as disappointing wage growth in 2014 and early 2015 was a primary factor in disinflation. However UK inflation remains a problem and is expected to hold near zero due to soft energy prices and export concerns related to the strengthening Sterling. According to the BoE’s Monetary Policy Committee (MPC), “falls in energy prices of the past few months will continue to bear down on inflation at least until the middle of next year”. As well they singled out the risks Sterling valuations, particularly against the Euro, pose to exporters and the knock-on effect on economic turnover. With Sterling being so strong against

the Euro, UK exporters are struggling to make their prices relatively competitive as typically a high valued rate of exchange favours importers. This will have an affect on overall UK economic growth. The less bullish than expected sentiment resulted in only one of the BoE’s Monetary Policy Committee members voting to raise interest rates to 0.75%, leaving the other eight wanting to keep the bank rate at its 40 year low of 0.5%. Markets had been of the opinion that 2 members would vote for a hike this month, so the outcome left a bad taste in the collective mouths of Sterling bulls. The other members reiterating that before the bank will contemplate raising rates inflation will need to move closer to the 2% target. The therefore not-so-Super-Thursday back footed Sterling (making it weaker and the Euro stronger) as we head into the close of this month. Speculators had driven the Pound to near 8-year highs against the Euro towards the beginning of August, but those early month gains have been swiftly erased. Longer-term interest rate speculation in the UK positions Sterling to dominate. However as the political landscape in the Eurozone starts to stabilize post-Greece, global investment capital could start to flow back into the region on the restored confidence. This could potentially limit further gains in GBPEUR, at least until the BoE actually engages in tighter monetary policy. In the background US data received additional attention due to frenzied levels of speculation that the US Federal Reserve (FED) might look to hike its benchmark-lending rate in September or possibly October. Fed Chair Yellen has repeatedly emphasized that any possible rate hikes will be data dependent. Recent data revealed that 215k jobs were added in the USA last month, which was below the consensus estimate of 223k and might normally find the Greenback under pressure. However

the miss was only slight and when combined with surprise upward revisions to prior month’s readings the Dollar found itself bid due to interest rate speculation, pushing its value higher. On the back of this month’s encouraging Non-Farms data, any further strong results could go a long way to convince markets that rate hikes are on their way. This in turn would likely see the American Dollar rally broadly against other currencies, particularly the Euro, effecting GBPEUR. Unexpected news this month was that China devalued the Chinese Yuan against the US Dollar, having knocked on effects on other major global markets. China decided to reduce the value of its currency on Tuesday 11th August by 2%, led to the Yuan falling to its lowest level in 20 years. That surprise was followed by the second on Wednesday 12th to reduce it by 1.06% and on Thursday 13th, there was a third reduction of 1.11%. This caused the Yuan to fall 3.89% against the euro causing slight volatility in GBPEUR. The Yuan dropped to a fouryear low after Tuesday’s devaluation, as slowing exports from the world’s second-largest economy sparked fears about global growth and disinflation. Other Asian currencies also hit multi-year lows. Frequent fluctuations in exchange rates ensure currency brokers work tirelessly in order to minimize the risk for their clients. It is not uncommon for currency pairs to see swings of 20% or more within any calendar year, adding risk and uncertainty. He is also the Managing Director of the successful “Overseas Dreams” real estate company on the Costa Del sol with registered offices in Both Marbella and La Cala de Mijas. Peter tells us about the property market in general and advises on buying and selling.

When the going got tough and agents had to start working hard for fewer sales, many of the larger ex timeshare real estate agencies with their “sling enough mud at the wall and see whats sticks” attitude have now gone into liquidation, tarnishing the reputation of the many reputable agents on the Coast. However professional businesses like our’s operate a very honest service and continue to grow. The property market is definitely moving again with up to 30% increases in registered sales towards the end of 2014 and now house prices along the Mediterranean coast actually showing a slight rise in price (March 2015) in the recent house price index, published by Tinsa, one of Spain’s largest valuation companies.


If you’re thinking about buying property on the Costa del Sol, experts say now looks like the ideal time.

SELLING ADVICE

If you’re thinking about selling, now could be a good time with all the renewed interest in the Costa del Sol. After 24 years helping people buy and sell, I can confidently say that after choosing the right agent, the next most important decision is choosing the correct initial marketing price. This is because the first 3 months of marketing usually offer the best selling opportunity, due to sales staff being excited about calling their clients and the surge of marketing that follows a new listing. All the potential buyers get to see the property and if it is priced competitively, it should sell reasonably quickly. Any normal person left to value their own assets, are naturally going to try as high a price as possible. Many weak or inexperienced agents will take on properties at any price set by the vendor, for fear that the vendor may be disappointed with the truth and call another agent. This is not actually helping the seller at all and nearly always leads to no sale. An experienced and professional agent will share his knowledge and give honest advise, even if it’s not what the vendor wants to hear. We discuss what price similar properties have sold for in the area and show comparable properties currently on the market, so the vendors can themselves understand the true value and agree the correct marketing price.

BUYING ADVICE

I have equally been advising home buyers and investors on which property is best suited to their personal requirements and which property will be the best for rental or long term capital growth, all very different acquisitions. I have based my whole career and future around property, which I genuinely feel is still

one of the safest and most lucrative forms of investment available. You can also often get to enjoy your investment as well, by either living in or holidaying in the property. This may seem a bold statement, after the recent world recession and slow property recovery, however, look at everything else, that also crashed, would you for example want to gamble your money in the stock markets, or the few remaining banks and their low interest rates? History shows that with long term property investment prices always go up, even with all the fluctuations in-between. As long as you don’t get carried away as many did in the last boom and buy far more property than you could possibly sustain, in the hope of a quick flip. Successful property investment is simply a matter of slowly buying up good properties at favourable prices and renting them out, eventually building a strong portfolio. You can then either keep the property as a form of pension or sell off for large gains in the future when the market value doubles or quadruples, as historically it usually does. Just like the game of Monopoly, you can’t go out buying up everything and leaving yourself short of cash when you hit the occasional speed bump. You have to keep reserves so you are never forced to sell at the wrong time, you want to buy now while prices are low and sell later when the market is strong again.
