When you are a mother, you are never really alone in your thoughts. A mother always has to think twice, once for herself and once for her child. - Sophia Loren Hi Splash Readers Easter, is a festival and holiday celebrating the resurrection of Jesus from the dead, described in the New Testament as having occurred on the third day of his burial after his crucifixion by the Romans at Calvary c. 30 AD. It is the culmination of the Passion of Jesus, preceded by Lent, a fortyday period of fasting, prayer, and penance.

Most Christians refer to the week before Easter as "Holy Week". In Western Christianity, Eastertide, or the Easter Season, begins on Easter Sunday and lasts seven weeks, ending with the coming of the fiftieth day, Pentecost Sunday. In Eastern Christianity, the season of Pascha begins on Pascha and ends with the coming of the fortieth day, the Feast of the Ascension. Easter and the holidays that are related to it are moveable feasts which do not fall on a fixed date in the Gregorian or Julian calendars which follow only the cycle of the sun; rather, its date is determined on a lunisolar calendar similar to the Hebrew calendar. The First Council of Nicaea established two rules, independence of the Jewish calendar and worldwide uniformity, which were the only rules for Easter explicitly laid down by the council. No details for the computation were specified; these were worked out in practice, a process that took centuries and generated a number of controversies. It has come to be the first Sunday after the ecclesiastical full moon that occurs on or soonest after 21 March, but calculations vary. Geniet Paasfees...

The

L-WORD N

o Liefie, I’m not talking about LOVE. Or Lesbian… or Labrador. Maybe you’ve been overseas? Or on a six week sleep therapy course? Then you have missed out on the mother of all the L-words: LOAD-SHEDDING. Unfortunately, not a crazy new diet. Nope, not that kind of load-shedding. But in fact the bane of our existence. Loadshedding equals Losing. Losing your sense of humor, losing patience, losing hope. But we can’t lie down. We will choose Life. Light. (not from Eskom though) There have been a few light (why can’t I avoid that word?) moments though. People have come up with the most ridiculous jokes. Some of which I can’t repeat here. Suffice to say that they haven’t been flattering to the electricity non-supplier. Load-shedding stage 7 is when ESKOM comes to blow out your candle. Stage 13: ESKOM turns off the sun! There are strong debates about who discovered electricity but it’s crystal clear who stuffed it up. But there is light at the end of the tunnel (let’s hope it’s not an oncoming train) for some businesses. Generators are sold out, suppliers of gas, solar panels, back up batteries are making a killing. I’m happy for you guys, she says a little jealously. For once South Africans are standing together, we have a common irritation. Instead of moaning about dog pooh, we’re moaning about the L-word. Are you going to make your voice heard when election time comes? Cause that’s the only way to bring about change you know… so they tell us. I’ve been listening to my radio (thanks to old-fashioned batteries) and the children seem to have the answer. When asked why there’s load-shedding one boy quipped: they switch off the lights so they can buy more stuff for themselves. Another: the only person who has power is the President. Luckily Pretty doesn’t need electricity. Amulet is still gorgeous whether the lights are on or not. Het jy krag vir hierdie dag? Daar moet tog ’n paar positiewe gevolge wees? Ek wonder bv. of my elektrisiteitsrekening minder gaan wees? Die hoop beskaam nie. Ek kyk baie minder TV.

SPLASH 4

Hélène Truter Tel 028 313 0359, 4 Broad Str Hermanus

is as elektriese lig. So maak ons maar oorlewings planne. The other L-word that I have recently discovered is LINEN. There is just nothing like it. Texture, texture, texture. And it prints beautifully. Do yourself a favour and spoil yourself by coming in to browse. The linen wall panels and cushions are out of this world. People often ask me what MY taste is. Have a look at the featured Linen Cushions. Aren’t they fabulous? Not to your taste?… Not to worry, I have something that caters for everyone. April is one of those fabulous months that has many public holidays therefore long weekends. Which means visitors. Whoop-whoop! I had a look at some other special days in April besides the obvious April Fool’s Day. I picked a few of my favourites. 1st, International have Fun at Work Day. (We should strive for this everyday of the year) 2nd, National peanut butter and jelly day (I could force myself.). 6th – new Beer’s Eve. 7th – No housework day. 14th – International moment of laughter day. At this point you’ve started thinking that I’m just making all of this up? Not so. I have carefully researched this. No thumb-sucking. Well, not on my part that is. But feel free to name each day in April according to your own specifications. There are no rules – who says you can’t. Let me give it a shot. Top of my list is obviously: A) Visit my favourite shop day. B) Percy’s carrot Cake day. Can’t give a date unfortunately cause we never know when it’s coming in. And as soon as it lands, it disappears faster than integrity at a politician’s summit. C) Hug your daughter day. D) Let your imagination run wild day. E)Buy a gift day. F) Tidy your cupboards day. Eeeeeek! This will be followed by G) Don’t be so lazy Day. But then countered by H) Let’s Cycle day. And before you know it April will be a month of smiles. You will notice that I haven’t scheduled a Loadshedding day… I certainly hope by the time your read this that it’s no longer a daily reality. Therefore Today is… Hope Springs Eternal Day. May it be a fabulous one for you with Love and Light in abundance.

Of is hulle net regtig so oningelig? In Elzanne Jonker se opinie is plastiek: “… convenient but so detrimental to our environment.” “Baie sad, as ek iets in ’n plastiek sak koop sien ek al ’n seeskilpad voor my wat verstik.” Volgens ’n studie sal daar in 2050 waarskynlik meer plastiek as visse in die see wees. Plastiek groete. Annette

The Hermanus Night Shelter Monday, 09 April 2018 heralded the start of a project which had been only a dream in the minds of many for the previous 10 years - construction on the shelter site in Mount Pleasant. The site is located in Malva Street which runs down in the direction of the sea on the opposite side of well known, scenic Rotary Drive. The pomp and ceremony of the groundbreaking day when Penny Streeter, the Patron of HNSA, had “turned the first sod” on the site was replaced by men and machines as they commenced with site clearance and establishment.

The first problem encountered was the soft sandy soil where the sides just “caved in” as the trenches were dug – some to a depth of between 1.7 to 2.0 metres before the bottom was approved as being solid enough. Increased volumes of concrete were required as foundations and an additional 12 to 15 rows of bricks were required before street level was reached. This had severe financial implications right from the start. Undaunted the building team rose to the challenge and with minimal finances achieved the most amazing results with only the onset of political unrest in the surrounding area causing them to ease back for a short period. Slowly but surely the shelter walls rose above street level and when the builders shutdown came about in early December the scene had changed dramatically. As we approach the end of March 2019 the roof trusses have been fitted, despite a few squalls of early winter rain, and the roof sheets have been affixed thereby providing a waterproof area for internal construction activity to commence. Security has always been a problem in the area and thought is being given to electronic surveillance with cameras and beams being considered. The entire project has been finance driven and here we must extend our heartfelt thanks to all the donors and sponsors who have contributed SPLASH 8

to keeping the wheels turning. The Lighthouse2Lighthouse Ladies started the ball rolling with their magnificent fundraising effort in 2015 which enabled the purchase of the property from the Overstrand Municipality. This was followed by donations from donors and private trusts along with sponsorships from businesses allied to the building industry. Our building team, Overberg Waterproofing, have done wonders utilising their contacts to keep costs as low as possible without sacrificing quality. Once operational overnight shelter will be provided to a maximum of 22 males and 12 females between the hours of 17h30 and 07h00 the following morning. Prior to accessing the facility they will be screened for substance abuse and strict record keeping will be required in order to establish a database with medical and personal information. Once screened they will be allowed to shower, have a hot meal and relax until lights out at 21h00 when they will move to separate lockdown facilities until the following morning after which they are required to vacate the building. While this has not been finalised it is envisaged that meals will be provided by churches and organisations which are currently providing soup kitchens in the greater Hermanus area so that the workload is spread as much as possible in order not to be a financial drain. During office hours the building will be available to the community for any uses it may consider worthwhile e.g. dance classes, needlework/knitting workshops, after school care, extra classes for needy students etc., At a nominal rental this would generate some funds towards the day to day running costs of the facility. Daily operational activities will be managed by a team, under the auspices of an Administration Manager, reporting to the HNSA Governing Body. There will be two full time Supervisors working on a shift basis, who will be accommodated on site, plus a Social worker, part time bookkeeper and kitchen assistant. The homeless will also be represented on the management team for conflict resolution and feedback. What is required is the financial support of the broader community of Hermanus plus the services of younger volunteers to become involved in the day to day running and fundraising activities of the Association. Enquiries may be directed to Ray at 083 731 0678 or via the e-mail address nightshelterhermanus@gmail.com.

Pilates and the relationship between your legs and the wall 5 Healthy Reasons To Kick Up Your Feet Anneke Theron Tight hamstrings can be due to a lack of stretching or be a source of lower back pain. Hamstrings are major muscles at the back of your thighs, responsible for bending the knee and assisting the gluteal muscles to extend the hip. They are in constant use, so when they are tight, they limit the range of motion in the pelvis which can increase stress across the lower back and have a huge impact on the correct alignment and posture. Stretching the hamstrings can gradually lengthen them and reduce the stress felt in the lower back. Three Pilates exercises for tight hamstrings are: One Leg Kick From a supine position, bring the leg up into table top, interlace the fingers around the back of the thigh and kick the leg all the way up, point the toe (plantar flex). Keep the knee soft when the hamstrings are really tight.

Put your legs up against the wall. After 20 minutes, you’ll see the following results:1

Improved Circulation & Drained Fluids

Thanks to the power of gravity, lifting your legs will pump blood to the heart faster. This improves circulation, which is something your entire body benefits from. It also helps drain any excess fluid which has accumulated in your legs. 2

Improved Digestion

When you raise your legs, you’re actually doing this: breathe directly in the belly, exercising the muscles responsible for digestion. So not only will you get a flatter belly, but digestion will be a whole lot smoother from here on out. 3

Relaxed Nervous System

Elevated legs help you relax and take in more air. Your organic tissue will receive more oxygen, which, in turn, will reduce the tension in your muscles. 4

Better Sleep

Since stress is one of the biggest causes of insomnia, the relaxation that this position brings you means you’ll sleep like a baby. There’s nothing better than a natural cure! 5

Foot Pain Relief

High heels are great for special occasions, right? But is it worth the leg pain you’ll have when you get home? The aching pain is the result of your weight not being evenly distributed. To counteract this imbalance when you get home, kick off your shoes and elevate your legs for about 20 minutes. You’ll feel like a whole new person!! It might feel a little strange in the beginning …. But it is so worth it and the benefits are undeniable! Go ahead and give it a try.

SPLASH 10

One Leg Circle Repeat the One Leg Kick, but take the leg to the outside and make small circles on the outside. Go only as far as you can to keep your pelvis from rocking side to side. Make sure that the hips are rooted into the mat and not lifting off while you are doing the leg circle. 10 in each direction. Pelvic Curl Also known as the Bridge. From a supine position, engage the glutes, lift the pelvis and then draw the abdominals in, slowly curl up through the spine into the shoulders. Hold here for a few seconds. Lower the torso, one vertebra at a time starting with the upper back to return to the starting position. Always inhale through the nose to prepare, exhale during the action. And remember your Legs Up Next to a Wall for 20 minutes per day. Happy stretching & Pilates greetings Travel light

Pricing your home …

a new perspective

Pam Snyman

1 Introduction

Who establishes the price of your property? Is it the seller, the estate agent…or the purchaser? There are many estate agents operating in the residential market who just accept the seller’s opinion in respect of the price at which they market a property. This price is mostly inflated due to a number of possible reasons that we will discuss in paragraph 5 of this article. Once they have secured a mandate at the inflated price, they take to ‘price counselling’…a popular and well-trained practice. In my opinion this is not in the interest of the seller as it adds time and uncertainty to the sales process…and we are all aware of the time value of money…in other words we need to sell the property in the shortest possible time at the best possible price.

2 Estate agent’s duty as background music

If we consider an estate agent’s duty towards his/her client/ mandator (normally the seller) we need to keep in mind that an estate agent’s rights and duties depend largely on the terms of the mandate, the Common Law, the Code of Conduct as well as the Estate Agency Affairs Act 112 of 1976. If we study these collectively the following applies in terms of the obligations that an agent has towards a client. An estate agent must: • at all times maintain a position of trust towards a client • act in the interest of the client • use reasonable care and skill when conducting business on behalf of the client • avoid a conflict of interest (his/her own vs the client’s) • not make secret profits • not disclose or abuse confidential information • disclose competing mandates • have complied with prescribed training requirements • not use undesirable marketing techniques or make false statements about a client’s property • account for all monies received on behalf of the client • communicate with the client and give written feedback

3 What are the pertinent issues?

• The seller wants to sell his property in the shortest possible time at the highest possible price • The buyer wants to be introduced to a property conforming to his/her needs and wants – at the lowest possible price • The estate agent wants to serve these clients to the best of his/her ability resulting in a sale and thus earning commission

4 Some ‘home-truths’ about pricing that need to be shared with the seller

• It is a well-known fact that purchasing a home is probably the largest investment that most people make. This statement has been repeated many many times, BUT…what is even more important – is realizing the value of your investment…and that happens the day when you sell it! SPLASH 12

• The price that you paid for your property, the amount of money you have spent on it, the average capital growth on properties and the municipal valuation are not necessarily particularly relevant to the present value of your home. • Overpricing your property when it initially goes onto the market will probably be the main reason that it does not sell as soon as you have anticipated. • The length of time that a property is on the market is bound to affect the price. If it was overpriced when it came onto the market, it will most probably sell at below true market value because the price has been reduced by over-exposure to the market currently available. • The length of time on the market will not increase the price of the property, i.e. you will not necessarily receive a higher offer if you wait longer. Take the time value of money into account. • The value of a home is determined by what a willing, able and informed purchaser will pay a willing seller on a specific date. • Pricing your home correctly (at current fair market value) is the only way to ensure a quick sale at the highest possible price.

5 Reasons for overpricing • • • • • • • •

Over-capitalized for the area Money shortage Moving to a higher priced area Original purchase price paid was too high Lack of factual information Creating bargaining room No real need to sell…just testing the market Greediness

6 What should an estate agent’s estimation of market value entail? A good estate agent who conforms to those criteria that we discussed in paragraph 2 above will ensure that the potential seller receives a written estimation containing the following information: • A description of the property in terms of its title deed and street address • A determination of any limited rights over property (servitudes, mortgages, rental and restrictive conditions of title) that may influence value • The current use zoning • A carefully executed and accurate description of the property’s improvements and inclusions and or exclusions • Correct and up to date information regarding market activity and local trends in the area • A determination of a marketing price range based on a comparative market analysis as well as the capitalisation of income method in order to determine value in terms of return on investment for a potential purchaser. So, if you are considering the sale of your property or purchasing a property and need to feel comfortable and safe in making the correct financial decision, please do not hesitate to contact Pam Snyman at 082 8000867 or Dawie Snyman at 084 5811622 or any of our welltrained agents in the Overberg area.

“We need bums on seats.” “Their brief on the mission would make very interesting reading let alone their feedback!”

Benny and Björn met in 1966 for the first time. The pair wrote their first song together just a few weeks later, and by the end of the decade they had established a regular partnership as composers. Stig Anderson owned the Polar Music record label and he became their manager. Stig also contributed lyrics to many ABBA hits during the first years of the group’s career. Benny and Björn met the two women who were to become not only their fiancées but also the other half of ABBA in 1969. Agnetha Fältskog had been a successful solo singer since releasing her first single in 1967. She and Björn were married in July 1971. Anni-Frid Lyngstad, also known as Frida was of Norwegian origin, but had moved to Sweden at a very early age. Benny and Frida didn’t get married until October 1978.

Benny and Björn did the songwriting for the group and were known for writing catchy songs that got right to the chorus. Frida is a mezzo soprano and Agnetha sings in a high soprano, which created a nice contrast in their vocal sound.

Gewilde liedjies was Frida se ‘I Know There’s Something Going On’ in 1982 en Agnetha se ‘Can’t Shake Loose’ in 1983.

In 1973 verskyn ABBA se eerste enkel snit ‘Ring Ring’.

The glittering hotpants, sequined jumpsuits and platform heels that ABBA wore at the peak of their fame were designed not just for the four band members to stand out – but also for tax efficiency. The band's style was influenced in part by laws that allowed the cost of outfits to be deducted against tax – so long as the costumes were so outrageous they could not possibly be worn on the street. Björn Ulvaeus said: "In my honest opinion we looked like nuts in those years. Nobody can have been as badly dressed on stage as we were".

ABBA-mania returned with the opening of the 2008 film Mamma Mia!, which was based on the group’s songs. This pushed Abba’s ‘Gold’ album to number 1 on the UK album charts, a position it held 16 years earlier. A sequel, Mamma Mia! Here We Go Again, was released in 2018. The soundtrack of both films was by Benny and Björn and both men appeared in cameo roles in both films.

Some facts about ABBA: l Abba is also the name of a seafood company in Sweden. l Their iconic logo was Benny’s idea. l When ABBA was active, only the Volvo car company made more money in Sweden. l 3.5 Million people applied via mail for tickets to their 1977 London tour dates. l They were paid in oil commodities in Russia. l The band didn’t have a #1 album in the US until 2008. l Agnetha was terrified about flying. l The pop group was the very first group from a non-English-speaking country to have earned top spots in charts in all English-speaking countries including Canada, Ireland, Australia and New Zealand, South Africa, the United Kingdom and The United States. l In 2016 Björn said: “We never knew if a song was going to be a hit”. l When asked in 2017 about their success, Benny said: “I don’t know how that happened”.
