O

Rugby 2024 and Beyond. Dawie Snyman

W

hen we at REDZetc Properties look at the future, we must be objective in our decisions after a thorough evaluation. With the World Cup behind us, we must look forward to the next 4 years of rugby. It is also important not to only look at the SA rugby market, but to the international market as well. As the custodians of the game, we owe it to the future to be very objective in this approach. The players are important, but so is the future of the game itself. When we look at the economy there are different sociological and social interactions and reactions to take into account. Rugby has different game structures and facets of play that develop from the game, i.e rucks, mauls and general play. Some of it is attractive to the spectators and some is less attractive to the spectators. Remember spectators are also players in the game of Rugby Football.

langtermyn- oplossings gebied. So ,what is the future of rugby in the next 4 years? Are we going to see players running into each other like what we saw in the six nations matches in the last week or two? In 80 minutes of rugby, we only had 30 minutes of active play. Of the active play we saw 50% of players forming lineouts, scrums or players off their feet over the ball and protecting the ball illegally. Maybe 50% of the rest were kicking the ball or waiting to catch the ball. The creative running and passing of the ball makes up the rest… In my mind, the game of rugby is at a crossroad. There must be a better balance between the acceptable and enjoyable side of the game and the contact-wrestling side of the game. A very good example at the World Cup was the way in which Portugal played the game. It was by far the best exhibition of rugby football at the World Cup 2023. Lekker rugby kyk. - Dawie Snyman Director REDZetc Properties

Some important questions that you, as the seller or buyer of property, need to ask your estate agent… Having been involved in the real estate profession for 38 years at different levels, I have learnt a few important lessons that I love to share with property buyers and sellers. If you have chosen to deal with an estate agent, it is of extreme importance that you, as the client, enquire inter alia the following: Seller: 1. Are the agent and the firm registered with the PPRA and hold valid Fidelity Fund Certificates? 2. Explain the local market conditions, i.e. the number of sales and rentals that take place monthly/annually, the average ages of buyers and sellers (to establish their target market), the current financial trends with respect to mortgaging and or cash buyers. 3. The costs involved in selling a property (providing compliance certificates, Rates and Taxes clearance certificate, bond cancellation fees and possible penalties, estate agent’s commission, possible Capital Gains Tax payable if the property is not the seller’s primary residence, or even if it is, and the gain exceeds R2m, or the size of the property exceeds 2ha). 4. Knowledge of the acts pertaining to estate agency, property sales and ownership. This would include the impact of the following acts on you, the client, where applicable: The Alienation of Land Act (ALA), The Property Practitioners Act (PPA), The Financial Intelligence Centre Act (FICA), The Consumer Protection Act (CPA), The Community Scheme Ombud Service Act (CSOSA), The Sectional Titles Act and The Sectional Titles Management Act, etc. 5. Knowledge of all the legal aspects pertaining to all contractual aspects of selling, especially the terms and conditions of the agreement of sale in particular and the general principles of contract. Very pertinent issues would inter alia be, e.g. ‘The Property Condition Report’; ‘Defects and the Voetstoots clause’; ‘What is included in the sale?’; ‘Occupation and Occupational Consideration’; Cooling Off Rights’; the timing of Risk passing to the purchaser’; ‘the meaning of Suspensive and Resolutive Conditions’; the requirements for a valid Offer to Purchase and a valid acceptance by the seller’. 10

Buyer:

Pam Snyman

1. Are the agent and the firm registered with the PPRA and hold valid Fidelity Fund Certificates? 2. The residential estate agent that operates in a certain geographical area should be aware of the local market conditions, in order to be able to inform potential buyers of the current local market in particular to different areas in the environment where they prefer to buy. (Position is key). 3. The costs involved in purchasing a property (optional deposits, mortgage bond costs, conveyancer’s fees, Transfer Duty vs VAT, Deeds Office Registry Fees, Municipal provision for Rates and Taxes, possible occupational consideration and even the possibility of being held liable for payment of the Seller’s taxes if the seller is a non-SA resident!) 4. The Acts and legal aspects as described in 4 and 5 above are also applicable to buyers. 5. It is of particular importance that potential buyers supply the necessary information pertaining to the Financial Intelligence Centre Act (FICA) to combat money laundering, terrorist and proliferation financing. The agency is an accountable institution in terms of this Act and is compelled to collect these details. These are just a few of the basic issues that are of vital importance to buyers and sellers of property in South Africa. Should you require any clarity or more information, please do not hesitate to call me for a chat. Mental-Emotional Heartfelt feelings We often say: my heart’s not in it anymore; my heart is sore; my heart is breaking. This is much more literal than we think! In all cultures and religions, the experience of peace, love, healing and harmony are seated in the heart and thymus (responsible for immunity) region in the chest. Feelings of love also have a positive influence on the immune system, hormones and cognitive brain function. Heart rhythm patterns and emotions When going for your next ECG, do your own test with how you’re feeling and see how your heart rate changes accordingly: In his book, ‘Love & Survival’, Dr Dean Ornish says that the most important contributing factor to heart health, is the love and intimacy found in close relationships. Even some of the risk factors can be attributable to lack of social interaction and feeling isolated and alone! People smoke, drink, or overeat as an ineffective, harmful way of stilling the mind from the stressful monkey chatter, to try and prevent the emotions from surfacing. Understanding suppressed emotions, does NOT imply that you CAUSE your disease on purpose! The process occurs on a deeply unconscious level in cell memories. You can however, become consciously aware of these issues and through process work, help your inner self to heal, leading to personal power and inner peace. The heart and cell memories Reports from heart transplant patients illustrate that sometimes the new heart comes with cell memories from the donor. A well-known case was of a woman who hated curry, then received the heart of an Indian boy who died in a motorcycle accident. A while after her transplant, she developed a craving for curried food! PubMed reports on personality changes following a heart transplant where recipients develop personality traits of the donor. These have been reported for decades and are mostly characterised into 4 categories: (1) changes in preferences, (2) alterations in emotions/ temperament, (3) modifications of identity, and (4) memories from the donor’s life. Healing ideas for your heart: Healing your physical body to release cell memories, optimise physical health and use the body to connect you to your mind, emotions and soul essence •Identify body signals of severe stress: feel the pain, anxiety, restlessness, insomnia, depression •Breathing exercises to open the chest area, expand the lungs, increase oxygenation of cells: belly or diaphragmatic breathing, bellows breathing, alternate nostril breathing •Progressive deep muscle relaxation •Specific yoga exercises including head, neck and shoulder stretches and rotations; cobra pose; half locust pose; head-to-knee pose, chest 14

extensions, etc. •Dance movements such as Nia technique, and slow, mindful movement like Tai ‘chi. •Following a heart health eating plan Healing your emotions or feelings towards yourself and others •Work on releasing past emotional injuries and hurts, including relationships, release of sorrow, guilt, forgiveness and acceptance of self and others •Anger management: learn how to acknowledge the intense energy of anger and allow it proper expression Healing your thoughts •Use heart centered positive affirmations and directed visualisations to sense feelings of love, joy, peace and happiness within the heart. •Go on a journey of self-discovery: let go of deeply ingrained unconscious patterns of behaviour that do not serve you any longer, through journaling, psychotherapy, free hand writing Healing by connecting to your deeper, Higher Self or soul •Meditate regularly: mindfulness, witnessing, visualization meditations work well for the heart •Releasing the shadow deep inside the unconscious mind through transpersonal and soul based psychotherapy •Quiet time, soul reflection and contemplation The heart of the matter When people open their hearts to unselfish, unconditional love, a whole new world of possibilities opens. Rather than spending effort avoiding the selfishness of others, they spend time making sure that the way they choose to serve society is done in the best way possible. When people can trust others to treat each other with love and respect rather than as competitors, then everyone gains. As heart-centered awareness grows and blooms within society, people’s primary focus will shift away from service to self and towards service to others. When it does, the world will transform out of all recognition. We connect on a heart level. Our heartfelt action, will create a heartfelt reality among us and the people who are attracted to our energy. Conclusion LOVE and forgiveness of self and others, letting go of past hurts and grudges, are the best healing we can do to change and form new neuro-networks to enhance neuroplasticity. We can all heal our hearts physically, mentally and soulfully. Let us all focus on our higher heart vibrations dancing in the frequencies of LOVE based on forgiveness, where we reach out to others. And as HeartMath Institute says: ‘It is helpful to include our heart’s feelings and nudges when making important choices and action plans’. Join SPLASH Magazine on Facebook

Atletiek dag!!

belewenis.

Mooi loop. ith the summer break approaching lots of families are soon heading off on holiday. If you have young children then buoyancy aids for the pool are essential. We’ve been lucky enough to be sent a Swimfin to try out. As a swimming teacher I’ve used lots of different aids, so how did the swimfin measure up? If you haven’t seen a Swimfin before then they basically look like a shark’s fin that straps on to the child’s back. It’s made from EVA foam which is lightweight, feels really durable and dries quickly. The two straps are secured using velcro so can be adjusted to the size of the child. Larger straps are available if ‘big kids’ want to give it a try. The standard Swimfin straps are aimed at children age 2-12 years (younger children can use it but must be able to support their own body. Do not put it on a baby!) Having never used a Swimfin before I wasn’t sure how well it would support a child, especially a non-swimmer. I tried it out on my son Cody who is 6 years old and a weak swimmer. He can swim 10 metres on his front and back unaided. The straps of the Swimfin fit comfortably round him and he was so excited to try it out! I got Cody to try out swimming on his front with the fin. The fin helped him achieve a flat body position in the water and he loved being a shark! We then had a go at swimming on his back which he actually managed really well. I was suprised as didn’t think it would be very easy on his back. The Swimfin gives a good amount of support though to get a horizontal body position in the water. Rolling from front to back was a little tricky and he used his arm to help push the fin round but was able to do it on his own. The big test was to see how the float faired with Cody in an upright position in the water as this is how nonswimmers tend to be. The fin was completely submerged beneath the water to give him enough support to stay up. He was able to tread water and move around comfortably. The fin didn’t push him face-down as I expected which is great. When Cody jumped in to the pool the Swimfin brought him straight back up to the surface. He had a go at trying to swim under water with the fin on but despite kicking with all his might the fin kept him afloat – as it should!

22

I’m really impressed with the Swimfin and look forward to using it more on our future trips to the pool. Cody loved wearing it and found it very comfortable. The straps didn’t rub his skin at all. If your child is particularly sensitive then put a swim top on them and the swimfin over the top.

The play element of this being shaped like a shark’s fin means kids will love wearing it. They have their arms free to practise swimming which is a big plus compared to arm bands or a swimming noodle. It also allows children to learn to support themselves in the water far better than a swimming jacket as well. We highly recommend it! Kate from Moms Family Fun

7 Benefits of Advertising in Digital Magazines By Jenna Bruce

U

nless you have a strong aversion to dealing with reality you’ve no doubt become aware of the fact the human race has gone mobile. Smartphones were adopted in a relatively short amount of time and have great influence on consumers. Additionally, this increased mobile usage has led to an increase in the consumption of digital content. According to the Magazine Media Factbook, more than 90% of adults still read magazines and an increasing number of them are doing so on tablets and smartphones. The report goes on to say that one in 10 tablet owners read digital magazines daily, and magazine apps frequently top the iPad charts in categories like Lifestyle, Health and Fitness, and News. The factbook shared some other eye-opening figures that speak to the trend of consumers demanding and consuming more and more digital media in the form of online magazine publications: • 80% of respondents took some kind of action after downloading the digital version of a magazine such as visiting the magazine’s website, social media sites, or recommending the magazine to a friend or family member. •19% of tablet owners read digital magazines almost every day, and 34% of tablet users read digital magazines at least once per week. 49% of tablets users said they read digital magazines one to three times per month, while 66% read digital magazines once per month. What do these figures mean to marketers considering advertising in a digital magazine? Digital magazines offer tremendous benefits unmatched by other media channels. 1. Reach Readers beyond Regional Boundaries Digital magazines have the ability to reach readers on a global scale. They have become a powerfully engaging way to keep a reader’s interest while maintaining loyalty, even when readers have moved to another location. Digital magazines allow publishers to send content to readers no matter their location. 2. Faster Publishing and Distribution Digital magazines reach their audience in a very short amount of time, and online readers often consume the edition the very same day it’s distributed. 3. Content Flexibility One of the advantages digital magazines have is they can

contain an increase in the number of pages without changing the layout or having to condense text to work with a particular format. Also, publishers do not incur additional costs for paper or printing additional pages in a digital version of a magazine, which means no additional fees are passed on to advertisers. 4. Digital Magazines Don’t Kill the Printed Versions Some would have you believe digital publishing replaces print, but this is simply not so – there is room for both printed and digital magazines. In fact, 87% of those interested in reading magazines on a mobile device still want a printed copy. Owning the digital publication of a magazine does not stop readers from wanting the printed copy as well. 5. Better Understanding of Readers True customer satisfaction often relies on two-way communication, and digital publishing software allows digital magazines to track reader engagement and identify preferred topics, which can then enhance future publications. When content is created around the audience’s interests, they are more engaged and more apt to click on advertisements distributed throughout the content. 6. No Revenue Loss from Unsold Copies With digital magazines, publishers don’t have to worry about the expense and logistics associated with unsold copies. Again, the more money a publisher saves, the more savings will be passed on to advertisers. 7. Built-in Metrics Thanks to ad-management and ad-serving technology, publishers can tell advertisers exactly how many readers clicked on ad links. Advertisers are also not limited to plain text links but can now use and get reporting back from rich media such as videos and interactive links. Digital magazines offer an enhanced brand advertising experience because they place the reader in a highly designed editorial context which drives reader engagement and purchase intent. Publishers can then use special tracking software that uncovers actionable insights into how audiences engage with editorial and advertising content, which allows advertisers to tailor future campaigns for maximum results. 23
