Seniors real estate specialists

S

eniors (50+) are leading us out of this recession when it comes to homeownership. That’s the interesting finding in a new analysis of national census data by Market Marilyn Amato, Enhancement Group (MEG) researchers.

President Spokane Association of REALTORSÂŽ The California-based team also does market research for Washington REALTORSÂŽ.

The MEG study finds seniors own more homes than any other age group.

About 70% of seniors own their homes, free and clear; the rest are close to paying them off.

About 15% of these senior homeowners (some 5-million people) plan to sell their homes in the next few years. Almost all of these seniors will purchase their next home with cash – no letter of pre-approval, no worry about FICO scores or an appraisal and no down payment – all of which are irrelevant in a cash transaction.

This is a stunning and dramatic shift in the homeownership picture of the United States that was dominated by young people and young families just one generation ago.

Many Gen-X/Gen-Yers are under/unemployed, have little/no equity and cannot qualify for a loan. They are, at present, on the sidelines, unable to purchase a home. Lenders, too, are on the sidelines when older buyers use their own money.

These numbers predict an economic swing towards cities like Spokane. Seniors are no longer following the sun to Florida and Arizona – the MEG study finds fewer

than 2% of retirees moved across state lines in 2010. Most retirees, now, are either staying in their paid-off homes or moving out of big cities into medium ones where health care and recreation opportunities are good and prices and taxes are less. Also, since seniors are in it for the long term, they bring high standards of maintenance/ upkeep and stability to neighborhoods. For these and many other reasons, people are noticing Spokane.
