R

eady for a new look for your home, but don’t have a budget for a big remodel? There’s nothing faster or more economical to give your home a quick update than by painting your rooms a new color. A well-planned and executed paint job can make a room look larger or cozier, can accent features or hide flaws, or reflect your own personal flair. Here are some tips to help make your painting project a success: Choose a color and finish Go to a paint or home improvement store and get swatches of colors to take home. Select a lot of options, chances are the florescent lights in the store will make the colors look completely different than they will in your home. See how you like the colors on different walls and in different lighting conditions to make sure you make a choice you’re happy with. Another option is to paint a few colors on your walls. Many companies offer sample sizes which cost much less than a full gallon and give you the opportunity to try them out on the wall before spending a lot of money. Choose a finish depending on how the room or surface will be used. A flat or matte finish helps conceal flaws and absorbs light in well-lit rooms. Satin or eggshell finishes are a good choice for hightraffic areas such as foyers, family rooms, kitchens and bathrooms because they clean more easily than flat or matte paint. Baseboards, molding and railings look best in a semi-gloss finish, which is a shiny finish that is the easiest to clean and provides a contrast to the walls. Many paint companies also now offer “all-in-one� paints that already contain primer. These enable you to paint over a darker paint color or area that’s been repaired with patching compound without having to apply a coat of primer before the paint. Prepare the room Give yourself adequate space to maneuver while you paint and protect your valuable furniture and belongings. Move as much of the room’s contents as you can either out of the room or away from the walls. Cover whatever is going to stay and the floor with old sheets or plastic tarps. Next, remove the switch plates and electrical outlet covers. Don’t forget to repair nail holes, dents or chipped spots with a patching compound. If you have any doubt about your ability to paint a perfectly straight line, use painters tape to protect features you don’t want paint to get on. This could include baseboards, window and door trim, and where the wall meets the ceiling or crown molding. Clean the walls with or wipe them with a damp lintfree cloth to remove dust that will cause blemishes in your paint. Vacuum or dust the room to make sure dust or animal hair doesn’t get in your paint and on your walls. Finally, get out your brushes, rollers, paint trays and other supplies, and you’re ready to make the big change! at 4.5 percent interest and have six years remaining with a 15year loan. We will both be retiring in five or six years and would like to take advantage of the current low rates to cut our monthly payment. A loan officer with the lender who holds our mortgage said our new monthly payment would be $300-something at their current rate of 3.25 percent, but she also said lowering our monthly payment was not a good reason for refinancing. It is to me! What say you? ANSWER: According to the Mortgage Bankers Association, in the second quarter, it cost lenders about $3,200 to originate a loan. Since most mortgages are far larger than the balance you now owe, the proportionate cost to refinance your loan could be steep. The money you invest in refinancing costs might do more good as a loan prepayment, because you only have six years remaining on the debt. Make sure you have the right to prepay, in whole or in part, without penalty and at anytime. Imagine that you did refinance and got a 15year or 30-year loan. Yes, your monthly payment would fall, but the loan term would be longer. A longer mortgage term would produce a higher overall interest cost than the expense of your current mortgage – unless you prepaid the replacement loan. Some suggestions: First, speak with several lenders and get specific loan terms in writing – rates, years, fees, points, closing costs, etc. Second, look into a home equity line of credit instead of longterm mortgage. Use the money you receive to pay off your current mortgage – then pay down the line of credit as quickly as possible. Third, get independent advice. Speak with a feeonly financial planner and review the cost of your loan, the expense to refinance and the benefit of a replacement loan. See if it makes sense to refinance.

enerations X and Y experienced the housing crisis at very different times in their lives, but they have similar views on real estate, according to a new survey by Better Homes and Gardens Real Estate. More than 77 percent of all respondents believe they have a better understanding of real estate because of the increased media coverage of the housing market downturn. “When you involve fear and hard times with anything, people pay attention,� says Leighton Dees, CEO of Better Homes and Gardens Real Estate Generations, based in Mobile, Ala. The survey categorized people ages 18 to 34 as Generation Y, and 35- to 45-year-olds were labeled Generation X. Additionally, the “American dream� is still alive and well – 75 percent of people see owning a home as a sign of success, more so than fancy vacations, expensive cars or designer clothes. Dees says there is a common belief that getting a loan is difficult nowadays: “It’s a sign of accomplishment when they actually obtain a home.� To achieve this, 62 percent of people are willing to eat out less, 40 percent would work a second job and 23 percent would move back home with their parents in order to save for a house. Where people in both generations split ways is their idea of a dream home. According to GfK Roper Reports, a consumer insight group, the parenting generation (X) imagines a family-oriented dream home. Their top three household items are a state-of-the-art kitchen, walk-in closets and a fireplace. Generation Y’s preferences focus on entertainment and fun: Whirlpool, swimming pool and game room make the top three for them. Technology is one thing that connects them. Dees, who is a member of Generation X, says: “Technology was something that enthralled our generation. The generation behind us has done nothing but advanced that movement. I think our mindset is close ... in the way we utilize tools and things around us to interact with our environment.� Kathy Sheehan, the executive vice president of GfK Roper Reports, predicts that the generations’ differing preferences will stay in place, even as Generation Y grows up. “Gen Y is delaying family formation, they’re getting married later, they’re having kids later. Their needs are different,� she says.
