Be selfish: Vote yes The 2012 NAHB show home packs more on February 14th punch in less space Y
ou’ve read in this newspaper, and heard many people share, reasons for why you should vote YES for our local school levies this Marilyn Amato, year. I’d like to offer one more President Spokane Association of REALTORSŽ – perhaps the most obvious and important reason of all: be selfish. The record of human behavior proves there is no more powerful motivator than the answer to this question: “What’s in it for me?� I, and more than a thousand local REALTORSŽ, would like you to understand that when you vote YES for your local schools, there is clearly something in it for you. That something is your home. Whether you rent or own, have children in public school or not, home is where the heart is. The Spokane Association of REALTORSŽ urges you to vote YES – for schools, for yourself – by February 14th – Valentine’s Day, the day of the heart. (All but two Spokane County public school districts – Reardan-Edwall and Orchard Prairie – have levy votes this year). As a REALTORŽ, I can tell you that good schools are a priority for prospective homebuyers. Put another way, when you invest in your local schools, you are investing in the value of your property which will pay you back when you – some day – sell it. Additionally, good schools unify and define our communities. That is something you can appreciate today. When people move into our area, we see increased job creation and economic vitality. When children who

live here connect with programs at school, we see decreased vandalism and burglary. You see, there is something in it for you. As current maintenance and operations (M&O) levies (which we approved a few years ago) expire, we need to consider new ones. This is not a new tax but an adjustment of one we already have. These levies will decide 20-25 percent of each school district’s budget and pay for what happens inside our existing school buildings – electives, clubs, sports, art, music, gifted/talented classes, etc. – not for new construction. Greater Spokane Incorporated, the area’s chamber of commerce, asked more than a thousand local voters how they planned to vote in the levy election for Spokane Public Schools this year: 46 percent strongly supported the levy; 25 percent mildly supported it; 7 percent mildly opposed it; 9 percent strongly opposed it; 13 percent were not sure and 1 percent refused to answer. By this measure, most voters view the levy issue favorably. It you are among those few who do not, I will tell you that the ballot box is not the place to extract revenge against our public schools. Voting NO is not a thoughtful act by which to change anything in your public schools. This is better accomplished by voting for the members of your local school board, speaking to your local school board members or testifying at your local school board meetings. A levy ballot is not the way to take a shot at your public school. Ultimately, that bullet will come around and find you. Good schools are important to all of us. Please vote YES for Spokane County schools!

he New American Home (TNAH) is a showcase home built each year in conjunction with the National AssocJoel White, Executive Officer iation of Home Spokane Home Builders Association Builders’ International Builders’ Show. The 2012 edition, in Winter Park, Fla., features more technologically-advanced and environmentally-friendly features than ever before – in a home that is one of the smallest in the 29-year history of the show home program. At 4,181 square feet, the 2012 TNAH is less than half the size of the 2011 TNAH, which was also built near Orlando, Fla. and measured more than 9,000 square feet. This reflects the current trend toward smaller, more efficientlydesigned new homes. Census Bureau data show that the average size of a new home peaked in 2007, at 2,521 square feet. The average size in 2010 was 2,392 square feet. But the 2012 TNAH has just as many, if not more, leading-edge green building technologies, innovative construction techniques and special features than ever before. Builder Phil Kean of Phil Kean Designs designed the home as a reinterpretation of the Classic White Box of the 1960s and ’70s. It is displayed as a two-bedroom floor plan that will appeal to empty nesters, but with four additional rooms that could be converted to bedrooms if desired. Green technologies being used include insulated concrete forms blocks, a solar HVAC system, LED interior and exterior lighting, and solar screens. The home also takes advantage of Florida’s friendly climate with movable glass panels and motorized screens that provide a seamless flow

of air and foot traffic from indoor to outdoor spaces. The home achieved “Emerald Status,� the highest of the four levels of resource efficiency achievement recognized under the National Green Building Standard, as well as other “green� certifications including the U.S. Department of Energy’s ENERGY STAR. An integrated technology package with structured wiring and control systems will provide the home’s eventual owners with a high-end experience. Each of the electronic systems in the home will be connected to an advanced, cost-effective home automation system that can be controlled with a smart phone. The home also includes structured wiring for telephone, television, Internet, audio, video and communications. Other aspects of the high-tech home’s electronics systems include advanced lighting controls, motorized shades, a smart phone-controlled security system, video surveillance, two media systems and a central vacuum. As NAHB’s official show home, TNAH displays design trends, construction techniques, and materials that can be used in any new or remodeled home in any price range. The products in the home are provided by members of the National Council of the Housing Industry, who are the leading manufacturers and suppliers for the construction industry. • Know the Landlord-Tenant Laws of your state. This is the most important mistake to avoid! Being a successful landlord or an informed tenant requires some knowledge of the rights and responsibilities of being either a tenant or landlord. Not knowing the rules can land you in some very difficult situations that are costly to get out of – for either side. Go online to Washington State Landlord-Tenant Laws or purchase a copy at the LLA office. • Lease up only with legal forms. Most people know it’s important to have a written lease or rental agreement. But using generic form can deprive either side of their rights under the Landlord-Tenant Laws, or impose greater obligations than our state requires on one or both parties. “Standardâ€? forms that are sold everywhere are usually not in compliance with the laws in Washington State or the state the property is in. One form that is sold in stationery stores most places requires landlords to return security deposits within ten days, which NO state requires. In Washington State, a Deposit Disposition Form must be sent to the tenant within 14 days after the tenant vacates the rental unit. And some of the generic forms omit some of the tenant’s rights that could leave local landlords on the losing end of a legal battle or with an unenforceable clause. • Promises. It’s fine for a property manager or landlord to be enthusiastic about the benefits of the rental property, and it’s necessary to do so in competitive markets. It’s also part of the competitive process for prospective tenants to ask for upgrades or changes in the rental unit or terms of the lease. But both sides need to know that promises become binding if applicants rely on them when deciding to rent.
