Home sales at last W
hen was the last time you saw good real estate news on the front page of the paper? Well, it happened Marianne Bornhoft, recently in this 2013 President Spokane Association of REALTORS® newspaper, with the very same headline under which I write today! The Spokesman-Review business writer, Tom Sowa, did an excellent job telling how our area saw its recent high point in 2005 when 8,373 homes were sold in Spokane. Then, the housing bubble burst and we saw six years of declining home sales, hitting the bottom in 2011. We saw only 4,023 homes sold that year – fewer than half the number at our recent high. The Spokane Association of REALTORS® recently compiled numbers for last years show. 2012 was clearly our turn-around year:
up 12% to 4,527 homes sold. Rob Higgins, the executive officer of the Spokane Association of REALTORS® is quoted in the article, saying: “I thought we wouldn’t see a price increase until 2013, but we actually had a pretty good year, comparatively.” One statistic shows an interesting force at play in today’s market. New homes are selling faster than anticipated – 75 new homes in December alone. Most of these were sold in north-west Spokane and in the city of Spokane Valley. Higgins attributes this new home activity to interest rates remaining near record-low levels and supplydemand dynamics. It’s easy enough to understand that a low cost of money – which is what interest is – makes for more sales activity, but what about the current supply-demand dynamics? In other words, the point Higgins makes is that people are buying new homes because there isn’t
enough existing home inventory on the market. Maybe you’re waiting to sell your home until some magical higher price comes along. Remember, price can cut two ways. When the economy lifts the price of real estate you want to sell, it likely also lifts the price of real estate you want to buy. Consider, too, that every year you wait, your appliances are a year older, your paint is a year older, your floor coverings are a year older – all of which can subtract value from your home. Every year you wait, interest rates are going to be higher – many predict – as the cost of money climbs again. Better to present your home at its best when you’re ready to sell and get the best price you can at the time.
