Here are some considerations you should think about when planning your new front porch, whether you plan to construct it yourself or hire an experienced contractor: Size The porch is an accessory, so it shouldn’t overwhelm the main structure of the house. It should, however, be large enough to look like part of your home instead of an afterthought. Think about what you want to use your
Location If your home has the flexibility, what side of your home your porch is on can also be an important factor. A south-facing porch will take advantage of the sun’s heat, but could also get uncomfortable during the summer. If the idea of cocktails at sunset is appealing, place your porch facing west. Early risers may want maximum light to read the paper and sip coffee with eastern exposure. Don’t forget about accessing the porch from the home, and what design impact

Consider installing screens if you live in an insect-friendly area, or glass windows so you can extend the days of the year you can use the porch in cooler climates. he American Dream has always been synonymous with owning a home. But, the economic downturn battered the housing market, changing the industry dynamics. The market is finally turning around, according to a study by the nonprofit consumer research firm, Demand Institute, released May 2012. “The Shifting Nature of U.S. Housing Demand� study predicts that forces behind the recovery will move economic activity (including retail and real estate demand) out of the suburbs and into city neighborhoods. The recovery will occur in two phases, the study says. The first phase would involve clearing out inventory and meeting rental demands.

hat is the new Carbon Monoxide Detector Requirement for Landlords? By January 1, 2013, carbon monoxide alarms must be installed in existing rental dwellings, single-family residential rental units where an attached garage or fuel-fired heat source is present and sleeping units in hotels, motels, and apartments. Owner-occupied single-family residences legally occupied before July 26, 2010 are exempt from these requirements. As of January 1, 2011, carbon monoxide alarms must have been installed in all new residential construction where an attached garage or fuel-fired heat source is present. This means that landlords, property managers, and all rental property owners must have installed a CO alarm in all their rental units by Tuesday, January 1, 2013. The CO detector may be separate or in the same device as the smoke detector. And a landlord should have a Carbon Monoxide Detector Addendum signed by the tenant at the time the CO Detector is installed. If there is already a CO Detector, the addendum should be signed by January 1, 2013 to protect property and fire insurance on the property, and to inform the tenant(s) of their responsibilities regarding the CO Detector. ...
