Instead, Leah Ingram, author of “Suddenly Frugal: How to Live Happier and Healthier for Less” (Adams Media, 2010) says to track them all down and store them in your car. “Then, the next time you go to the store, you can use a reusable bag,” she says. “Some stores will even reward you financially for saving them from using a bag.” Don’t have one? Ingram suggests investing in a CVS Green Bag Tag ($.99) and then having your tag scanned every time you shop and you’ll earn $.25 towards a reward. Compost “According to the EPA, we throw out about 160 billion pounds of food every year and it goes into a landfill,” says Jodi Helmer, author of “The Green Year” (Alpha, 2008). “The food creates methane gas, one of the major greenhouse gases that contribute to climate change.” A compost pile is a pile of food, such as fruit and vegetable scraps, that breaks down into earthy material. “It has a huge impact on the environment,” says Helmer. “To

start, buy a compost kit at the homeimprovement store and toss your food waste in.” However, she cautions that meat, dairy and citrus cannot be added to the pile. “No meat and dairy because of the smell and likelihood of animals,” she says. “The pH of the citrus prevents the food from breaking down, but everything else can go in the pile.” If you live in an apartment, Helmer suggests creating a worm composter instead. “It’s as simple as a Rubbermaid container with holes and a bed of moist newspaper strips. Pile in live earthworms and feed them. It’s a huge impact and doesn’t take a whole lot of time.”

They have the expertise to work with a homeowner and make sure factors such as resale value, future uses for the space, whether the materials selected are appropriate for the family’s lifestyle, and other factors that a homeowner may never have considered are fully evaluated. Here are tips for planning a successful home remodel that you can enjoy for many years to come: 1. Compile a list of home remodeling ideas and draft a budget for the work. You likely have projects in mind, such as modernizing the bathroom, renovating the kitchen, replacing windows or repairing the roof. Prioritize your wish list: Maybe you don’t have the budget for your dream remodel, but professional remodelers can maximize your dollars by phasing the work, suggesting budget-friendly materials, and implementing creative design solutions. 2. Look for a professional remodeler to help plan the project. Start by searching NAHB’s Directory of Professional Remodelers at www. nahb.org/remodel. You’ll get a list of nearby remodelers to contact. Asking friends and neighbors for names of qualified remodelers will also help you find a match for your project. 3. Check the references and

After you speak with remodelers and find one or two who match your project’s needs, be sure to conduct background research by checking with the Better Business Bureau, talking to their references, and asking if they belong to a trade association such as the SHBA. Talk over the details of the project and begin reviewing the contract. You’ll want to check the remodelers’ insurance coverage, ask about any warranties on their work, know who is responsible for obtaining any building permits, and understand the process for making any change orders after the contract is signed. Make sure that you and your remodeler see eye to eye before you sign on the dotted line. Tips for a successful home remodel

Most mortgages come through federally regulated lenders, and federal rules have long allowed prepayment penalties except for FHA and VA loans. Now the situation has changed with passage of Dodd-Frank Wall Street Reform and Consumer Protection Act. Under the law, prepayment penalties are allowed for “qualified residential mortgages.� QRMs generally include FHA, VA and conventional mortgages, in addition to loans lenders hold in portfolio – in total about 80 percent of all mortgages. Prepayment penalties are not allowed for loans that are not qualified residential mortgages. Effectively then, prepayment penalties are allowed for conventional and portfolio loans, while such fees remain banned for FHA and VA financing. Under Dodd-Frank, prepayment penalties are limited to 3 percent of the loan amount in the first year of the mortgage, 2 percent in year two and 1 percent in year three.

QUESTION: Given the robo-signing scandal, how do I know if my title has been correctly recorded?
ANSWER: The robo-signing scandal involves improperly foreclosed homes, properties where the paperwork is questionable, unclear or simply wrong. So, if your property has not been foreclosed in the past five or six years the odds are overwhelming that your title is fine. That said, when you bought did you get title insurance – both lender’s and owner’s coverage? Title insurance companies are plainly worried about claims regarding foreclosed properties. If there was an improper foreclosure, if the title is clouded, then who will pay? The title insurance company? The lender who foreclosed? The loan servicer? The attorneys who handled the foreclosure? The bigger problem may be in the future. Will title companies want to offer coverage for the purchase of foreclosed homes? If not, how can such homes be sold? A possible answer is that lenders will offer loans for foreclosed properties – but only with steeper interest rates and bigger down payments. For specifics, speak with a real estate attorney in your community.
