he advent of spring has unleashed a new lease on life for the housing market. Sales are up. Inventory is down. Prices – which have been hovering at the bottom for a while – are now slowly rising. So are bank-issued mortgages. “It’s the strongest first quarter since 2007,” says Ken Fears, a senior economist with the National Association of REALTORS®. “It’s a very strong and very atypical market.” Major banks such as JPMorgan Chase and Wells Fargo reported strong quarterly earnings, indicating that buyers are again jumping into the market. JPMorgan issued 6 percent more mortgages than a year ago and received 33 percent more applications, according to the Associated Press. Wells Fargo issued 54 percent more mortgages compared to last year. The NAR’s most recent quarterly numbers show that prices of existing single-family homes rose in 74 out of 146 metropolitan areas compared to the same period a year ago. The association also reports encouraging sales numbers. Sales of existing single-family homes and condominiums rose 4.7 percent to a seasonally adjusted annual rate of 4.57 million in the first quarter. Fears, the NAR economist, says a confluence of events is responsible for the good showing. Strong employment gains, low interest rates (hovering around 4 percent), a relatively warm winter and a stable stock market boosted consumer confidence. Suddenly, people realized it’s a good time to get in. Markets are rebounding across regions. States such as California, Texas and Arizona, which were hardest hit by the bust, are now gaining momentum as

investors are lapping up properties with unbeatable prices. In cities such as Seattle and Palo Alto, Calif., agents and sellers are witnessing bidding wars on homes, which shows that the market is slowly turning around. In the Northeast, existing home sales jumped 8.6 percent in the first quarter of 2012. In the Midwest, sales rose 5.5 percent in the first quarter and are 11.7 percent higher than a year ago. In the West, sales rose 5.9 percent in the first quarter. Meanwhile, sales in the South increased 2.1 percent in the first quarter. Fears says areas such as the Midwest, where prices weren’t affected as much by the downturn, are faring well now. In the Indianapolis area, the resurgence is pretty telling. “What I did last year in sales, I already did in the first three months of this year,” says Beenu Sikand, a Realtor with Prudential Indiana Realty Group. “I believe the economy is finally picking up.” “In this business it’s all about supply and demand,” says Sally Grenier, broker/ owner of Metro Brokers/Grenier Real Estate, outside of Denver. The state is experiencing higher sales volume because of shortage in inventory, Grenier says. “Right now in the lower price ranges ($100,000 to $250,000) there is a huge shortage of homes,” Grenier says. “What properties do come on to the market are selling quickly and for top dollar. I have even seen multiple-offer scenarios.” Fears expects the ripple effects of the market’s resurgence to carry on through the summer. “This is the bottoming year for prices, and we see price gains already, even though the gains are not evenly distributed throughout the country,” Fears says. Sales, he says, will be up 8 to 10 percent compared to last year.

Six quick projects to improve your curb appeal t is said that you can’t judge a book by its cover, yet many home shoppers do just that when checking out a potential home. In the business, we call it “curb appeal,� that instant Marilyn Amato, feeling you get when you look at a home President Spokane Association of REALTORSŽ – is this house worth checking out or driving by? If you’re trying to sell your home – now or in the future – you want to increase the odds that a potential buyer will answer that question, “yes.� Let’s talk about value. How much value can neighborhood curb appeal add? Having nice landscaping adds $1,777 in home value when you’re selling your home, according to data collected by HomeGain.com’s annual survey about how home improvements boost home value. Curb appeal works in the other direction, too. If a forsale house down the block is sporting some bad curb appeal, it could sell for less than it might otherwise. That comparable sale drives down the value of your home. So you see, curb appeal affects you whether your house is for sale or will be some day – and that covers just about all of us. It’s harder to find data to show how much

the average buyer discounts his offer when the neighbors haven’t painted their house since 1979, but we do know nobody pays top dollar to buy next door to a house that looks like the “before� picture in a siding ad. Truth be told, if someone takes care of the outside of her/his home, odds are s/he takes care of the inside, too. The cover can tell you a lot about a home. So, how do you put your best face forward when it comes to curb appeal?
Here are six quick exterior projects you can do in a day or two to add to your home’s value and neighborhood appeal. Landscape for curb appeal by re-sodding bare spots, trimming shrubs and adding colorful spring flowers to your front yard.
Add some outdoor lighting for curb appeal to highlight your beautified yard after dark. Pitch in with the neighbors to rent a power washer for a day to give your sidewalks and deck a little care and maintenance. Be gentle and careful if you decide to use the power washer to clean your home’s exterior; you can easily blast things off your house, like the paint, or get water into siding seams. Clean your siding, whether it’s brick, wood, or vinyl, by using a long-handled, soft-bristled brush, soap (trisodium phosphate) and water. Create a little cool curb appeal with house numbers – that is, dress up your address. Freshen up the look of winter-ravished patio furniture with new pillows, a bright umbrella, or a colorful tablecloth to give the impression to anyone at the open house that the neighbors have fun parties. This is done in part by comparing borrower income to the monthly cost of a fixedrate loan or comparing monthly income to the highest possible cost that can be incurred with an adjustable-rate mortgage during the first five years of the loan term. In addition, these rules effectively ban “no doc� loan applications, another qualifying shortcut from the toxic loan era. Now lenders must verify borrower income and employment or source of revenue. These changes are hugely important because they make lending less risky for borrowers, lenders and mortgage investors. Had such protections been in place in 2000, there would have been fewer “nontraditional� loans and thus fewer foreclosures today.
