French style might evoke a sense of luxury and class for many people, but its more casual cousin, French country, is a style that is easier to embrace and apply to interiors. Carolyn Westbrook, author of “Through the French Door” (CICO Books, 2012) and home accessories retailer, says the style emphasizes simplicity and individual personality – a powerful combination. “Everyone loves the classic timelessness of French style,” Westbrook says. “It also adds a bit of sophistication to any room. The French have a way of creating what appear to be effortless interiors, [with] that sort of comfortable time-worn approach that makes a home.” French country style has won the hearts of non-Frenchmen for decades. Designers appreciate its classic style elements, while homeowners can get behind the fuss-free, mix-and-match look that is easy to put together. Though it’s hard to name iconic furniture pieces or other elements that embody French country, Westbrook says that the aim is to create inviting interiors; the aesthetic should be casual, simple and rustic. French country’s color palette includes the greens, yellows, golds and reds of a garden. Fabric patterns generally feature white or beige backgrounds decorated by repeating images, like a motif of two people sitting under a tree or a country church. Furniture should look rustic and used, including the nicks and scratches; this lines up with the shabby chic trend. But the real key to French country’s popularity? Homeowners can find ways to inject their own style, personality and personal effects. And this aesthetic is best built over time. “With French style, you can do it yourself,” says Karen Morava, owner of CarefulPeach Boutique, Oak Park, Ill. “You can go into any shop and, bit by bit, fill your home.

Here is how to distinguish between the two concepts. Aging-in-place Design Aging-in-place design is most often used for individuals requiring home modifications in order to be able to safely and comfortably use their home as their physical abilities change over time. There is a high demand for aging-in-place remodeling, as the more than 76 million people born in the U.S. from 1946 to 1964 are now starting to reach retirement age. Many of these “baby boomers” are looking at

remodeling so they can stay in their homes and neighborhoods. With aging-in-place, the design is convenient and comfortable but the modifications may be noticeable. Some examples include installing grab bars in shower stalls and putting in a ramp to replace steps. Universal Design Universal design is applicable to all homeowners, regardless of age or ability. It is useful to meet the needs of many, from a multigenerational family to first time homeowners. Universal design augments traditional design by incorporating elements that offer comfort, convenience and ease of use. However, unlike aging-in-place, universal design elements are transparent and not immediately identifiable in a home.

ANSWER: Zero-zero is the term given to mortgages that would be offered to borrowers under a government proposal to simplify the lending system. A zero-zero mortgage has no points and no fees. A point is equal to one percent of the mortgage amount, a sum paid at closing. Similarly, a fee is a flat dollar amount that is paid at closing. When you buy a loan today, you have to consider the interest rate, points and fees associated with the mortgage. It’s common to get a rate-and-points quote, or you can also get a quote without points – that’s called par pricing. As an example, you might get quotes at 3.5 percent and two points, 3.625 percent and one point and 3.75 percent and no points (the quote at par). For many borrowers, the higher rate is the best choice because they will pay no points at closing and not own the loan long enough to justify the upfront cost of a point or two. Still, comparing these rate-and-points quotes can be confusing, so the Consumer Financial Protection Bureau wants lenders to go further and offer mortgage quotes that include both points and fees, if any. Lenders would be entirely free to offer whatever loans and loan rates they want, but under the CFPB proposal, lenders would also have to offer a “no-point, no-fee loan option,” or what everyone is now calling a zero-zero mortgage quote. Once borrowers have the zero-zero quote, it then becomes very easy to compare rates between different lenders. This means borrowers – who should always compare mortgage rates – will be able to stack up the offer of one lender against another. It is sometimes claimed that if the CFPB proposal is finalized in January, that loan rates will somehow rise. In fact, better disclosure will not increase mortgage rates in any meaningful way because the cost of disclosure is pretty much zero – it’s like saying that the cost of groceries is higher because the supermarket must total your bill.

ou’re thirtysomething with one child and another on the way. It’s time to move to the ‘burbs. But your search may not lead to the fourbedroom home that defined your father’s suburb or even the voluminous, cathedralceilinged 3,000 square footer that your older brother endures a twohour commute to own. Young adults – as well as some of their parents’ generation – have new ideas about what constitutes the ideal suburban lifestyle, experts say. They’re favoring inner suburbs near job centers and are sacrificing land and square footage for that location. In response, builders are purchasing distressed properties or other land that they can acquire in city-adjacent suburbs, says Steve Melman, chief economist at the National Association of Home Builders. Young families may have a new preference for “wanting to be closer to city entertainment and employment and city lifestyle,” Melman says. Another factor is the price of gas – about $4 a gallon, when it “was half that in the boom years,” he adds. Although single-family detached homes are still the preference, “Consumers are also choosing attached dwellings if it gets them closer to the place they want to be,” says Erik Doersching of building consulting firm Tracy Cross & Associates, Schaumburg, Ill. Since location is the primary concern, homeowners are settling for fewer rooms. Paul Foresman of the Omaha consulting group, Design Basics, says, “We are seeing homes being built that may be just 20 feet wide. People still want amenities like open floor plans, walk-in closets, pantries and laundry rooms. But they may have just one eating space and no formal living room.” Demand for the big home in a farther out suburb will rebound “when the economy gets growing again and if mortgage interest rates remain relatively low,” predicts Christopher Niedt of the National Center for Suburban Studies at Hofstra University, Long Island, N.Y. However, Niedt says that in the long term, there will be a continued desire for denser, closein living. “It’s not just younger families that want this, but older suburbanites who need to be in places that are transit accessible or more walkable as they age.”
