Spokane Association of REALTORSÂŽ Do you also know that a REALTORÂŽ, in addition, can be a man or woman of letters?

I’m talking about these letters: ABR, ALC, CCIM, CIPS, CPM, CRB, CRS, CRE, GAA, GREEN, GRI, PMN, RCE, RAA, SRS, SIOR, SRES, AHWD, BPOR, EPRO, MRP, RSPS, and SFR. Perhaps you’ve seen some of these letters after your REALTORŽ’s name and wondered what they meant. These letters are earned by a variety of requirements, usually with time in a classroom and time in a career. In other words, dedication above and beyond what may be considered “standard.�

The National Association of REALTORSÂŽ recognizes these designations and certifications which acknowledge experience and expertise in various real estate sectors. A REALTORÂŽ with one or more of these letters could be particularly helpful in your next real estate transaction.

Don’t Forget the Agent Don’t assume that every website automatically posts every listing. “The biggest mistake is the assumption that the Internet is inclusive of every property that’s available,� says Jeremy Cunningham, a Redfin listing specialist in Northern Virginia. “Agents have to take the extra time to put the house on there and make sure it’s broadcast and shown on those websites.�

Buyers also should understand that real estate websites and applications may not have live data updating, including new listings, price changes or whether a property has been sold.

For the most up-to-date info, reach out to the listing’s agent. When looking for your own agent, be sure to ask which tools and apps they use to help their clients, so that you can facilitate communication and the share of info.

an HOA to have a budget, financial report, annual elections and an annual meeting to which all property owners are invited. Do the HOA budget and financial report need to be printed?

Maybe – but we live in the digital era and a file can be sent by email to all HOA members who can then print out copies if they want.

Are reserves necessary? It’s usually a smart idea, and more generally is better. That said, you have to look at the scope of the HOA’s obligations. There are some teeny, tiny HOAs that may not have – or need – a reserve fund.

If the current HOA officers threaten to quit when challenged, that’s fine.

Run for office and change the HOA – no war is involved, it’s the right way to do things.

Will other HOA members vote for you? They might if you explain what’s at stake.

A good HOA can enhance property values, and that’s important to everyone. Safety issues in common areas should be addressed to avoid the possibility of claims against the HOA – claims homeowners might be forced to pay through “special� assessments.

Unpaid HOA fees can impact the ability to finance and refinance real estate because lenders increasingly want to know that the HOA is in sound financial condition and not a liability that may impact your property’s value, which secures the loan.
