REALTORÂŽ safety month â&#x20AC;&#x201C; Letâ&#x20AC;&#x2122;s be careful out there Opinion EALTORÂŽ Safety Month comes every fall, a time when I remind my colleagues to keep safety topof-mind throughout the year. Itâ&#x20AC;&#x2122;s a Joe Garst, good time to 2014 President also remind you, Spokane Association of REALTORSÂŽ as a seller of real estate, to keep safety top-of-mind whenever you are selling your house.

The idea of a REALTORÂŽ Safety Month was born here in Washington state more than a decade ago. In 2001, REALTORÂŽ Michael Emert was murdered in the house he was showing in Woodinville, Washington. Mr. Emertâ&#x20AC;&#x2122;s tragic death inspired the formation of the Real Estate Safety Council, based in Olympia, and moved the National Association of REALTORSÂŽ to declare REALTORÂŽ Safety Month across the nation.

Since the work we do as REALTORSÂŽ directly involves sellers, here are six safety tips to keep in mind the next time you sell real estate: 1. Remove or lock up prescription drugs prior to an open house event.

An open house event invites people to open drawers and cabinets, places where we typically store small, valuable items. It makes sense to eliminate any temptation or opportunity to steal something by making sure there just isnâ&#x20AC;&#x2122;t anything there. This also serves as a good time to check the dates on your prescriptions and properly dispose of any that have expired.

2. Stow away valuables.

Jewelry, artwork, cell phones and gaming systems â&#x20AC;&#x201C; to name a few should all be locked away â&#x20AC;&#x201C; even before you take listing pictures of the property.

None of these are typically included in the sale of a house so there is no need to show them in person or online.

Information is valuable too. Make sure there are no bank statements, address books, or other personal records available to prying eyes. Remember, your REALTORÂŽ is not responsible for your property.

3. Remove family photos.

If you simply must have family photos on the wall to add coziness when youâ&#x20AC;&#x2122;re staging your house for sale, use the generic photos that come with the frames. You donâ&#x20AC;&#x2122;t know who will be in your house and they donâ&#x20AC;&#x2122;t need to know who all lives there.

4. Make the house safe.

Turn on the lights, whether night or day, so that brokers and buyers can move safely through your house.

Remove throw rugs from traffic areas and nail/tape down any uneven floor surfaces to minimize any risk of tripping. Remove anything that could be used as a weapon, like a block of knives in the kitchen, an antique sword, or a set of fireplace tools.

5. Keep the house locked.

Keep your doors locked at all times.

A REALTORÂŽ on a legitimate showing will know how you want potential buyers to see your house, whether by appointment when youâ&#x20AC;&#x2122;re there or by lockbox when youâ&#x20AC;&#x2122;re not. The Spokane Association of REALTORSÂŽ recently upgraded its entire lockbox inventory to the most sophisticated units on the market to maximize the security of our current inventory. You may also wish to set up a free video-monitoring app called Presence that lets you see your house remotely using two smart phones.

6. Beware of unexpected visitors on your doorstep.

If someone wants to see the inside of your house for sale, have him/her contact your REALTORÂŽ â&#x20AC;&#x201C; this is what weâ&#x20AC;&#x2122;re paid to do. Itâ&#x20AC;&#x2122;s best not to let anyone into your home that you donâ&#x20AC;&#x2122;t know â&#x20AC;&#x201C; donâ&#x20AC;&#x2122;t even open the door. Any legitimate buyer will take the time to behave appropriately.

Many rules or regulations govern the success of a rental investment.
