he nightmare is ending, but the dream continues.

Despite the foreclosure crisis, the public still has “strong support for the association between owning a home and accumulating wealth,� according to one of the housing experts contributing to “Homeownership Built To Last,� a recently published book from the Joint Center for Housing Studies at Harvard University and Brookings Institution Press.

Indeed, new, stricter mortgage rules enacted in the aftermath of the crisis should help ensure today’s borrowers will find owning affordable, stress several contributors.

But they also warn that the rules are works in progress, and homebuying still is not a foolproof financial decision.

Here, some lessons that we should learn from the crisis: Don’t Expect a Quick Profit In the housing boom early last decade, many thought home prices would always rise and that a home could be easily sold at a price to pay off the mortgage, no matter how big it was.

Based on government data from 1975 to 2012, home prices tend to track annual inflation rates sometimes, with 1 or 2 percent tacked on.

Still, equity – the value of the home minus the total mortgage amount – represents the biggest source of wealth for most Americans. Equity is built by slowing paying down mortgage principal each month.

Know What’s Really Affordable Homebuyers tend to fixate on the monthly mortgage payment, and if they’re approved to borrow a certain amount, they consider that their limit.

But it’s better to look at a big picture, like how much maintenance and utility costs will be for a particular home.

Look for Impartial Advice Buyers look to real estate agents and lenders for advice, but they should balance that information with guidance from impartial sources. The Harvard/ Brookings book advises that some of the best advice come from governmentsponsored housing counseling agencies, like those listed on www.hud.gov.

My husband and I are thinking of going in together with our son and his wife to buy a vacation home.

We will put $150,000, down and they will pay the rest in the form of a $300,000 mortgage. What are the pros and cons other than family issues?

ANSWER: The idea of buying real estate with relatives sounds enticing, but “family issues� cannot be avoided because they’re at the heart of the transaction.

You have a $450,000 property with $150,000 in cash from you and a $300,000 mortgage to be paid by your son and daughter-in-law. However, will your names also be on the note, making you a co-signer and fully responsible for the debt?

How is property ownership to be titled?

Will there be a right of survivorship?

How are ownership interests to be divided? Will everyone have 25-percent ownership or should there be a different formula? Are the costs for such things as HOA fees and repairs to be divided according to ownership, equally, or in some other way?

What if someone wants to sell and everyone else wants to hold? Can an interest in the property be sold to an outside party or must it first be offered to current owners?

If the property is sold, how are the profits divided? What if there’s a loss?

And – I hate to ask – what if there’s a

divorce? People of all ages, including people in long-term relationships, get divorced, an event which can set off a variety of property issues.

By any chance do you have other children? If you were to pass away would another child get ownership in the property?

What these questions suggest is that there’s no such thing as a “plain and simple� family purchase. The issue is not just family dynamics, rather it’s also the way the world requires us to deal with property issues.

Plainly, before going further, you will need to speak with an attorney and tax professional. Each of the four prospective owners will need a will, a living will and other paperwork as your legal counsel suggests.

You also will want to structure ownership in a way that’s best for tax purposes. For instance, maybe you want an “equity sharing� arrangement.

With equity sharing there’s a resident owner and a non-resident owner, an investor. Imagine that for your $150,000 you become the non-resident owner with a 50 percent stake in the property. Your son and his wife would then own half and pay rent for the half he doesn’t own. The advantage to you is that as an investor you can depreciate your half of the property and thus reduce your federal income taxes.

I know it doesn’t sound very familyfriendly to think about wills, lawyers and taxes, but that’s the nature of modern property ownership – even when the ownership is among parents and children.

Things change and questions arise, especially over the long term, and it is simply easier and cheaper to get issues sorted out now rather than later.

he concept of small living is not new, but builders across the U.S. are making it easier to become a tiny homeowner, whether you choose to build your own micro-sized home yourself or buy one ready made.

A tiny house is a movable living space, most often built on a trailer, that average about 150 square feet (not including the sleeping loft). In fact, many are built to the maximum width – 8.5 feet – at which the Department of Transportation allows them to be towed without special licensing.

Tiny houses offer an affordable and transportable solution to homeownership. Many of the concept’s early adopters have built their own, spending about $16,000 to $20,000 in material costs.

But now that the concept is becoming more popular, companies around the country have begun to sell customizable homes that range in price from $38,000 to $85,000, much less than the typical singlefamily home. “It’s a way to save money and simplify your life.

Those are the primary motivations, and also for environmental reasons,� says Dan Louche, owner and founder of Tiny House Builders, a DeLand, Florida-

based company that designs and builds tiny homes.

A smaller house means less energy usage, less waste, less maintenance and low utility costs. “Where it would cost you hundreds of dollars per month to maintain a house over the course of a year, it might only take you less than that in a year for a tiny house,� says Ross Beck, manager of customer services for Sonoma, California-based Tumbleweed Tiny Houses. Beck notes that some of his customers who dwell in tiny houses on the East Coast paid as little as $15 per month to heat their homes in winter.

Since their construction requires relatively fewer supplies because of their small size, builders can afford to use higher quality materials in a tiny home.

In Luling, Texas, Tiny Texas Houses constructs homes from 95 percent salvage materials, taking wood and hardware from old barns and buildings to construct their homes. “We really believe in building houses that are strong and healthy and that will last another 100 years because of the quality of the workmanship, as well as the quality of the materials that we build them with,� says Michelle Ashley, the company’s COO. Tiny Texas Houses has built more than 80 homes to date. Their 43-acre property offers an on-site community where seven tiny home dwellers currently

The concept is growing most among young professionals and retirees who are environmentally minded and want well-designed, low-cost living. Some people use tiny houses for elderly relatives, or collegeaged students who have returned home. Others use them as vacation or second homes. “A tiny house answers those questions for being very efficient, cost effective and mobile for them,� says Beck.

Sure, tiny living is not for everyone, but the biggest challenge for owners can be finding a place to park them. “There are just not a lot of regulations that say you can put a house on wheels and live in it full time,� says Beck. Zoning and permitting laws vary by region, so it’s best to look into local regulations so that you know where you can put a home before you buy.
